Breezewood Acres Community Association Introduce

For residents of Pennsylvania seeking a dedicated escape into the mountains, the Breezewood Acres Community Association in Newfoundland offers a unique blend of traditional camping and community living. Situated in the southern reaches of Wayne County, this four-season recreational destination serves as a "home away from home" for many who want to swap the urban sprawl for the quiet rustle of the Poconos. Established in 1973, Breezewood Acres has grown into a vast camping community featuring approximately 2,500 privately owned lots, creating a vibrant network of neighbors who value the outdoor lifestyle. Whether you are arriving for a weekend of therapy under the stars or planning a summer-long residency, the association provides a structured yet relaxing environment designed for longevity and family traditions.

The spirit of Breezewood Acres is rooted in its identity as a Property Owners Association (POA). Unlike transient campgrounds that cater primarily to overnight guests, this community is built around long-term stewardship and social engagement. The atmosphere is friendly and neighborly, with many families having frequented the grounds for decades. It is a place where quiet nights are respected as a form of therapy, and the crackle of an evening fire is the primary soundtrack. For local Pennsylvanians, choosing Breezewood Acres means joining a community that prioritizes safety, shared amenities, and the preservation of the natural mountain landscape, ensuring that the Poconos remain accessible for future generations of campers.

Location and accessibility are major advantages for those traveling within the Keystone State. Located at 20 Geronimo Trail in Newfoundland, PA 18445, the community is strategically positioned on Route 196, just one mile south of Route 507. This makes it an easy drive from the Lehigh Valley, Scranton, and even the Philadelphia suburbs. Its proximity to Lake Wallenpaupack—the largest lake in the Poconos—allows residents to enjoy world-class boating and fishing without being in the middle of the heavy tourist traffic. Furthermore, the association is a neighbor to Tobyhanna and Gouldsboro State Parks, providing over 11,000 acres of additional hiking trails and trout-stocked waters right at your doorstep. The entrance is guarded by a security shack, and the facility includes wheelchair-accessible entrances and parking lots to ensure all members and guests can navigate the community with ease.

Services at Breezewood Acres are comprehensive and geared toward supporting a functional, year-round camping lifestyle. The association dues cover essential utilities such as well water and 30-amp electrical service, ensuring that your RV or trailer is always ready for occupancy. For the convenience of the community, a dedicated septic company is available to pump out holding tanks, a vital service for maintaining the cleanliness and health of the mountain environment. The grounds are supported by a 24/7 security department that manages gate access and enforces community rules, such as quiet hours and vehicle registrations. Modern administrative services are also a priority, with the office accepting various payment methods including debit cards and NFC mobile payments for dues and fees.

  • Year-round gated security and 24/7 patrol to ensure a safe environment for all property owners and guests.
  • Seasonal septic pumping services provided for the convenience of RV and trailer owners.
  • Administrative support for property permits, unlicensed vehicle registration, and dues management.

What is worth choosing about Breezewood Acres is the stability and peace of mind that comes with a well-established property owners association. Unlike a standard commercial campground where your neighbors change every weekend, Breezewood offers the chance to build long-term relationships and a sense of belonging. It is worth choosing for families who want their children to have a safe, predictable place to ride bikes, meet friends, and explore the outdoors under the watchful eye of 24-hour security. The combination of private property ownership and resort-style amenities means you have the freedom to customize your own site—whether that means building a beautiful deck or a stone fire pit—while still enjoying the benefits of a large-scale recreational facility.

Additionally, the value proposition is significant for local Pennsylvanians. The annual dues structure, which includes water, electricity, and access to all amenities, provides an affordable way to maintain a vacation property in one of the state's most desirable regions. The community's strict enforcement of rules and regulations ensures that the "quiet nights" people seek are actually protected, preventing the rowdiness that can sometimes plague public campgrounds. Choosing Breezewood Acres is an investment in your family's leisure time, providing a factual, secure, and amenity-rich environment that celebrates the best of the Pocono Mountains. Whether you are seeking high-energy activities like softball and mini-golf or simply a quiet corner of the forest to warm up by a fire you built yourself, Breezewood Acres delivers a premier Pennsylvania camping experience.

In summary, the Breezewood Acres Community Association is a cornerstone of the Newfoundland, PA recreational scene. It successfully bridges the gap between a rustic campground and a modern residential community. With its extensive list of services, diverse recreational features, and a commitment to security, it remains a top choice for those looking to secure their own piece of the Pennsylvania wilderness. From the summer sun in the heated pool to the crisp autumn air around a bonfire, this community provides the perfect backdrop for a life well-lived in the outdoors.

It's been a very cool experience so far. Only, I ran into a little trouble concerning a property dispute between some friends that I went with, and the neighbors of their deceased sister. The sisters property was in disrepair(and had been for years) so we decided to clean up the property a bit. We were informed that the property was behind on its taxes, and was in collections. Being that we're leaving soon, we went ahead and started cleaning the property regardless. The place meant a lot to my friends family, and we just wanted the yard to look like someone cared. When security pulled up and saw us working they told us we could be banned from the grounds or even arrested, for trespassing.😐 We were unaware that we were being watched (by the same neighbors that only moments before, came by and were super polite to us), and that the State Police had been called with a report of Trespassing. IDs were checked, pleasantries were exchanged, and situations were explained. After that, we all went separate ways. This community is very cliquey, and the daytime security seems to be supporting the shenanigans. All we were doing was trying to clean up the outside of this deceased family members property so that people wouldn't keep breaking in and partying in it, but apparently, cleaning up the mess of a few seasons(also for the neighbors benefit) was to unruly of us. Tisk, tisk, neighbors.

Been coming over here for close to 2 decades now and the quiet nights here is basically therapy for my family when we drive here from the hustle and bustle of NYC. People are friendly and most care a lot about upkeeping their properties. You can also find some rare gems.Im happy just to relax and warm up in the evening time by the fire I built

Awesome place for kids to interact with other kids. My children bike ride and disappear for a long time while keeping in touch with their walkie talkies. The people are super friendly. Everyone says hi. Only reason I did not give 5 stars is simply because the restrooms need upgrading and some people really need to make the effort to upkeep their sites and not get to the point where it looks abandoned. I do love that we can see wildlife come to our site, but make sure you don't leave food outside overnight.
