Candlestick Introduce

For many residents in the New York region, finding a balance between affordability and a sense of community is a top priority. Candlestick Mobile Home Park, located in the historic and developing city of Newburgh, stands as a established option for those seeking the unique lifestyle of manufactured home living. Nestled in the heart of Orange County, this community provides a pathway to homeownership and a stable residential environment for individuals and families looking to stay rooted in the scenic Hudson Valley without the high price tags often associated with traditional site-built homes.

Candlestick is a well-established community that reflects the architectural and social heritage of the Newburgh area. As the rental market in the region continues to evolve, mobile home parks like Candlestick offer a distinct alternative, allowing residents to own their dwelling while leasing the land it sits upon. This model often appeals to local New Yorkers who value autonomy and a neighborhood-centric atmosphere. The park is characterized by its organized layout and its integration into the local landscape, offering a suburban feel while remaining close to the urban conveniences of the city of Newburgh.

Candlestick is situated at Lot 50, 165 Lattintown Rd, Newburgh, NY 12550, USA. This location is particularly advantageous for commuters and active families, as it sits approximately 60 miles north of New York City. The park is conveniently located just ten minutes from Interstate 84 and fifteen minutes from Interstate 87 (the New York State Thruway), making it an ideal hub for those traveling to Poughkeepsie, Beacon, or even down to the city for work. Accessibility is a key feature, with the community being just a short drive from the New York Stewart International Airport and the Beacon Metro-North station.

For local residents, the proximity to natural landmarks and shopping centers adds to the park's appeal. The community is served by the Marlboro Central School District, providing families with access to local educational institutions. Within a ten-minute radius, residents can find Mount Saint Mary College, various shopping centers, and essential medical facilities like St. Luke's Cornwall Hospital. The location offers a blend of quiet residential life with the logistical ease of being near the Hudson River's major transit corridors.

  • Leasing of spacious home sites for privately owned manufactured homes.
  • On-site community management and administrative support for resident inquiries.
  • Maintenance of community infrastructure, including paved roads and common area lighting.
  • Availability of on-site amenities such as a metal swing set for children and a basketball court for recreation.
  • Designated BBQ and picnic areas for resident gatherings and outdoor dining.
  • Utility support including private water and sewer systems serving the individual lots.
  • Flexible payment options with the acceptance of debit cards for community-related fees.
  • Participation in resident referral programs, offering incentives for bringing new neighbors into the park.

Living in Candlestick means being part of a community that emphasizes shared spaces and outdoor activity. The park-like setting is one of its primary highlights, offering residents views of the nearby mountains and easy access to the Hudson Valley’s extensive network of hiking trails and parks. For families, the inclusion of a playground and sports courts ensures that there are recreational outlets right within the neighborhood. The community is also pet-friendly, catering to those who wish to live with their dogs in a traditional neighborhood setting.

  • Convenient on-site recreation including a playground and a dedicated basketball court.
  • A pet-friendly environment that welcomes dogs, subject to community guidelines.

When considering a move to a mobile home park in Orange County, Candlestick is worth choosing for its strategic balance of location and affordability. For many, the ability to find a home that fits within a budget while remaining in the Marlboro Central attendance zone is a significant factor. The park provides the necessary infrastructure—such as water, sewer, and maintained roads—that allows residents to focus on their personal home life. Its status as a larger, established park means there is a sense of stability and a predictable neighborhood structure that newer or smaller parks might lack.

Furthermore, the local perspective on Candlestick often highlights its role as a "family-friendly" community. The proximity to Newburgh's growing waterfront and the recreational opportunities of the Hudson Valley makes it more than just a place to live; it's a home base for an active lifestyle. While all managed communities have specific rules and fee structures, the transparency of the leasing staff and the availability of on-site amenities like the picnic areas and sports courts add tangible value to the resident experience. For those looking to invest in a manufactured home and settle in one of New York's most historic counties, Candlestick offers a practical and welcoming environment.

Would you like me to help you look up the specific New York State tenant rights for manufactured home parks or perhaps find more information on the Marlboro Central School District's local rankings?

Your rent is raised every year above the legal limit. They are raising the rent the maximum % plus showing owners the amount of property tax that they pay and adding aprox 2.5% more. Our home was the newest & last home installed here. We have had multiple issues & have a case against multiple people, owner...through HUD. The water is not drinkable and there is NO WATER PRESSURE!The rules are very lengthy & don't apply to a select few & the manager does not live on site & only cares about fining people for the investment Company that doesn't allow you to speak to anyone in the company except the park manager. 6 new homes have been sitting in an open field for approximately 18 months. Buyers BEWARE of the manufacturer and the company that owns the park.If you want to know why you shouldn't move here go to #70. The rules of the park do not apply to the ex manager. You are not allowed to have oversize, un registered vehicles, park on the street or lawn...He has a 6 wheel diesel box truck that he uses to drive around the park 7 days a week, day and night!! Parks all over and works in the park as an Unlicensed contractor doing odd jobs and trying know Everyone's business! If it's not the diesel truck it's his loud green truck! ALL DAY EVERYDAY!!! You are only aloud 1 shed for fire code violations, he has 3 and a fenced in area that backs up to the woods with JUNK!!! You are supposed to keep your property clean, yet the side of his house has JUNK and always a ugly grey tarp covering more JUNK!! You are supposed to complete construction projects in 30 days. He has been doing work on his tiny front lawn for years, his front porch and back yard, 3, THREE large home heating oil containers(1 turned on its side...) and doesn't have a cover over his trailer hitch that's required for all. For 6 months he had a ugly dirty un registered truck stuffed with junk parked on his front lawn and then moved it to the side of his house. This person thinks they are special because they were the manager and thought they were the private police, judge and jury here. It's not right when 1 person ignores the rules at the expense of the entire park. They finally moved the so called "New" homes in to lots that were sitting out in and open field for almost 2 years! In the process management was unprofessional! The one that is lime green was damaged on 1 of the corners, possibly hit by a vehicle. Our new home was not installed properly and we are currently in a law suit through HUD. Management doesn't care about the people here, only trying to FINE people and RAISE the RENT during the pandemic. We have an easement next to our house for the rude neighbors driveway and his vehicle's are closer to our home than the state allows(part of lawsuit)and instead of pulling his vehicle in engine 1rst, he backs in so his engine is a couple feet from our bedroom window and he is our alarm clock going on 4 years! He doesn't pull his vehicle's in on purpose & parks on our lot EVERY DAY & since the manager doesn't live here he does whatever he wants whenever 24/7 365 & gets away with it!!!Because of his constant harrassment the police asked him to not work at his home before 11, but he ignores everyone! Some people here are okay with him because he helps others, but at the expense of his neighbor and anyone that gets in his way. My wife and I have an order of protection, but he ignores that and continues to harass us with the never ending projects of incompletion and working full time in the park as an Unlicensed, no commercial plate's driving around the park with a 6 wheeled diesel box truck that is prohibited for 2 years now. Most of the reviews on here do NOT pertain to Candlestick Park trailer park!Anthony Silverance's comments are about an earlier post. I was pressured into taking it down, but since the manager plays favorites I decided that people need to know the facts and truth before moving into a DEAD END lot rental that will always go UP, with no real management and roads falling apart from people that break the rules every day. GREED & selfishness here.

Nice quiet park but to many rules it's like you don't own your own place.
