Dogwood Terrace Introduce
For those exploring housing alternatives in Columbia County, Dogwood Terrace represents an established mobile home community located within the borough of Berwick, Pennsylvania. Mobile home parks in this region of the Commonwealth have long served as a vital part of the local residential fabric, offering a unique blend of independent living and community proximity. Dogwood Terrace is situated in a quiet corner of the area, providing a residential option for individuals and families looking to stay within the Berks-Berwick corridor. As the local housing market continues to evolve, manufactured home communities like this one remain a point of interest for those seeking to balance their living requirements with the specific charm of rural-suburban Pennsylvania.
The community at Dogwood Terrace is characterized by its long-standing presence in the Berwick area. Residents here are part of a neighborhood that values the tranquility of the Susquehanna Valley. While the park has faced challenges common to older infrastructure in the region, it continues to serve as a home base for those who work and live in the surrounding municipalities. Living in a manufactured home park in this part of Pennsylvania often means embracing a slower pace of life, where the sounds of nature are more common than the hum of heavy city traffic. For local users, understanding the current state of the grounds and the logistical layout of the park is essential when considering residency in this specific pocket of Berwick.
Location and accessibility are key factors for anyone living at Dogwood Terrace. Situated at 42 Water Dam Road, the park is positioned near the outskirts of Berwick, providing a sense of seclusion while remaining connected to the borough's main resources. Accessibility to major local routes like US-11 and Route 93 is a significant benefit for commuters, allowing for relatively easy travel to nearby employment centers in Bloomsburg, Hazleton, or Wilkes-Barre. The park's entrance on Water Dam Road leads residents into a network of residential rows, though visitors and residents should be mindful of local road conditions. In recent years, local users have noted that the access roads have experienced wear and tear, including potholes, which is a common occurrence in Pennsylvania communities that experience heavy freeze-thaw cycles during the winter months.
Furthermore, the park’s proximity to the Susquehanna River and local creeks means that residents are close to some of the area's most beautiful natural features. However, being in a valley region also means that the community is subject to the environmental conditions of the area. Local accounts have mentioned that during periods of heavy rainfall or flash flooding—events that have occasionally impacted the Berwick area—drainage and water levels are factors that residents monitor closely. Despite these environmental considerations, the location remains a convenient spot for those who enjoy being near local parks, fishing spots, and the historic downtown area of Berwick.

Very run down roads potholed alot of flooding
This place is falling apart. The drive in is horrible. Major pot holes all the way in. There's still a vacant trailer pulled off to the side that's leaning badly. Some day that thing is going to fall over. And with it sitting at the side of the road for one if the trailer rows I'm afraid when it does roll someone is going to get hurt badly.
Very very run down trailer park. Most home should not be lived in. Some are ready to fall apart while family's are living in them. The roads going in are absolutely horrible. The owners don't fix anything they are just in it to collect rent they don't care about anything or anyone else there. So sad they should be ashamed.
Whomever owns this park should be ashamed. It's a disaster. Some of the trailers don't even look habitable, yet there are families with children living there. There needs to be a "no dog" rule in place. I live nearby and have had to take in multiple dogs from this mobile home park because they are constantly running loose, sometimes the same dog multiple times! Authorities have been contacted and dogs have been taken away over the past few years, but they just get more. The park owners need to set some new rules, regulations, and improve property management, not just for the inhabitants but for the benefit of the entire neighborhood.... instead of just collecting rent.
A lot of rundown trailers. The well kept trailers had nice yards. Very quiet.
