For many New Yorkers, Hanshaw Village represents one of the most accessible paths to homeownership in Tompkins County, a region known for its stunning natural beauty and high demand for residential space.
The park is set against a backdrop of rolling hills and lush greenery, characteristic of the Upstate New York landscape. It caters to a diverse population, ranging from long-term residents who have called the village home for decades to newcomers seeking a quiet retreat near the city’s major employers and educational institutions. While the community offers a tranquil living environment, it is also deeply connected to the local fabric of Ithaca, providing a residential option that prioritizes both affordability and convenience in a scenic setting.

What is Worth Choosing
Hanshaw Village is worth choosing for individuals who want to enjoy the high quality of life associated with Ithaca without the steep costs of traditional stick-built housing. In a market where real estate prices can be prohibitive, this park offers a factual, budget-friendly alternative that does not sacrifice location. It is particularly worth choosing for those who value privacy; unlike apartment living, residents here enjoy their own detached dwellings, often with private yards and driveways, allowing for a level of autonomy that is hard to match in a rental unit.
Furthermore, the community's division into different sections allows for a variety of living experiences, from more modest, rustic sites to highly respectable, well-maintained areas that demonstrate the best of manufactured home living. For those who are handy or looking for a project, the park occasionally offers opportunities to renovate existing units, providing an even more affordable entry point into the Ithaca market. Ultimately, choosing Hanshaw Village means choosing a community that is integrated into one of New York’s most beautiful regions, providing a stable, quiet, and friendly place to call home.

Customer Reviews
Very unpleasant experience. Me and my girlfriend we're going to purchase and fix a very run down trailer in the park. 3 days after putting a down payment on the trailer we were hit by an 18 wheeler. We have been unable to go fix the trailer because of injury's, the landlord is now saying we were only given 30 days to make the trailer livable. This was never mentioned or written into any of the lease agreement we had signed etc. Now our security deposit is being mailed to us as well as a bill for the remainder of our lot rent. (For a trailer we never lived in), even recently when we went to try to start cleaning, we couldn't because of broken water heater lines that also needed to be repaired.
There is a section which I will not mention that is trashy and is why trailer parks have a bad stigma. Other parts of the park seem to be much more respectable and much better maintained. Its sad really, that one park can be so visibly divided.
The park needs to take better care of the trailers and lots that they sit on and fix the water problems that keep recurring and get rid of the people that are harassing everyone else I've been here for two years and it's badAnd getting worse the maintenance will only do repair on trailers that he likes if they don't like you your repairs don't get done. Even if your on section 8
I know a few ppl here. Septic is always messing up . Last year a guy and gal got in a stabbing match. Lots of drama in the trailer park tho no matter which one it is
