I live in falls township, not in the park. We.do not pay for trash because of the dump. Someone there should call waste management to see. If they are charging they could be pocketing the money. I'm not positive of this. I lived there when it was brand new and it was great then. The rules are crazy now. They could make anyone leave they pick and chose. They only allow 4 people for a single trailer so if you have 3 girls you can get kicked out. The best part is the realtor, which knows you have 3 kids sells you the trailer. This place is a joke. The management is terrible. Don't move here. Waste management pays for trash. Your in falls township.

Someone close to me just bought a home in this park this year. The process was dreadful. No one ever answers the phones at the office and if you go in person Tina is always not there. They never return your calls ever and when you do catch them by a stroke of luck they are very rude and unhelpful. They make you jump through hoops and charge a lot of money for land you don’t own that you also have to pay taxes on and the homes are overpriced and not well built at all.

I was initially skeptical because of some horrible reviews. However, the office staff is very nice, and very professional. The section I live in is very quiet and clean. I asked one of the nice ladies at the office about the negative reviews, and she told me that most of those are people who get upset because they’ve been given warnings about: late rent payments, failure to keep their lawn groomed, poorly behaved dogs, and other infractions. We bought our home 3 months ago, and couldn’t be happier. 5 Stars!

This property is absolute garbage. There are very few stop signs in the neighborhoods, an ever increasing number of street lights that are inoperable. The rules listed in the covenant are selectively enforced. The rent has gone up nearly 180$ per month in the four years I’ve lived here. The amenities that were once in included are not any longer. Now, they’ve decided to charge us for trash pick up. We now, in addition to the ridiculous rent we’re now responsible for an additional 39$ per month for trash removal. Since they’re not paying for the trash any longer out of our monthly rent, and putting the additional cost to the tenants we the people are really getting hit with $80 in new costs per month. Stay away! It’s not worth it.

I don’t recommend anybody moving in here. When I lived here in 1997 this was an amazing place to live affordable and each home was made to nice and clean ,when you drive around now is it disgrace on how many homes are in bad condition and not up kept. He really needs to remove those falling apart homes they’re not safe and start making people accountable for property and homes that are a disgrace. With a big part of this bad review, we pay a great deal of money for just the land, not the home we own and they continue to take away our amenities such as trash removal, basic cable and water. Now we have to pay for each one of those individually including our lot rent The owner of ABC homes. Should be ashamed of himself. Next, they will be taking away our pool privileges and we’ll have to pay for that yearly and unfortunately, it’s barely open anyway because they never have a lifeguard. Waste management doesn’t charge the residence of Falls For trash removal, but pennwood crossing does, how is that possible when we’re in the location of waste management Each resident should speak up loud and clear and fight for our rights and do not let ABC homes rob us it’s sickening and I hope this review goes out to everyone and no one buys a home here because it’s not worth it. Very disappointed and how this community has gone down in such a little time
