For those seeking a tranquil and active lifestyle in Western Massachusetts, Pine Valley Plantation in Belchertown stands as a premier example of high-quality senior living. This unique 55+ community is not just a standard mobile home park; it is a resident-owned cooperative nestled within 150 acres of beautifully landscaped, park-like grounds. As a cooperative, the homeowners are also the park owners, fostering a deep sense of pride and community investment that is palpable the moment you drive through the entrance. Residents here enjoy a blend of independent homeownership and the social benefits of a well-organized neighborhood designed specifically for active adults in their golden years.

The atmosphere at Pine Valley Plantation is one of serenity and neighborly warmth. Surrounded by lush greenery and towering pines, the community provides a peaceful retreat from the hustle and bustle of city life while remaining deeply connected to local Massachusetts traditions. Whether it is the sight of the lighted fountain in the main pond or the sound of residents chatting during a morning walk, the park exudes a sense of safety and calm. The community is famous for its vibrant social calendar, which includes everything from holiday parades featuring antique cars and golf carts to casual gatherings at the central clubhouse, known locally as "The Manor."

Location and accessibility are two of the strongest pillars of this community. Located at 281 Chauncey Walker Street in Belchertown, the park is conveniently positioned on Route 21. This allows for quick trips to local hubs like Ludlow and Amherst, while the Mass Pike (I-90) is only about seven miles away, providing easy access for those visiting from across the state or heading into Springfield. Within the community, the infrastructure is meticulously maintained with five and a half miles of private roads that are perfect for walking, biking, or navigating via golf cart. Furthermore, the community is committed to inclusivity, offering wheelchair-accessible entrances and parking lots to ensure all residents can enjoy the shared facilities.

  • Ideally located on Route 21, providing a scenic drive with easy access to major Massachusetts highways.

The services offered at Pine Valley Plantation are comprehensive, aiming to provide a maintenance-free lifestyle that allows residents to focus on leisure and social engagement. Because it is a cooperative corporation, the monthly maintenance fees are reinvested directly into the park’s infrastructure and amenities. This includes significant recent investments in modernizing the community’s water system and maintaining the lush landscaping that defines the area. The management team and the resident-led Board of Directors work in tandem to ensure that essential utilities and community services are handled with professionalism and care.

  • Weekly trash and recycling collection for all residents.
  • Comprehensive road maintenance, including timely snow removal and sanding during the winter months.
  • Spring and Fall pickup of leaves and brush to keep individual lots and common areas looking pristine.
  • Spectrum Cable TV and high-speed internet are included in the monthly maintenance fee.
  • Professional landscaping of common grounds, including the maintenance of three beautiful fishing ponds.

Features and highlights of the park are designed to encourage an active and social lifestyle. The three ponds on the property serve as the community’s centerpieces, offering catch-and-release fishing and even a pedal boat for residents and their guests. For those with a green thumb, the community gardens are a major highlight, where for a small annual fee, residents can grow their own produce and share the bounty at the garden sharing table. The social life is anchored by "The Manor," which houses a large lending library, a card room with a regulation billiard table, and a spacious community room available for large private gatherings or community events like movie nights and buffet breakfasts.

This 55 and older community is a very well maintained and active community. Their grounds are kept up very nice. I’ve enjoyed the lite fountain in the main pond. To name some of their activities there are horse shoe pits, fire pits, the community gardens. I’ve even witnessed a Veterans Day parade with antique cars and golf carts. I could name so many more activities they offer. This is a truly wonderful place to live.

I bring someone from there to the doctors occasionally. The residents I have found to be very friendly, 13 mph enforced, 🤗 as it should be, people walking around. Nice fountain in the pond, I'll have to get a picture! Very clean, quiet.

My sisters and I went to Pine Valley Plantation to visit our mother for the holidays. It was a nice, scenic drive to get to Belchertown. The main entrance looked inviting, grounds well kept and I especially enjoyed the pond and the tall Pine trees, relaxing and quiet.

I came here to help my aunt and uncle move into their new mobile home. This place is a mobile home park for people who are 50+ ages. This place has alot of mobile homes and a big pond with a nice swing near the pond. It also has place where you could pick up your mail. You have to either walk or take a car to get your mail. They also have very strict rules to follow here as well. This place is located in Belchertown mass. I don't really know much about this place but if you go there you could probably ask someone or I think you could call this place to find out more info.
