Princeton Beach Estates Introduce
Princeton Beach Estates is a dedicated 55+ adult community located in the heart of Brick Township, New Jersey. This manufactured home park provides an affordable residential option for retirees and seniors looking to enjoy the coastal lifestyle of Ocean County. Originally operating as a campground many decades ago, the property has transitioned into a permanent residential neighborhood composed of approximately 100 manufactured homes. For local New Jersey residents, Princeton Beach Estates represents a long-standing community where the focus is on providing a peaceful, homey environment for those in their golden years.
The community is well-known for its deep sense of security and neighborly care. Residents often describe a culture of mutual support, where neighbors assist one another with grocery runs, medical appointments, and shared meals. This social fabric is one of the park's most significant assets, creating a small-town atmosphere within the larger Brick Township area. While the park is a land-lease community, many homeowners take immense pride in their residences, maintaining vibrant gardens and personalizing their spaces to reflect a lifetime of coastal living. The presence of mature pine trees throughout the development provides ample shade and a natural backdrop that honors the park's history as a former retreat in nature.
Location is a primary draw for Princeton Beach Estates, situated at 50 Princeton Ave, Brick Township, NJ 08724, USA. This prime location off Princeton Avenue places residents just minutes away from Windward Beach Park, a popular local destination for summer concerts, farmers markets, and scenic views of the Metedeconk River. The estate's proximity to major Jersey Shore arteries, including Route 70 and the Garden State Parkway, ensures that residents have easy access to nearby towns like Point Pleasant Beach and Toms River, as well as the broader metropolitan areas of New Jersey.
Accessibility within the park is tailored to the needs of an adult population. The development is situated on level ground, and many of the homes feature specialized additions such as ramps and wider entryways to accommodate mobility aids. Access to public utilities is well-integrated, with the community connected to public sewer and water systems. Furthermore, its location is highly convenient for medical needs, as Ocean Medical Center is located less than three miles away. While the neighborhood is primarily car-dependent for major errands, its central position in Brick means that shopping centers, pharmacies, and a wide variety of restaurants are all within a five-minute drive.

What is worth choosing about Princeton Beach Estates is the unique combination of affordability and an exceptional local social network. In a region where coastal real estate can be prohibitively expensive, this community offers a viable path for seniors to remain in the Brick area close to the water. The residents are the heart of this estate; choosing to live here means joining a group of people who are "caring, friendly, and helpful," according to those who visit and live in the park. This human element provides a level of security and belonging that modern, larger developments often lack.
Furthermore, the park is worth choosing for its historical charm and natural setting. The shade from the established pine trees creates a cooling effect in the summer and a sense of privacy that is rare in high-density areas. For those who love nature, the abundance of local birds and the proximity to the Metedeconk River provide endless opportunities for relaxation. While some homes and roads reflect the community's long history, many residents find that the opportunity to update a home in such a prestigious area of Brick is a worthwhile investment. Ultimately, Princeton Beach Estates is a choice for those who value community ties, coastal proximity, and the peace of a senior-focused neighborhood.

Customer Reviews
Roads in development are horrible and a lot of the homes need updating and lawn care.Updated 8/2025Everything is exactly the same as it was 3 years ago, but even more neglected, the roads are full of uneven pavement and potholes, the maintenance of trees and scrubs looks like a jungle. NOTHING IS CARED FOR AT ALL.. Another slumlord taking money from the elderly that can't fend for themselves.
Visiting. Homes are spaced too closely, Trees have grown too close to homes. This poses a danger to many residents. Attention to maintenance and asthetics from park owner is bare minimal. Many fences are in disrepair. There are quite a few residents that take pride in maintaining their home and yard. They give a homey, sense of community feel.I would love to see a community circle, camfire ring if permitted, meeting place, communal picnic area, or protective pavilion for socials. There is a blatant disconnect between homeowners and the park owners. This place would thrive with happiness and well being if there was a cohesive commitment to improving the quality if live here.I would love to see the misdion goal be more altruistic than monetary. The disconnect, lack of presence, lack of availability of park owners confirm that they are in it for the investment. It truly could still be a beautiful park under proper humanitarian leadership.Maybe community involvement, getting advice from housing parks and planning would help spur needed improvements and vitality.I am a visitor. There has to be a municpal check and balance system.I wonder what codes have to be maintained to run such a place.I do not understand why so many homeowners have propane? Why not do split AC.Why not work on a solar project. Why not look into clean energy alternatives that help the elderly. There needs to be a social hall where residents can meet. What is an estate? Why have estate in the name?I am not a resident.I do have to find a place to live. This is not my first choice. The residents make this place ferl secure. The residents are friendly and help each other out.The residents are caring. The residents serve each other meals, help you make your medical appointment, pick up your groceries, check on on you, and brighten your day.The residents deserve better. My heart breaks seeing how some places are in need of repair. This used to be a campground. There are a lot of birds, bird feeders, and bird lovers here.Campgrounds have bern a place to connect with nature. The park is just overcrowded. The shade from the pine trees is lovely. But due to too many homes, trees have to come down.Who is responsible if the tree falls on your home.I think that the park owners probably know the answer. So there is no motivation to protect the home owner.I think that it might be the home owner's home insurance that has to pay for injury to body, home and carI am just a visitor.Maybe homeowners have to cut down trees that threaten their lives, home, and car?Something is not right here. Most of the people are lovely retirees, that can still actively care for their home. Some are frail elderly who deserve better and need a helping hand.I want these people to live out their lives here as long as possible.I would love to see a neighborhood watch.I hope to see improvements
Between May 21 and today (July 4th) the Police have been called to the trailer park eleven times. And that's just the times that I know about, I may have missed some times they were called out. It averages out to about every four days.Back in the 1960s it was a nice, peaceful park but it's not now.
First, this a mobile home park. There are several newer homes, but there are many older units which are eyesores.
This property was very clean , the staff are very friendly and helpful
