Roxbury Estates Introduce
For individuals and families exploring housing options in the Central New York region, understanding the landscape of manufactured home communities is an essential part of the journey. Roxbury Estates, located in the town of Central Square, stands as one of the residential options within Oswego County. As a professional content writer specializing in local business descriptions from a New Yorker's perspective, it is important to provide a comprehensive look at what life in this community entails, balancing the available amenities with the practical realities of the local environment. Central Square is known for its convenient positioning between Syracuse and the North Country, making it a hub for those who want a quieter lifestyle while remaining within reach of urban centers.
Roxbury Estates offers a traditional mobile home park structure, where residents typically own or rent their individual units while leasing the land beneath them. This model of living has long been a staple of the New York housing market, providing a path to homeownership that is often more accessible than stick-built single-family homes. The community is designed to provide a centralized living experience, catering to a demographic that spans from first-time homebuyers to seniors looking to downsize. However, like many parks in the region, the experience is heavily influenced by seasonal shifts, particularly the demanding winter months that define life in Upstate New York.
Location and accessibility are two of the most significant factors for any resident in Central Square. Roxbury Estates is situated at 886 US-11 Unit 66, Central Square, NY 13036, USA. Its position directly on US Route 11 provides a straightforward commute for those traveling north or south. This location is particularly advantageous for professionals working in the Syracuse metropolitan area, as it offers a manageable drive to major employers, shopping districts, and healthcare facilities. Additionally, the proximity to Interstate 81 allows for quick access to the wider New York state highway system, making weekend trips to the Adirondacks or the Finger Lakes incredibly convenient.
Within the local area, residents are just a short distance from the heart of Central Square, which features various local businesses, pharmacies, and dining options. For families, the park’s location within the Central Square Central School District is a key consideration. The accessibility of the park from the main highway is a dual-edged sword; while it makes for easy navigation in the summer, New York winters require rigorous maintenance and plowing to keep these internal roads functional. Local users should be aware that the park’s layout is designed for vehicular traffic, and its integration with Route 11 means that residents are never far from the local pulse of the town.
The services offered at Roxbury Estates are intended to cover the basic needs of a manufactured home community. While the park is managed by a larger company with multiple holdings, the day-to-day operations are handled through a local office. These services are the foundation of what residents pay for through their monthly lot rent, and they are critical for maintaining a safe and livable environment throughout the year.
- On-site park management to handle leasing agreements, lot rentals, and resident inquiries.
- Maintenance services tasked with the upkeep of common areas and the park’s internal road network.
- Snow removal services for the main park thoroughfares, which is a vital service during the heavy Oswego County winters.
- Water and sewer infrastructure management, intended to provide consistent utility access to individual lots.
- Provision of basic amenities as part of the residential agreement, focusing on a community-living atmosphere.
- Access to a local office for the reporting of maintenance issues and administrative tasks.
The features and highlights of Roxbury Estates center on its identity as a long-standing residential community in Central Square. The park offers a variety of home styles, ranging from older models to more modern trailers, reflecting the different eras of the park’s development. For many, the primary highlight is the ability to secure a home in a region where real estate prices continue to climb. The community features a mix of long-term residents and newer arrivals, creating a diverse neighborhood dynamic.
- Affordable entry point into the Central New York real estate market, particularly for first-time buyers.
- A variety of lot sizes and home configurations, allowing for some level of personalization of the outdoor space.
- Proximity to Oneida Lake, which is a major draw for local residents who enjoy fishing, boating, and water sports during the summer months.
- A quiet residential setting that is set back slightly from the main bustle of the larger city centers.

When considering what is worth choosing Roxbury Estates for your next home, the primary factor is often the logistical convenience of its location. For those who work in the surrounding area, the time saved on a commute is a significant benefit. Choosing a mobile home park like this allows for a level of independence that is not found in traditional apartment living, as you have your own four walls and a small plot of land to manage. It serves as a practical solution for those who need to remain in the Central Square area for work or family reasons while keeping housing costs predictable.
Furthermore, Roxbury Estates is worth considering if you are looking for a community that is well-integrated into the local geography. Being situated on US-11 means you are part of the historic corridor that connects many of the small towns in Central New York. While residents have noted challenges with winter road maintenance and drainage—issues that are unfortunately common in many older parks in the region—the fundamental value lies in the accessibility and the established nature of the neighborhood. For a New Yorker who is handy with home repairs and understands the demands of the local climate, this park can serve as a functional home base while exploring everything that Oswego County has to offer.
Ultimately, the choice to live at Roxbury Estates should be made with a clear understanding of both its advantages and its challenges. Prospective residents are encouraged to visit the site during different seasons, talk to current neighbors, and carefully review the park’s management policies. By doing so, you can ensure that this community aligns with your lifestyle needs and your expectations for a home in the heart of New York State.

Not a very nice place to call home there are so many issues not just with this mobile home park but with many of the parks that the company owns. This past winter was a nightmare with plowing the park’s roads it was so bad that only one car can drive down the road in one direction we couldn’t pass. And there was 8-10 plus inches of hard packed snow on the road until we had a warm weather for a week. And the water drainage is barely nonexistent.
I bought a brand new trailer in 2013 with my boyfriend. we were completely taken advantage of. The trailer was built in the south and should have stayed in the south. The roof needed to be replaced within 2 years of living there. The roof leaked so bad when it rained I had water coming into the house through the light switches. We had multiple issues with mold growing because of all the water damage. Multiple calls and complaints to the park office/manager. Over a year of headaches before we finally were able to contact the trailer manufacturer in Tennessee. He had no knowledge of any issues we were having. (The park "maintanance" man had told us he was in contact with the manufacturer multiple times but never had been). Finally got the roof replaced. The park is sketchy, the roads are terrible. Lots of trailers are very dirty. The park never gets plowed. When it does get plowed, the park manager doesn't understand how to plow. It is just not a good place to live. They lie to you to get you in there and then it's more than hard to get out :( I was 21, this was my first home purchase and it was the biggest mistake. 4 months in to living there and I was begging them to take the trailer back. Nothing but a giant heart break. We were told we could move the trailer to our own property before it was paid off but again, we were lied to. I would never recommended this park to any sain person. This place will make you want to pull your hair out.
They don’t seem to hold any tenants accountable for their trash that they put out behind their houses and then it becomes a breeding ground for mice
I lived there for17 years i was hoping to maybe get back in there but dont know if i will or not same old place i remember i walk there most everyday with my dog most everyone knows my dog and i and are hsppy to see us .so,its a nice place to live
Roads were nice and well maintained. Seemed like all the Units in park at least the ones I saw were nice and kept up. Over all one of the more nicer parks I've been to.
