My experience has been awful with the management company. I was warned prior to moving here how the people in the office are & read the hundreds of bad reviews & still decided to give it a chance. Nothing ever improves but they love raising the rent every moment they get. I’ve only been here for a year and it has increased three times. All the negative reviews are true. They’re constantly accusing me of things that I’m not doing. They are rude and watch your every move to find fictitious reasons to violate your lease. I’ve called corporate and still no call back. You really don’t get to enjoy your home as they act just like an HOA. I’m at the point where I rather sell my home as I am not able to enjoy it. Super discriminatory practices going on here with how they treat people.Update 7/10/25: I received a violation in regards to raking leaves which occurred during storms that have been happening DAILY. They’re harassing me over acts of nature that I have absolutely no control over. Mind you, I just had my landscaper come by early Monday morning so the leaves that are there do not have but maybe two days. It’s insane that they purposely target me as I am visible from their office. The large woman in the office even told me that’s why they are targeting me. They are extremely petty and rude. They have literally made my home unbearable to enjoy.

I feel sorry for the people who live here. Absolutely Everyone I met was Down to Earth, Caring, and Compassionate! However, I feel like this place is a giant scam/rip-off. They're paying over $700/month for lot rent, plus water & sewer, trash pickup, etc. And although lawn maintenance is supposed to be included, they fine people for having grass over 4 inches! I worry about the elderly people who live here and can't afford to pay someone to rake up their leaves, etc. Because it's private property, the government can't do anything! These are good people, who just want to be left alone and not harassed by the management company.

Rent is almost $800 per month.And that's if you own your home.Most residents that I speak to say it's obsurd.That they wish the rent would be lowered.But they are afraid to bring it to the attention of the office because of fear of being thrown out.Yards aren't big enough for kids to ride their bikes they have to ride in the street.Trash pick up is $20 per month.If you have a pet your charged per pet that you have on top of your rent.They have a strict set of rules and if you don't follow them they put notices on your door.Grass can't be passed 3 or 4 inches or they put a notice on your door.Rent goes up $30,$40 or $50 once every year in May.The community is nice I have plenty of friends I know everybody here and have no plans of leaving I've lived here over 20 years.It takes some getting used to but if you do what they ask they leave you alone for the most part.The biggest part for most residents is they all agree rent should be lower. That it's too expensive they barely get by and they live here because it's too expensive to live most other places or the communities aren't safe.That's 1 thing bout Sedgefield.Very safe community.Not much goes on here lol.

I think it would be a nice place to live. My sister & her family lived there when her children were young and now they are grown & happy with their own family. I am a senior now & ride The Senior Connections Van. We go their every day Monday thru Thursday & pick up one of our Seniors who lives their with her daughter. It seems to still be a nice quite place to live

It a drug related areaThe maitance man walks around like it owns the place but notices on people doors that aren't necessary they antaganize people and don't mind their own business. They don't help with problems that u may have with people they take sides to their own people. Their rules work for some people and not others. Traffic I n all hrs of the day for the drug related people morning noon and night and early early early mornings. If I had kids not a place I would want to raise them.
