Shadow Stone Adult Community Introduce

For active adults seeking a transition to a more manageable lifestyle without compromising on community or location, Shadow Stone Adult Community—often known locally as Shadowstone Village—presents a compelling option in the heart of Lebanon County, Pennsylvania. As a premier 55+ manufactured home community, it is designed specifically for residents who value a quiet, age-restricted environment. Located in the charming borough of Palmyra, this park offers a unique blend of independent living and neighborly connection, making it a sought-after destination for those looking to downsize while remaining close to the cultural and recreational hubs of Central Pennsylvania.

The community is characterized by its master-planned layout and a professional atmosphere that caters to the needs of seniors. Shadowstone Village provides a suburban neighborhood feel with well-maintained streets and a variety of modern manufactured homes. For local Pennsylvania residents, the park serves as a bridge between the responsibilities of traditional homeownership and the ease of a land-lease community. This model allows residents to own their modular or manufactured homes while leasing the land, providing an entry point into a secure and socially active environment that is focused on the specific lifestyle preferences of the 55 and over demographic.

Location and accessibility are among the strongest attributes of Shadow Stone Adult Community. Situated at 12 W Cedar St in Palmyra, PA, the community is strategically placed just one block from Main Street. This central location means that residents are within walking distance of local barbers, salons, restaurants, and pizza shops, allowing for a high degree of independence. For broader travel, the park is conveniently located near major regional destinations, including Hershey, Harrisburg, Lancaster, and Reading. Accessibility has been integrated into the park's design, featuring wheelchair-accessible entrances and parking lots to ensure all residents and guests can navigate the common areas with ease. The proximity to the Norfolk Southern rail line is a notable local feature, with trains passing through the region, adding a touch of industrial history to the local landscape.

As a professional adult community, Shadow Stone offers a variety of services designed to simplify daily life and foster social engagement. While residents are responsible for the maintenance of their individual homes and certain lot-specific tasks, the community management provides foundational services that keep the neighborhood running smoothly. These services include:

  • Professional on-site management and staff dedicated to maintaining community standards and safety.
  • Common area maintenance, ensuring that shared spaces and landscaping remain attractive.
  • Snow removal for the main community roads, assisting with winter accessibility.
  • Access to public underground utilities, including natural gas, water, and sewer connections.
  • High-speed connectivity options for internet and cable television services.
  • Coordinated community activities and events held at the central community center.
  • Managed land-lease agreements that provide residents with long-term stability in their home sites.

The features and highlights of Shadowstone Village set it apart from standard mobile home parks. The community is built around a "lifestyle" concept, where the amenities are designed to encourage health, hobby-building, and social interaction. Whether you are interested in physical fitness or quiet reflection, the shared facilities provide ample opportunity for both. Key highlights include:

  • A spacious Community Center that serves as the social heart of the neighborhood, featuring a large gathering area.
  • A modern, updated Fitness Center and exercise classes tailored for active seniors.
  • A fully-equipped chef's kitchen within the community center, ideal for community dinners and barbecues.
  • An on-site library providing a quiet space for reading and research.
  • A diverse calendar of social events, including travel clubs, restaurant outings, and monthly gatherings.
  • Walking trails and proximity to local parks like Mount Gretna for outdoor enthusiasts.
  • Modern manufactured home designs often featuring open floor plans, cathedral ceilings, and covered sitting porches.
  • A pet-welcoming environment that recognizes the importance of animal companions in a senior setting.

What is worth choosing about Shadow Stone Adult Community? For many, the primary draw is the combination of safety and social vibrancy. It is a community where the "55+" designation is strictly respected, ensuring a peaceful environment free from the noise and activity levels typically found in all-ages neighborhoods. The opportunity to live in a modern, one-floor ranch-style home—often with high-end features like stainless steel appliances and walk-in closets—at a more accessible price point than traditional real estate is a significant financial advantage for those on a fixed or retirement income.

Furthermore, the community is worth choosing for its unbeatable location. Being able to walk to the shops of Palmyra while having the world-class medical facilities and entertainment of Hershey just a few minutes away provides a high quality of life. The predictable monthly lot rent covers more than just a space; it grants access to a lifestyle where neighbors look out for one another and where social engagement is always just a few steps away at the community center. For the local Pennsylvania user seeking a secure, active, and well-managed place to call home during their golden years, Shadow Stone Adult Community remains a premier choice in the Palmyra region.

**Not So Pet-Friendly After AllShadowstone Village claims to be a pet-friendly community, even stating it in their contracts. But if you’re a dog lover or simply enjoy a lively neighborhood, think twice. While on-site management is generally reasonable, corporate leadership routinely responds to baseless complaints from a single resident by issuing nuisance notices and even eviction threats—without proper investigation. For over a decade, this was a peaceful, welcoming place for pet owners. That changed when one new resident arrived and began filing constant complaints about dogs. As a result, residents no longer feel comfortable letting their dogs relax on porches, walking pets along certain streets, or welcoming visitors with dogs. What used to be a vibrant, friendly community is now silent and unwelcoming—all because of unchecked harassment from one person, fully supported by corporate management. It’s worth noting that the Borough of Palmyra clearly defines what qualifies as a nuisance under **Code §108-7 – Animal Noise Disturbance**. None of the targeted residents have violated this ordinance. Dogs bark briefly at walkers or delivery drivers—normal behavior for any pet-friendly environment. Yet, the enforced policy here has essentially become: *No noise allowed. Period.*If you want a peaceful, pet-friendly place to live, Shadowstone Village is no longer that community.-

I live here. They charge $570 per month as a fee. There are absolutely NO AMENITIES that this gets you. You pay for your own snow removal( except for main roads) you cut your own grass. You pay for trash, sewer, water, electric, heat, gas AND taxes on your land that you don't own( currently totaled approx. $2000 ) If u need Maintenance in your MODULAR HOME THEN you pay for it. It is a safe community and 55+ so no kids running around. That's the positives. Also make sure you can endure trains 5 times a day and night! Lol.

We have lived there about 8 years. Beautiful neighborhood. Well maintained by the staff. Homes are well kept and attractive. Sidewalks are lit. One of the few manufactured home communities that have garages built onto the homes. Very nice community building for residents' use. Conveniently located to everything. Only one down side, lot rents are a bit high but have seen them higher elsewhere.

This is a very tight-knit adults-only community in a quiet corner of Palmyra that, some homes, over-look Hershey. The property has a "community room", which is a double-wide modular, for activities or to rent out for large functions for family members. A very nice place to live.

I love my home and the people around in here. The lot rent goes up every year and dont see things getting better.... no lighting to walk at night, sidewalks all broken up and uneven. Not a full time regular maintance person on sight ( ex: m-f 9-5 ) . Not even a manager in the office since covid. Horrible stray cat problems. Some us still work and dont count on getting plowed out in the winter till between 11- 1 ...I just wish I would have know more before...
