Southbridge Introduce

Southbridge is a well-established manufactured home community nestled in the riverfront town of Pennsville, New Jersey. Known for its charming and quaint atmosphere, this mobile home park offers a unique opportunity for Garden State residents to achieve homeownership through a practical land-lease model. At Southbridge, the focus is on providing a family-friendly environment that balances the independence of owning a detached home with the convenience of a managed neighborhood. With a history dating back to 1957, the community has evolved significantly, now featuring a mix of classic manufactured units and modern, newly constructed homes that meet today’s high standards for comfort and style.

The community is often highlighted for its professional management and welcoming spirit. While some residents have shared varied experiences over the years, many newcomers and local real estate professionals emphasize the helpfulness of the on-site staff during the application and move-in process. The community is designed to be a place where families can put down roots, offering a quiet, residential pocket within Salem County that is increasingly attractive to those looking for an alternative to high-density apartment living. Whether you are a first-time homebuyer or looking to downsize into a more manageable space, Southbridge provides a stable foundation for your next chapter in Southern New Jersey.

Location and accessibility are among the most significant advantages for residents of Southbridge. Situated at 1 Victory Ave, Pennsville, NJ 08070, the park is positioned just minutes away from major regional thoroughfares, including Interstate 295 and the New Jersey Turnpike (Exit 1). This prime location makes it an ideal hub for commuters who work in Delaware or Southern New Jersey. The Delaware Memorial Bridge is a short drive away, providing a direct link to Wilmington, which is accessible in under 20 minutes. For those who travel further afield, Philadelphia International Airport is approximately a 35-minute drive, ensuring that both local and international travel is within easy reach.

Locally, Pennsville offers a wealth of recreational and practical amenities that are easily accessible from Southbridge. The township is a riverfront community, providing residents with public access to the Delaware River for boating and fishing. Shopping is equally convenient, with the Shops at Pennsville Center and major retailers like Walmart and ShopRite located less than five miles from the park gates. The community also features a wheelchair-accessible parking lot, reinforcing its commitment to accessibility for all residents and their guests.

What is worth choosing at Southbridge is the exceptional value proposition it offers within the New Jersey housing market. In a state where residential costs can be high, Southbridge provides a path to living in a detached, modern home for a fraction of the cost of traditional real estate. The park is particularly worth choosing for its strategic location; being so close to the Delaware Memorial Bridge and major highways allows residents to enjoy the lower cost of living in Salem County while maintaining easy access to the employment hubs of Wilmington and Philadelphia.

Furthermore, the park is worth choosing because of the recent influx of high-quality, renovated homes. These properties offer custom details—such as farmhouse sinks, bay windows, and air-fryer-equipped stoves—that are typically only found in much more expensive site-built homes. For Pennsville residents, the community represents a "best of both worlds" scenario: a quiet, riverfront lifestyle with all the modern conveniences of a contemporary home. If you are looking for a place where you can own your home and be part of a community that is actively supported by helpful management, Southbridge stands out as a top contender in Southern New Jersey.

Lived here for 2 years!! And nobody decided they wanted to give me a proper lease! I fought with these ppl for 2 years. After they were told my mother passed away they took me to court and stole the trailer my MOTHER bought and said they owned it. Which is very much wrong!!!! I 10/10 do not recommended buying a home here and calling it home. Management is terrible!! There’s drugs being sold all over that place, it’s not well maintained!!

My clients move into Southbridge today and they are so excited to have a place they can call home! The community manager Imogene has been extremely helpful from the first time we went to look at a home, through the whole application process. Her knowledge and compassion for this community speaks volumes. Thank you so much!

This is a Mobile Home Community and a horrible one at that. SCAM SCAM SCAM! JUST BEWARE!The management in charge of that community are unprofessional, unethical and have no regard for the laws of NJ, neither Landlord tenant laws or Mobile Home Community laws. They tried anything and everything to not approve the application. They had me add my mother to it because of income.Next, they blamed the tenant screening company and them wanting verification of an address 10+ years old. After reaching out to the company I had proof they were lying. Finally APPROVED. We tries to purchase a livable home... They had no key or title, they claimed. They sold that home to someone else.We attempted to purchase a 100 dollar, handymans special.... They again had no title, they sold it to someone else.We called the owner of Lakeshore Management, they own Southbridge. Located in Illinois, we spoke to Mr. Wolfe's secretary.Management was not happy... It got worse from there. They demanded an illegal security deposit. When we told them it was an illegal amount they stated they(management) set the amounts.During this period I found a personal buyer seeing as the property managers were not going to sell us a home.We spent 3,000 dollars on the home. Title was in my name and bill of sale was in hand. The office knew the home was purchased. They knew I wanted my lease. They think they are above anything and everyone. They filed an illegal eviction on the previous owner. I tried to contact management and the lawyer handling the eviction.I simply was told.. Without a lease I DONT EXIST.They were able to get this illegal eviction completed. I have a receipt from the previous owner, the rent was paid to date.Nevertheless, I already purchased the home and they knew it. We were in the process of making the home livable and the management decided to call PV housing inspector and lied to that man.I have a very unbecoming video with our encounter with that man. I reached out to our mayor, but got no where. We were orange tagged and played the game and got a permit. My husband was trying to do some of the work while suffering a neck injury. We knew he was going to be down for surgery and we had a plan a financial responsibility plan and we had the American dream. The children were ready to roll up their sleeves and build THEIR forever home. We were so excited as a family to work and build it together.I hired a lawyer to help with getting a lease we sent a letter to Southbridge requesting a lease, which the property managers are LEGALLY REQUIRED TO PROVIDE.Then covid shut everything down... Well almost everyone, Not Southbridge, they removed my home during the pandemic.THEY STOLE IT!! I never had a chance to seek any legal justice. They are even above a pandemic!!

this pace is nothing more than a used car lot. with lemons that hat there oddomiters rolled back. most of the handyman specials are not handyman specials they should be condemned , removed and destroyed. bit if they sell it to you for a hundred bucks guess whos responsible for it now yup you. aslo seams idiotic to pay 600 for lot rent and have a note on top of that buy a house. also dont bother if u have legal issues no matter how long ago or if u paid your dept to society. also you got freinds or family members with a bump or 2 on there records forget ever haven them over. and if u alow them to spend the night your in breach of contract and will be forrced to surrender your lot and your trailer if you dont remove it in 37 days. the office could be ran better by kindergartens. they will loose all your paper worlk at least once. you will be asked to make payments to them for. permits even your first morgage payments wile they tale for ever to get a loan for your mobile home. smh. hope this helps anyone hoping to call thia lil hole home. have a great day.
