Stoneybrook Mobile Terrace Introduce

Stoneybrook Mobile Terrace is an established manufactured home community that has been a part of the Lee Center landscape since 1971. For New York residents seeking a residential alternative that combines the privacy of a detached home with the affordability of a mobile home park, this community offers a unique opportunity. Spread across approximately 40 acres of scenic terrain in Oneida County, the park provides a balanced environment that leans into the natural beauty of the region while maintaining close ties to the essential services of the nearby city of Rome. It is a place where the air is clear, and the pace of life reflects the steady, calm character of the Upstate New York countryside.

The community is designed to cater to those who value a quiet lifestyle. Many residents are drawn to Stoneybrook Mobile Terrace because of its specific geographic layout—nestled adjacent to the Rome Reservoir and featuring lots that back up to tranquil creeks and wooded areas. For a local New Yorker, this means having a "backyard" that feels like a slice of the wilderness, even while being part of a structured neighborhood. The atmosphere is generally described as cozy and private, appealing to individuals who prefer a "chill" environment where neighbors respect each other’s space and peace. Whether you are a young professional working in the Rome-Utica area or someone looking for a steady home base, this terrace provides a functional and scenic residential option.

Location and accessibility are two of the strongest selling points for Stoneybrook Mobile Terrace. Situated at 9155 State Rte 26, Lee Center, NY 13363, the community sits roughly six miles north of downtown Rome. This strategic position on Route 26 allows for a straightforward commute for those employed at major local hubs such as Griffiss Air Force Base, Rome Memorial Hospital, or the various businesses in the city center. While the setting feels secluded and rural, residents are never far from modern conveniences, with multiple shopping centers, grocery stores, and medical facilities located within a ten-to-fifteen-minute drive.

For outdoor enthusiasts and those who appreciate the New York state park system, the accessibility is unparalleled. The park is conveniently located near Delta Lake State Park, offering opportunities for boating, swimming, and hiking just minutes away. Additionally, its proximity to the foothills of the Adirondacks means that world-class recreation, casinos, and seasonal attractions are easily reachable for day trips. The park also places a high priority on safety and internal accessibility, maintaining a 15 MPH speed limit on its internal streets to ensure that the community remains walkable and safe for all residents, including children and seniors.

The services offered at Stoneybrook Mobile Terrace are designed to simplify the responsibilities of homeownership. By providing essential utility connections and community-wide maintenance, the park management helps residents focus on their day-to-day lives rather than the logistical hurdles of rural living. These services are a core part of the resident agreement and are aimed at keeping the community functional throughout the diverse weather conditions experienced in Oneida County, including the heavy snowfalls typical of the region.

  • Residential refuse and garbage removal services to maintain community hygiene.
  • Seasonal snow removal for park roads to ensure year-round vehicle access.
  • Direct water service connections facilitated through the Town of Lee.
  • Coordination of New York State Electric and Gas (NYSEG) service connections for all units.
  • On-site park management for lease administration and resident inquiries.
  • Access to shared community infrastructure and maintained internal roadways.
  • Professional landscaping of common areas and the park entrance.

The features and highlights of the park further define its appeal. Stoneybrook Mobile Terrace isn’t just a collection of homes; it’s a property that utilizes its 40-acre footprint to provide a sense of openness. The proximity to the Rome Reservoir and various natural water features makes it a standout choice for those who want to live near the water without the high costs typically associated with lakefront property. Many units feature modern updates such as smart home features, new roofing, and energy-efficient insulation, reflecting a community that is progressively modernizing its housing stock.

  • Wooded backyards and creek-side lots that offer a high degree of privacy.
  • Large, 40-acre property footprint providing plenty of breathing room between homes.
  • Wheelchair accessible parking areas located near the community entrance for guest and resident use.
  • Convenient proximity to Woods Valley Ski Area and Pixley Falls State Park.
  • Located within the Rome City School District, providing access to local educational resources.
  • Gravel driveways for residents, providing dedicated off-street parking.
  • A dedicated staff that oversees the community's adherence to safety and maintenance standards.
  • Pet-friendly environment (subject to community guidelines and management approval).

What is worth choosing about Stoneybrook Mobile Terrace is the specific lifestyle it facilitates. In the current New York housing market, finding a home that offers a private yard, proximity to nature, and an easy commute to major employment centers at an affordable price point is a challenge. Stoneybrook is worth choosing for those who want to own their space while benefiting from the collective services of a managed community. The "quiet and chill" vibe noted by residents is a significant draw for anyone looking to escape the noise of higher-density apartment living. While the park undergoes periodic maintenance to its roads and infrastructure, the commitment to improving the resident experience under current management makes it a viable long-term housing solution.

Ultimately, choosing to live at Stoneybrook Mobile Terrace means choosing a connection to the local Lee Center community. It is a place where you can enjoy a fire pit in your own wooded backyard one night and be at a high-end restaurant or casino in Rome the next. Quiet, cozy, private spot. Neighbors are quiet and seem chill. My trailer in particular backs right up to a beautiful creek and wooded backyard, and the location is very convenient to state parks, casinos, and other Adirondack attractions. Couldn't be more satisfied with the place so far.Update: they have done a little work patching the roads, still not perfect but much better than a month ago, management seems pretty absent and we are currently without a maintenance guy.

The park turns from great to poor. Dreams got shattered the way the manager does nothing and don't care about nothing. My trailer got ruined from the manager not fixing it. If you want to live in a trailer park I suggest you not to live here. My trailer is now shut down and no one can live in it anymore. I can't wait till I'm done with this now. The manager will make you homeless.
