Sussex East & Sussex West Manufactured Home Community Introduce

For those looking to embrace the quintessential coastal lifestyle of Southern Delaware without the staggering price tags of traditional beachfront real estate, Sussex East & Sussex West Manufactured Home Community offers a compelling alternative. Situated in the historic and charming town of Lewes, these sister communities are designed specifically for active adults aged 55 and better. The neighborhood provides a serene, well-maintained environment where residents can transition into retirement or simply downsize into a more manageable, energy-efficient home. By focusing on a land-lease model, the community allows homeowners to invest in modern, high-quality manufactured housing while enjoying the professional management and extensive amenities of a premier residential park.

Living in Sussex East or Sussex West is about more than just the four walls of a home; it is about joining a vibrant social circle of peers. The community is widely recognized in the region for its friendly atmosphere and "neighborly" spirit. Whether it is through organized social events at the community center or casual interactions along the tree-lined streets, residents find it easy to build lasting friendships. The community’s commitment to providing a high-quality lifestyle is evident in its continuous improvements, such as the implementation of natural gas systems and the development of year-round recreational facilities. For many local Delawareans, this community represents the best way to stay close to the Atlantic Ocean and Delaware Bay while maintaining financial flexibility.

Location and accessibility are perhaps the most significant advantages for those residing at 14 Manor House Ln in Lewes. The community is strategically positioned just off the main thoroughfares, providing a quiet retreat that is nevertheless only minutes away from the action. Residents are approximately four to five miles from the heart of historic Lewes, known for its fine dining, boutique shopping on Second Street, and the famous Lewes Beach. Furthermore, the community offers a unique private entrance to the local bike trails, allowing active residents to cycle directly into town or out to the scenic vistas of Cape Henlopen State Park without having to navigate heavy vehicle traffic on the Coastal Highway.

Accessibility is a core priority for the community infrastructure. The entrance to the main facilities and the parking areas are designed to be wheelchair accessible, ensuring that all residents and their guests can enjoy the communal spaces comfortably. Beyond the immediate town of Lewes, the community is a short drive from the Tanger Outlets in Rehoboth Beach, offering tax-free shopping that is a major draw for Delaware residents. Medical accessibility is also a key feature, with the highly-rated Beebe Healthcare facilities located just a few miles away, providing peace of mind for the active adult population.

The services offered at Sussex East & Sussex West are comprehensive, aimed at providing a low-maintenance lifestyle so that residents can spend more time enjoying their retirement. The management team at Colonial East, LP, which oversees the property, brings decades of experience to the table, ensuring that the community standards remain high and that essential infrastructure is always well-cared for. Many of the logistical burdens of traditional homeownership are integrated into the community’s service model.

  • Curbside garbage collection, recycling, and yard-waste removal services included to keep the neighborhood pristine.

The features and highlights of this manufactured home community are designed to promote health, wellness, and social engagement. What is worth choosing when it comes to Sussex East & Sussex West is the balance of luxury and logic. In a real estate market like Lewes, where property values can be prohibitive, this community provides a "back door" into a high-end coastal lifestyle. Residents frequently highlight the cleanliness and safety of the neighborhood as their primary reasons for staying. The combination of private homeownership with shared community amenities like the indoor pool and trail access creates a hybrid living situation that is hard to find elsewhere in Sussex County.

Furthermore, the choice of this community is a choice for peace of mind. The professional management takes the guesswork out of property maintenance, while the 55+ age restriction ensures a quiet, respectful environment. While the land-lease model is a different financial structure than traditional fee-simple ownership, many residents find that the trade-off—lower upfront home costs and access to premium amenities—is a smart financial move for their retirement years. If you value a safe, active, and socially connected life just minutes from the Delaware beaches, Sussex East & Sussex West stands out as a premier destination for your next chapter.

people BUY a home here, with skirting, with PITI and then, THEN pay an additional $930 + a month, a MONTH, to lease the land under the home they purchased. Am i the only one who thinks this is lunacy?! WOW! Mind-blowing! Hundreds of thousands of dollars a MONTH, millions a year just HERE these people pay happily!
