For residents in the New York region seeking a harmonious blend of suburban convenience and rural tranquility, Twin Cedars of Avon stands as a distinguished manufactured home community. Located in the picturesque town of Avon, this park offers a unique lifestyle that emphasizes peaceful, country living without sacrificing proximity to essential urban amenities. As a professionally managed neighborhood, it provides an attractive alternative to traditional high-density housing, offering residents the privacy of their own home and yard within a supportive and well-maintained environment. Whether you are a first-time homebuyer looking for an affordable entry into the market or someone seeking a quieter pace of life near the Finger Lakes, Twin Cedars of Avon provides a welcoming backdrop for your next chapter.

The community is designed with a focus on longevity and neighborly connection. Known for its neat appearance and mature landscaping, the park has earned a reputation among locals as one of the cleanest and most well-kept manufactured housing communities in the area. Recent management initiatives have introduced new, energy-efficient homes to the park, ensuring that the infrastructure remains modern while preserving the scenic views that define the Livingston County landscape. It is a place where neighbors often know each other by name and where the quiet of the evening is perfect for stargazing or enjoying the frequent wildlife sightings that occur on the edges of the property.

Twin Cedars of Avon is located at 6130 E Avon Lima Rd, Avon, NY 14414, USA. This strategic location places residents just about 25 minutes south of Rochester, making it an ideal choice for commuters who work in the city but prefer the serenity of the countryside. The park is situated just a mile from Interstate 390, providing rapid access to the greater New York highway system. Locally, the community is zoned for the highly-regarded Avon Central School District, which is a significant draw for families. Accessibility is a high priority for the park, which features wheelchair-accessible entrances and a wheelchair-accessible parking lot at the community office to accommodate all visitors and residents.

For those who enjoy the outdoors, the park is just down the road from the Twin Cedars Environmental Area, which boasts several walking trails and natural habitats. Its location on the western side of New York’s Finger Lakes region means that world-class recreation, from boating to hiking, is within a short drive. The village of Avon itself is highly walkable and features a variety of local shops, restaurants, and seasonal events like the famous Avon Corn Festival. This combination of highway access and village charm makes the park one of the most conveniently located residential communities in the Southern Tier.

To ensure a high quality of life, Twin Cedars of Avon provides a comprehensive suite of services that simplify homeownership. The management team focuses on transparency and communication, often utilizing a resident portal to keep the community informed about park updates and maintenance schedules.

  • On-site professional management and sales staff available for resident needs.
  • Weekly garbage and recycling service included for all households.
  • Water and sewer infrastructure managed by the community to ensure reliability.

This park has to be one of the cleanest, well kept park around. I've been to one's all over stretching multiple counties regardless of being a friend or relative. They have wonderful groundskeepers here and the front office is friendly and keeps you up to date with a resident portal. Great place to live, visit or just take a stroll.

I've had a leaking roof in the master bedroom for 3 years, I've reported it multiple times, Everytime I get excuses "it's not in the budget" excuse me? You fixed the park roads, cut down over a dozen trees but you can't fix a ceiling that is getting ready to cave in? The head manager needs to get her act together and know how to prioritize repairs. This should have been fixed by New York state law within a month because there is water coming into my home. Tom thomas should have never sold the place, at least he actually fixed major problems like a leaking roof! Now I'm stuck with an eviction process because I refuse to pay rent when my roof hasn't been repaired, when the window I can't close hasn't been fixed or replaced ect. I had electrical issues with my living room light, it got half assed looked over so I had my step dad take a look at it the hot wire didn't have a wiring nut and was arching Everytime it moved slightly I could have had a house fire, so my step dad fixed that.

Great Place. Not sure about the wild life. We did see a few trees that had claw marks. I can only assume black bears since we did not see any. But they had info on them at the entrance area. Great area for kids
