We’ve lived in Applewood since 2015 and couldn’t be happier. The best run and maintained mobile home community I’ve ever seen or heard of. Very affordable too. We love it.

I have lived here in previous years and moved back 4 years ago. It’s a beautiful home and very well kept roads and landscaping. Owners are great and very responsive. Are there rules? Of course. But they are not ridiculous. All we are asked of management as homeowners is to keep our homes and property clean and neat. If there weren’t any rules Applewood would look like some of the other mobile home parks in Oneida County. No thanks.

I've been a resident of Apple wood for 20 years and its the best decision my parents could of ever made was to downsize and move into a mobile home. Are there rules? Yes of course but the rules are not over the top. As where any place you rent you must get park appropriate first, protect yourself and keep the drama to a minimum. Owners are GREAT and very understanding.

Applewood Community is the worst company I ever had the displeasure to engage with. If I could give them a minus 10 rating, I would. The owner and management are mean-spirited, unscrupulous and avaricious. I originally thought their disrespectful attitude was only directed at my husband and I because we inherited a house in the community. However, after reading the comments here and talking with other residents in the neighborhood I understand they also treat their patrons and prospective clients with contempt and disrespect.One of the most grievous characteristics of the owner/management is their penchant for making trivial rules that are not transparent and oftentimes wielded against residents in an indiscriminate fashion. While certain rules are necessary for the efficient management of a large mobile home park, they should be concise, sensible, explicitly stated in the homeowners manual and apply to everyone equally; not arbitrarily leveraged by the whims of a megalomaniac owner eager to dominate the clients he feels are beneath him.Unfortunately there are few protections for mobile home park residents and the owners know this so they harangue their clients into submission-and if that doesn’t work they threaten eviction. They assume most of their residents don’t have the resources to pursue a lengthy battle in the courts. Let’s be honest, even if you have a straightforward case and the resources to pursue it, do you really want to waste the time, energy and money?If you are a resident in Applewood and you make ANY changes to the outside-or any major changes to the inside of your house, make sure you get WRITTEN approval from them before work begins!!! After notifying them and/or submitting paperwork don’t just rely on verbal approval or silence from the management. I cannot stress this enough. If you do not get written approval and management notices or gets word that a change they don’t approve of has been completed, it could cost you a lot of money.Sometime in the near future I hope there is a change in ownership and the residents of Applewood get a much more transparent, competent and reasonable steward because after the debacle we went through, I know they deserve it.

The land owners here dictate the terms of a lease as they see fit on an individual basis. We inherited the property here and we were immediately told very rudely by them, that we had to move the property from the park because the roof was non-conforming. The roof was put in a year earlier without their objection to the work proposal. And nowhere in the lease agreement is this mentioned that this type of roof was not allowed. Make sure to get everything in writing ahead of time or they will threaten you with eviction even about things that are not clearly mentioned in the terms of their lease.
