Colonial Estates Introduce

For many New Jersey residents looking for an affordable and community-oriented lifestyle, Colonial Estates in Williamstown stands as a prominent choice. Located in Gloucester County, this established mobile home park offers a unique blend of suburban tranquility and functional living. In a state where housing costs can be a significant hurdle, manufactured home communities like this one provide a viable alternative for families, retirees, and first-time homeowners alike. Colonial Estates is characterized by its long-standing presence in the area and a community atmosphere that many residents have called home for over a decade.

The neighborhood is situated in Monroe Township, a region known for its balance of residential comfort and commercial convenience. Colonial Estates is often described by its inhabitants as a close-knit environment where neighbors are familiar with one another. The park management, led by familiar faces within the community, maintains the grounds and ensures that the essential infrastructure is functional for the hundreds of homes situated across the property. For those navigating the New Jersey real estate market from a local perspective, understanding the nuances of park rules, heating requirements, and community features is essential to making an informed decision about residency.

Location and accessibility are among the strongest attributes of Colonial Estates. Situated at 1941 N Black Horse Pike, Williamstown, NJ 08094, the park sits directly on one of South Jersey’s most vital thoroughfares. The Black Horse Pike (Route 42) serves as a direct link between the Philadelphia metropolitan area and the Atlantic City shoreline. For commuters, this means Philadelphia is approximately 21 miles away, while the Jersey Shore is easily reachable for weekend excursions. The park’s location is also highly convenient for daily needs, as it is surrounded by a variety of local stores, shopping centers like Tuscan Village and Cross Keys Place, and essential services including supermarkets and pharmacies within a short driving distance.

Accessibility within the park itself is also a priority. The facility includes wheelchair-accessible entrances and a wheelchair-accessible parking lot, ensuring that residents and visitors with mobility challenges can navigate the common areas with ease. The park's layout features wide, paved streets and off-street parking at individual home sites, which helps maintain a clean and organized streetscape. For families with children, the proximity to local schools in the Monroe Township Public School District adds to the practical appeal of the location.

Services offered at Colonial Estates include:

  • On-site professional management and a dedicated sales team to assist with residency inquiries.
  • Regular maintenance of common areas, including professional landscaping and street upkeep.
  • Trash removal and water services often included in the community fee structure.
  • Access to online portals for convenient rent payments and service requests.
  • Secure, controlled access to certain community areas for resident safety.
  • Assistance with the home buying and selling process through the on-site office.
  • Irrigation and drainage management, including a scenic irrigation pond in the rear of the property.

The features and highlights of Colonial Estates are centered on its family-friendly design and its integration with the surrounding natural and commercial landscape. The park is well-equipped with amenities that encourage outdoor activity and social interaction among younger residents. Beyond the homes themselves, the park’s environment is bolstered by its proximity to local parks and wildlife management areas, offering a "lush" New Jersey suburban feel despite being located near a major highway.

Features and highlights of the community include:

  • A dedicated playground area featuring swings and climbing structures for children.
  • A tranquil irrigation pond located at the back of the property, providing a peaceful spot for reflection.
  • A pet-friendly policy that allows for both dogs and cats, subject to community guidelines.
  • Individual home features often include walk-in closets, patios, and modern kitchen appliances.
  • Close proximity to major retail hubs like Walmart, ShopRite, and various specialty stores on Route 42.
  • Easy access to regional universities such as Rowan University, located just a 12-minute drive away.
  • Availability of high-speed internet and cable services from major local providers.

What is worth choosing when considering a move to Colonial Estates is the long-term stability and the "built-in" community feel. For many, the ability to own a home with three bedrooms and two bathrooms for a fraction of the price of a traditional stick-built house in Gloucester County is a major advantage. It is particularly worth choosing for those who prioritize location; being able to live 30 minutes from Center City Philadelphia while having a quiet yard and a playground for the kids is a rare find in the local market. The park is a "family community," meaning it lacks the age restrictions found in many other South Jersey mobile home parks, making it an inclusive choice for people at all stages of life.

However, savvy local buyers should pay close attention to the specific utilities of a home. There is a community-wide transition toward natural gas heating. Homes that have already been converted to gas are highly desirable, as they offer long-term energy efficiency and align with the current management requirements. While the removal of old oil tanks can be an initial expense to consider, the long-term benefit of a modern heating system is a significant value-add. Choosing a home in Colonial Estates means choosing a lifestyle of convenience where "everything you need" is right down the road. Whether it’s the friendly atmosphere fostered by long-term residents or the sheer convenience of the Black Horse Pike location, this community remains a staple of the Williamstown landscape.

my guy carl runs the whole trailer park he’s lived in colonial estates for over 10 years we all love it here. all of the trailers are very nice and the environment and everything about the place is amazing. the irrigation pond in the back is pretty cool. anyone that’s looking to move in to a place should pick colonial estates because it’s a nice ghetto neighborhood and it’s surrounded by a lot of good stores.

Management doesn't allow space heaters as a main heating source. Instead, they are making natural gas heating a requirement. oil tanks are removed at the home owners' expense, per the fine print in our lease agreement. just things to consider, as colder weather approaches.edit: would you want to pay for a home that hasn't been converted to gas? if anyone's looking at homes here, best avoid the ones with oil tanks as they will turn out to be money pits. the long term benefits are irrelevant for those of us surviving on what we can for short term. no amount of financing programs or hyping up the benefits will change the fact that tank removal is a cost a NEW homeowner here will have to pay. moving is expensive as is. best they know what they're getting into if they really like a home with oil heat and a full tank.

Absolutely horrible! Every two weeks our water is being turned off for a “repair” that takes hours apon hours! They just started giving heads up Becasue before they never did ! It’s just rude of a company to keep doing this to everyone with out any reasonable reasons or fixing the issues! I’ve had enough of this.ive had kids that haven’t been able to use the bathroom since this morning! 😡 it’s NOT ok.

Here i thought the term "Trailer Park Trash" was just a term made up by Hollywood... Nope. My girlfriend lives there and her neighbors are sad. Dirty houses (trailers), junked up yards, boundaries mean nothing everyone just walks through. Management doesn't involve themselves with park issues. There are a couple of drug dealers that wander the streets with police doing little to nothing, the management doesn't care. Parties go on til the wee hours of the morning. The rent is high. Lawn service is minimal and not kept up with. The water keeps being turned off by the management a couple of times a month with no real explanation. Stop signs are so faded that no one stops at intersections. It's just not a safe place to live and raise children.

They are the worse! I would not recommend renting from this place. After moving out, I was given multiple excuses as to why I wouldn’t be receiving my deposit back—all of which were due to their own negligence, not mine. Instead of taking responsibility, they continuously shifted the blame and refused to return what was rightfully mine. Their lack of professionalism and accountability is disappointing. If you’re considering renting here, beware of their unethical deposit practices. Save yourself the stress and look elsewhere!
