CountryView Village Introduce

For those seeking a serene lifestyle in the heart of Perry County, CountryView Village stands as a peaceful residential option in New Bloomfield, Pennsylvania. This manufactured home community is designed for individuals and families who prioritize tranquility and a manageable cost of living. As the housing landscape in the Pennsylvania region continues to evolve, places like CountryView Village offer a unique alternative to traditional suburban neighborhoods, providing a "quiet little park" atmosphere that residents have called home for years. It is an ideal setting for those who have downsized or are looking for a community where a slower pace of life is the standard rather than the exception.

The community is characterized by its well-spaced lots and open-air feel, reflecting the rural charm of Central Pennsylvania. Residents often highlight the park's quiet nature, noting that it is particularly comfortable for the elderly or those whose children are grown. The layout of the park on Meadowview Drive allows for a sense of privacy while maintaining a neighborly environment where residents are known to be friendly. For those moving from larger properties in nearby towns like Millerstown or Millerstown, the transition to CountryView Village often brings a welcome reduction in maintenance responsibilities without sacrificing the beauty of the surrounding countryside.

CountryView Village is conveniently located at 1 Meadowview Dr, New Bloomfield, PA 17068, USA. This location puts residents in the heart of Centre Township, just a short distance from the historic borough of New Bloomfield. The park is nestled among the rolling hills and picturesque farmland that define Perry County, offering scenic views that change beautifully with the Pennsylvania seasons. Accessibility is straightforward, with the community situated within easy reach of Route 34 and Route 274, providing a direct link to the state capital, Harrisburg, which is approximately a 30-to-40-minute commute. This makes the village a viable home base for those who work in the city but prefer to sleep in the quiet of the country.

The park's positioning also ensures that local necessities are never too far away. New Bloomfield offers local diners, grocery stores, and essential services that maintain the borough's small-town character. For outdoor enthusiasts, the proximity to various state game lands and the Juniata River provides endless opportunities for fishing, hiking, and exploring the natural heritage of the region. The community itself is designed with paved roads and clear signage, ensuring that both residents and visitors can navigate the subdivision easily.

  • Professional Community Management: The park is overseen by Country View Village LP, which manages the day-to-day operations and administrative needs of the community.
  • Water and Sewer Infrastructure: Residents are served by a community water system and septic infrastructure, with fees typically managed through the monthly lot rent.
  • Refuse and Waste Disposal: Regular trash collection services are coordinated to maintain the cleanliness and hygiene of the residential streets.
  • Snow Removal on Common Roadways: Management provides plowing for the main community roads during the winter months to ensure resident accessibility.
  • Land Lease Agreements: The park offers land-lease opportunities that include lot maintenance oversight and property tax management for the land itself.
  • Home Sales and Listings: Occasional opportunities to purchase modern, well-maintained pre-owned manufactured homes within the West Perry School District.

One of the highlights of CountryView Village is the quality of the homes within the subdivision. Many properties, such as those on Meadowview Drive, feature modern open floor plans, master suites with en-suite bathrooms, and upgraded kitchens. The park emphasizes a uniform and well-maintained aesthetic, ensuring that the community remains a source of pride for those who live there. Additionally, the park's demographic leans toward a mature population, contributing to its reputation as one of the quietest communities in the area.

  • Quiet Residential Atmosphere: A park known for its low noise levels and minimal through-traffic, ideal for those seeking a retreat.
  • Scenic Farmland Views: Many lots offer views of the surrounding Perry County hills and agricultural fields.
  • West Perry School District: Located within a reputable school district, adding value for homeowners and families.
  • Spacious Lot Layouts: Homes are situated with enough space to allow for private driveways and individual landscaping.
  • Mature Community: A stable resident base with many long-term neighbors who have lived in the park for five years or more.
  • ADA Accessible Features: Several newer homes in the community have been built or modified with wide doorways and accessible entries.
  • Convenient Parking: Each lot typically features off-street parking for at least two vehicles.

Prospective residents interested in joining the CountryView Village community should contact the management office to inquire about current lot availability or homes for sale. It is important to review the community guidelines and lease terms, as the park maintains specific rules to preserve its quiet and orderly environment. Note that while water is provided via a community well system, residents are responsible for their individual utility connections and specific lot upkeep as defined in their lease.

We live here! We've been here going on 6 years and we think it's a nice little trailer park. It's very quiet most of the time and there are very few children in the park. So if you are elderly or your children are grown it's a comfortable place to live. People are friendly, too! We downsized and sold our house in Millerstown and haven't regretted moving here.

Watch where you step when thinking about this community. The community is great. The management is awful. There are more rules and laws there than there is in a communist country. My mother can’t even put an umbrella clothesline out there without getting in trouble. There is a well For the community to have their water from and it’s not even fit to drink and they have to pay for it so do your math don’t go into this with your eyes closed

Nice, clean well kept community. With that said, I will say some rules are over the top, like no washing your car even though you pay for the water. I do vacuum my cars outside and so far no ones complained. Your pet must be walked outside on a leash, no dog tie out even for a few minutes. ( an observation made by someone in the community resulting in a call) i realize rules are rules and knew that when I moved in and most of the rules make it a nice community. For anyone thinking of moving here just be prepared there's always someone watching just in case you slip up and forget a rule.
