Dover East Estates Introduce
For individuals and families in Delaware seeking a settled residential environment within the state capital, Dover East Estates stands as an established mobile home community. Located in the eastern portion of Dover, this neighborhood offers a functional and accessible housing alternative for those who prefer the independence of a detached home combined with the simplicity of a land-lease community. For local residents, Dover East Estates represents a significant part of the region's affordable housing landscape, catering to long-term tenants who value proximity to major employers and the unique natural beauty of the Delaware Bay area.
The community is designed with a residential focus, moving away from the transient nature of vacation parks to foster a sense of stability. The streets are lined with a variety of manufactured home styles, ranging from classic single-wide units to more spacious configurations. As a well-known name in the Kent County housing market, it serves a diverse demographic, including military personnel from the nearby air force base, retirees looking for low-maintenance living, and local professionals. The park's atmosphere is reflective of suburban Dover—quiet during the weekdays and active with residential life on the weekends.
Location and accessibility are the defining features of Dover East Estates. Situated at 1061 S Little Creek Road, the park is perfectly positioned for those who need to navigate the city of Dover and beyond. Its location on Little Creek Road (Route 8) provides a direct line into the heart of the city, placing residents just minutes away from the legislative buildings, historic downtown districts, and the Bayhealth Kent Campus. For those who commute further, the park offers rapid access to Route 1 and US-13, the primary north-south arteries that connect Dover to Wilmington in the north and the Delaware beaches in the south.
Accessibility within the park has also been addressed to accommodate a wide range of residents. The community features wheelchair-accessible entrances and designated parking areas, ensuring that the neighborhood remains inclusive for people with mobility challenges. Its proximity to the Dover Air Force Base is a particular highlight for many, as it allows for a short, efficient commute for service members and civilian contractors. Furthermore, the park is located within a reasonable distance of local grocery stores, pharmacies, and the Dover Mall, ensuring that all essential services are within a ten-minute drive.
The services offered at Dover East Estates are geared toward supporting a stable residential lifestyle. The management team focuses on the essential infrastructure required for manufactured home living, ensuring that the community remains functional year-round. These services include:
- Leased lot management for the placement of privately owned manufactured homes.
- On-site property management and administrative staff to handle resident inquiries.
- Utility infrastructure support, including connections for water, sewer, and electricity.
- Refuse collection and waste management services for all community residents.
- Gated or clearly marked residential entry points to maintain neighborhood privacy.
- Maintenance of common area landscaping and shared roadways within the park.
- Snow removal services for primary park thoroughfares during the winter months.
The features and highlights of Dover East Estates reflect its status as a suburban residential community. While the park emphasizes quiet, independent living, its layout provides several advantages for its residents. One of the primary highlights is the established nature of the park; the mature trees and paved streets provide an aesthetic that is more settled than newer developments. Additionally, the community's placement near the St. Jones River and the Little Creek Wildlife Area provides residents with easy access to some of Delaware’s most tranquil natural scenery.
Notable highlights of the property include:
- Established lot sites with mature landscaping and private driveways for each home.
- Designated on-site parking for residents and their guests.
- Close proximity to East Dover Elementary School and other local educational facilities.
- Direct access to the recreational opportunities of Pickering Beach and the Delaware Bay.
- A central location near the Dover Air Force Base and the Air Mobility Command Museum.
- Wheelchair-accessible common areas and entrance points for improved inclusivity.
- A pet-friendly environment that allows residents to enjoy their homes with their animal companions.

When considering the diverse housing options in Kent County, Dover East Estates is worth choosing for its exceptional balance of location and affordability. It is a top choice for those who want to live near the center of Delaware's capital without the high price tag associated with traditional real estate. The park is worth choosing if you value a "neighborly" environment where you can have your own private space and yard while still being part of a larger, managed community. For military families or individuals working at the base, the mere minutes saved on the daily commute provide a significant boost to quality of life.
Furthermore, the community is worth choosing for its access to the natural beauty of the "Lower Counties." Living on South Little Creek Road puts you at the doorstep of the Delaware Bay's unique ecosystems, offering a quieter and more reflective lifestyle than the busy commercial strips of North Dover. While it provides a no-frills residential experience, the stability and strategic location make it a reliable option for long-term Delaware residents. If you are looking for a community that puts you at the heart of Dover’s history and industry while offering a straightforward path to homeownership, Dover East Estates is a practical and welcoming destination.

Trailer trash is NOT someone who lives in a trailer park; trailer trash, like many other labels, is a mentality. This place is full of horrible people with that mentality (I'm not saying all; I'm saying majority), including, and at the head, the park manager who lives in the park. She also allows sub-leases (I have proof), which is against the law in the state of Delaware. If that gets caught, what happens to the tenants who are subleasing and don't know they're doing anything wrong? Apparently her, nor their landlords care. Sad 😔
It's a dirty dirty mobile home community. No park for children to play at. They get enough lot rent it's the least they could do. Also when you come In the entrance they ALWAYS ALWAYS ALWAYS SPEED!!!! One day it will be on the News "Child hit by SPEEDING VEHICLE" I pray for a turn around on the daily for your establishment.
Sister lives there. Nice place! Lot Rent goes up every year. I think that is ridiculous. Maybe instead of every year, maybe every 5 years. But it is a friendly neighborhood, most keep grass cut looking very nice. Children playing, which I enjoy hearing their laughs and fun they're having.
I like this mobile home park. Lots are decent size and it seems quiet.
Quiet neighborhood. Local shopping nearby. Not clean. Park owner is rude.
