Evergreen Park Introduce
For residents of Northern New York, finding a balance between affordable living and a high-quality neighborhood environment is a top priority. Evergreen Park, located in the historic city of Watertown, serves as a well-established solution for many local families, retirees, and professionals. As a manufactured housing community, Evergreen Park offers a distinct alternative to traditional apartment renting or high-cost site-built homes. For New Yorkers in Jefferson County, this park represents a chance to achieve homeownership in a managed setting that emphasizes community stability and convenience. Whether you are a "Snow Bird" looking for a summer base near the Thousand Islands or a local worker seeking a permanent residence near the city center, Evergreen Park provides a range of housing options tailored to the regional lifestyle.
The community is known for its blend of varied residential zones, including sections that cater to different age demographics. This variety ensures that the park remains a dynamic part of the Watertown landscape. Living in Evergreen Park allows residents to enjoy the privacy of a detached single-family structure—complete with private yards and driveways—while benefiting from the shared infrastructure and professional management of a mobile home park. In an era where housing costs in New York continue to rise, Evergreen Park remains a steadfast option for those who want to build equity in their own home while keeping their monthly land-lease costs predictable and manageable.
Location and accessibility are among the most significant advantages for those choosing to live in Evergreen Park. The park is situated at 933 Leray Street, Watertown, NY 13601, placing it directly within the city limits and providing easy access to major regional thoroughfares. For local commuters, the park’s proximity to NYS Route 11 and Interstate 81 is invaluable, allowing for quick travel to nearby Fort Drum, the Salmon Run Mall, and the various medical facilities that serve the North Country. The central location means that grocery stores, pharmacies, and local schools are often just a short drive or a brisk walk away, making it an ideal spot for those who prefer to be near the heart of the action while still maintaining a quiet home life.
Accessibility within the park itself is also a point of note. Many of the homes within Evergreen Park are designed with modern accessibility features in mind. It is common to find residences equipped with low-threshold showers, wide doorways, and ramp-accessible entries, catering specifically to the needs of the park's senior residents and individuals with mobility requirements. The layout of the park features blacktop driveways and private roads that are professionally maintained, ensuring that even during the heavy lake-effect snowfalls typical of the Watertown area, residents can navigate in and out of the community with relative ease.
Evergreen Park provides a comprehensive array of services designed to simplify the lives of its residents. These services are included or available through the park management to ensure a clean, safe, and functional environment. Services offered at Evergreen Park include:

Customer Reviews
The owner Jack is a wonderful guy. BUT whoever that lady is working for him is not. I had been working with them on getting in the park with my 2 children, my ESA, and my cat and already had purchase plans with the man selling the trailer i just had to be approved in the park. I talked to them about getting my ESA in and wouldn't accept him. Fine. No problem. I'll get him service trained (my son is autistic). I handed in the application and called about it to have them lie to me. The lady was telling people I have multiple dogs (I do not) she tried telling me other people had applied and were better than my application and that the gentleman that was selling me the trailer was selling to someone else. She was quite snooty while I was questioning on the denial of a ESA. I didn't think they could. But I told her I'd figure out a way to be able to make it work. She was dead set on if the dog is over 15 pounds it can't be there. I said if I get him as a vested service dog they can't deny me. Lots of attitude. Lying to the owner about how many dogs I have and lying about the place being sold to another person is NOT good business. Just to be sure I don't get in. Very shady. Very unprofessional. Very unfortunate. I hope they get more help in there because this lady clearly can't operate the place on her own the whole 8 hours a week she's there. Just crazy disappointment for no reason. My home was SO excited for this move/change and for the stick up her butt to be the reason we can't is insane. Do better evergreen.
where is there a phone number? I've did some searching. And all I can find is emails for different realty companies.
Decent I guess didn't have the opportunity to see the inside. Location is convenient to Watertown and Fort Drum but uncertain about the safety in this area
It's a nice place to live clean and orderly
This place doesn't seem very big from the road, I was surprised when I looked at it on the map.
