Evergreen Point Village Introduce
Evergreen Point Village is a established residential community located in the heart of Frederick, Maryland. Functioning as both a mobile home park and an RV facility, it offers a unique housing solution for those seeking long-term stays or monthly rentals in the region. For Maryland residents, this park provides a central home base that balances the simplicity of mobile living with the incredible convenience of being situated in one of the state's most dynamic and historic cities. The village is designed to cater to a diverse crowd, ranging from local workers and long-term residents to travelers who need a reliable place to park their rig while exploring the surrounding Frederick County.
The community is characterized by its "full-service" approach, operating year-round to ensure that housing needs are met regardless of the season. Its atmosphere is straightforward and functional, focusing on providing essential utilities and a stable environment for its inhabitants. As a "green and peaceful" park, it offers a contrast to the high-density apartment complexes found elsewhere in the city, giving residents their own private lots and the ability to maintain a self-contained lifestyle. For those looking for a practical living arrangement in the 21704 area, Evergreen Point Village remains a notable option in the local real estate landscape.
Location and accessibility are perhaps the most significant advantages of living at Evergreen Point Village. Situated at 7589 Shields Drive, the park is tucked away just off Route 355 (Urbana Pike), placing it within walking distance of numerous local amenities. Accessibility is a priority, and the property features a wheelchair-accessible parking lot to accommodate residents and guests with mobility requirements. For commuters, the park is strategically located near the intersection of several major Maryland arteries, including I-70, I-270, Route 15, and Route 340, making travel to Washington D.C., Baltimore, or even Gettysburg, PA, highly efficient.
Local Marylanders will appreciate that the village is practically next door to major shopping hubs. Residents are within a short distance of popular retailers like Lowe's, Aldi, Walmart, and Target, as well as a variety of dining options ranging from quick bites at Panera to local Frederick favorites. Furthermore, for sports enthusiasts, the local baseball fields are just a few miles away, providing easy access to recreational events. This high level of walkability and transit-access makes it an ideal spot for those who want to minimize their daily commute while remaining close to the historical charm of downtown Frederick.
Evergreen Point Village offers a variety of services designed to support both mobile home residents and RV enthusiasts. The management focuses on providing the necessary infrastructure for self-sufficient living. The following services are provided at the facility:
- Full-service RV sites equipped with 50-amp electric hookups (30-amp rigs may require a converter).
- Complete water and sewer hookups for all long-term residential units and travel trailers.
- Onsite laundry facilities featuring coin-operated equipment for the convenience of all residents.
- Regular trash collection services with pickups scheduled on Mondays and Thursdays.
- Snow removal and basic road maintenance within the park during the Maryland winter months.
- Administrative support through the rental office for processing monthly payments and handling site inquiries.
- Security-focused parking management with assigned spaces for residents and a dedicated guest lot.
The features and highlights of the park emphasize its practical utility and community-focused rules. The park is managed with specific policies to maintain order and ensure a consistent experience for all neighbors. Key highlights include:
- A year-round operational schedule, providing a permanent housing option in a region where seasonal closures are common.
- Private, individual lots that offer more personal space than traditional high-rise living.
- An onsite playground located behind the mobile homes on North Mayer Drive, providing a space for supervised children to play.
- Pet-friendly policies that allow for small pets, provided they are leashed and cleaned up after.
- A "cash only" or mobile-friendly payment environment, depending on the specific rental agreement and current management preferences.
- Close proximity to Monocacy National Battlefield and local walking paths for outdoor recreation.
- Strict "quiet time" hours from 9:30 PM to 7:30 AM to ensure a peaceful environment for all residents.
For those interested in monthly rentals or residential lot availability, contacting the management directly is the best way to get up-to-date information on rates and requirements. The office can provide guidance on the application process and current park rules.

What is worth choosing about Evergreen Point Village is primarily its unbeatable location and its role as a versatile housing bridge. In a market like Frederick, where traditional rental prices continue to rise, this village offers a monthly-based alternative that is highly accessible to those who already own their mobile units or RVs. It is a "no-frills" choice that prioritizes utility; for the resident who spends their day working or exploring the rich history of Maryland and simply needs a secure, well-located place to return to at night, this park delivers.
The park is also worth considering for its professional assistance during the move-in process. Residents often cite the helpfulness of the onsite staff, such as Dennis, who assists with the logistics of getting settled. While the park maintains a rustic and established feel, its integration into the surrounding commercial district means you never have to travel far for supplies or entertainment. Choosing Evergreen Point Village means choosing a life of convenience, where the best of Frederick—from the shopping centers to the historic battlefields—is right at your doorstep. For those looking for a straightforward, community-oriented living space in Western Maryland, it provides a solid foundation for local life.

Its cash only payments. The place is really run down and is not at all maintained. The laundry room/facility and equipment are filthy, stinks of cigar smoke, and never cleaned (I had to call the machine/equipment operators for repairs). Property owners discriminate against the renters about/in the parking area. The man who over sees the rentals is rude and doesn't answer your questions and doesn't request repairs made when equipment is broken. I strongly recommend against renting or staying here. I'd give Zero stars if possible. 2 Thumbs down.
Monthly rental only. Worked out for us. It is a nice RV / Mobile Home Park. We were there to watch baseball and the field is only about 3 miles away! Thank you Dennis, for your assistance!
Could use more parking spots. RV spots can be very difficult to get into as they are badly placed. The Lowe's behind our spot was loud at all times of the day and night. All in all, not bad for the money we paid. Can't say I'm not happy to beheading somewhere else after 3 months here.
This is the only RV park in the Frederick area not at a state park. It's part mobile home part RV. It's not a vacation RV resort in any sense, it's definitely got more long term stays. Everyone had their own private lots which are nice but it is very tightly packed in. Every site has full hookups, cable, and trash service which is great. You are in Frederick so you are close to basically everything. You can walk to Aldi, Panera, amazing local restaurants. You're near Walmart, Target, Sheetz and Wawa. The location cannot be beaten for Frederick. Making reservations was a little nerve-wracking since it was just said that there was a site available and to call a half-hour before arriving. We arrived with no issues though. It's a little rednecky but everyone is super nice and offers to help. Not the best RV park, not the worst. All sites are 50amp too so if you have a 30amp rig, you'll need a converter.
People are friendly and it is clean. Park manager Dennis is great! The one downside is Lowes is right behind me and it can pretty noisy throughout the middle of the night. A lot of the park rules have changed and now it is a headache.
