Goethals Community Introduce
The Goethals Community stands as a rare and vital residential option in the New York City landscape. Located in the Bloomfield and Mariners Harbor section of Staten Island, it is often cited as the only "manufactured housing community" within the five boroughs. For decades, this community has provided a path to home ownership that is increasingly difficult to find in the metropolitan area. By offering a middle ground between high-density apartment living and expensive traditional real estate, Goethals Community serves a diverse population of residents who value independence and a sense of neighborhood connection.
Managed by Garden Homes Management, the park consists of approximately 129 units, primarily featuring single-wide and double-wide manufactured homes. The atmosphere is distinct from the bustling urban centers nearby; it offers a suburban, small-town feel characterized by individual yards, private entryways, and the ability to own a detached structure. Many residents have called this park home for over twenty-five years, contributing to a stable and safe environment that is often described as one of Staten Island's "best-kept secrets." While the aesthetic is a departure from the typical NYC skyline, the community provides a practical solution for those seeking affordability without sacrificing the benefits of living in New York.
The location of Goethals Community is one of its most significant strategic advantages. Situated right near the foot of the Goethals Bridge, the park offers unparalleled accessibility for commuters. Residents can reach New Jersey in minutes or utilize the West Shore Expressway to navigate Staten Island. Despite its proximity to major transportation arteries, the community is tucked away in a manner that maintains a level of quietness, bordered by the local wetlands and the Goethals Pond, which provide a natural buffer and a touch of local wildlife to the area.
- Located at 2701 Goethals Road North, providing immediate access to the Goethals Bridge and I-278.
- Excellent proximity to Newark Liberty International Airport, making it ideal for frequent travelers or airport employees.
- Served by local bus routes, including stops at Goethals Road North and Mobile Home Park Row A.
- Close to major shopping hubs like the Southgate Center and Forest Commons, both within a five-minute drive.
- Convenient for students and staff of the College of Staten Island (CUNY), located less than four miles away.
The services offered within the Goethals Community are designed to simplify home ownership and ensure the property remains well-maintained. Unlike traditional apartment rentals, residents here typically own their homes while paying a monthly lot rent. This lot rent is comprehensive, covering several essential municipal and maintenance services that would otherwise be the individual responsibility of a homeowner. This management style allows residents to focus on their personal living spaces while the community infrastructure is handled professionally.
- Professional on-site management and maintenance teams to oversee common areas and infrastructure.
- Comprehensive monthly fees that typically include property taxes, water, and sewer services.
- Regular garbage and refuse collection provided by the community.
- Snow removal for the main community thoroughfares during winter months.
- Active reinvestment in property upgrades, including recent renovations to units and common facilities.
- Natural gas connectivity for modern heating and cooking appliances in many homes.
One of the most appealing features of Goethals Community is the ability to enjoy amenities usually reserved for suburban single-family homes. Many of the manufactured homes feature private carports, individual sheds for storage, and small yards that allow for gardening or outdoor seating. The community is also notably pet-friendly and family-oriented, with local schools and parks just a short distance away. Recent renovations in the park have introduced brand-new units featuring modern layouts, central air conditioning, and energy-efficient appliances.
- Pet-friendly policies that allow residents to live with their cats and dogs.
- Private off-street parking, with many units featuring carports for one or two vehicles.
- Individual outdoor space, including front, back, and side yards for personal use.
- Proximity to nature at the nearby William T. Davis Wildlife Refuge and Staten Island Industrial Park.
- Newer home models (2023-2024) featuring 2-bedroom, 2-bathroom layouts with hardwood floors and updated fixtures.
- Community-oriented atmosphere where children can play outside and neighbors often know one another by name.
