Grafton Mobile Home Park Introduce

For those looking for a sense of community and an affordable way to live in the highly desirable York County area, Grafton Mobile Home Park stands out as a practical and welcoming choice. Located in Yorktown, Virginia, this neighborhood offers a unique blend of quiet residential life and unbeatable access to the amenities that make the Virginia Peninsula so popular. In an era where housing costs continue to rise, mobile home parks like Grafton provide a vital alternative for families, military personnel, and individuals who want to enjoy the benefits of homeownership without the massive price tag of traditional real estate. The community is characterized by a friendly atmosphere where neighbors look out for one another, and many residents have lived here for years, contributing to a stable and settled environment.

The neighborhood is currently in a phase of growth and revitalization, with many lots seeing the addition of brand-new manufactured homes and the refurbishment of existing ones. This "up and coming" vibe makes it an exciting time for new residents to join the community. Whether you are a young family starting out or someone looking to downsize while staying close to the historical and coastal attractions of Yorktown, Grafton Mobile Home Park offers a factual and dependable residential option. The presence of active families and children playing outside gives the park a lively, safe, and communal feel that many find more appealing than the anonymity of large apartment complexes.

Location is one of the strongest selling points for Grafton Mobile Home Park. Situated at 1109 Oriana Rd, Yorktown, VA 23693, the park is perfectly positioned for those who work at nearby military installations or in the local tech and research sectors. Accessibility extends beyond the road network. The park is nestled in the heart of Grafton, meaning residents are close to nearly everything they could need. Grocery stores, pharmacies, and a variety of local dining options are all within a short driving distance. Furthermore, the community is directly across the street from the York County Sports Complex, where residents can easily access soccer fields, basketball courts, and picnic areas. Despite its proximity to these major hubs, the park itself remains tucked away in a quiet area, providing a peaceful retreat from the surrounding city buzz. For those with mobility needs, the community features a wheelchair-accessible parking lot and flat terrain that makes navigating the neighborhood straightforward.

This is the face Of YorkTown, you have all these entitled folks living the dream. And won't even bother to help a community like this rebuild. But will send money to a go fund me across the planet for a half blind cricket just to hear it chirp again.

The neighborhood is up and coming. Lots of families, quiet except for when the young kids are playing outside and having fun. Friendly neighborhood with families who take care of one another. Best school districts around and accessible to nearly anything you would need. New trailers on lots, trailers being refurbished, work being done to the lot. Couple homes for sale in the park.

Google maps asked me if the directions I received to this location were good. This review speaks to the directions and ease of finding the location. The directions were good but I did get a little confused upon arrival because it appeared there were two entrances and I was not sure which to enter. (Minus 1 star). The other star minus is due to the area not being well lit. This is all hearsay that “the owner of the park doesn’t want to pay for lighting”. To the owner of the property, if you spring for it, try to have a light for the sign so people can find the spot in the evening and at the entrance to know where to safely turn into the park. That’s my 2 cents.

I do not recommend. I tried for almost a year to contact them after trailer was bought about my application. After almost a year and alot of run around with 3 different property managers finally got an answer from the owner of the park. Mind you the owner lives in California well since I moved into the trailer I bought and had proof of all the correspondence I had with property managers and owner I was made to pay the almost year I lived there. So I paid over 800 a month for over 2 years WITH NO LEASE was told I'd get one atleast once a week for 2 years and never received one. Well in the end tried to get my name off the non existent lease when left my husband thought I could pay 2 months and break my part of lease the owner told me absolutely not he won't take me off non existent lease. So now it looks like I live in 2 different residents for last almost year not one day there was a good time. Plus the kids were horrible didn't allow my daughter to hang out with them. The property and trailers all need a fix up but nothing gets fixed there and no rules ever enforced.

I should have known from the application problems on day one that this was a BAD IDEA. The people here are terrible. They sure do know how to make someone feel unwanted. I work nights and don't bother a soul, but a neighbor wants to deface my property instead of telling me like AN ADULT. The kids here are ruthless, cussing, uneducated, unsupervised, and just down right pathetic. They like to block the entrances and laugh at you, and when you call them out for cussing at you they wanna cry to mommy and daddy!! You want to speak like an adult, let's handle it like an adult! Absolutely no discipline. Crack heads as parents! Families STAY AWAY!! don't expect any one to follow any rules! Pits & Shepards reside here! I had a pit run up on my dog (WHO WAS PROPERLY LEASHED) and my partners 3 year old son, aggressively!!! Neighbors expired inspection and outdated tagged POS truck has no mufflers or cats, expect that lovely Loud revving right outside your door!! "Its a old truck" they say. PATHETIC. Loud music booms all hours of day and night. Little yapping dogs, all day and all night. Neighbors don't pick up after their dog, don't leash their dog... like I said, WHAT RULES? Oh, some kid thinks it's real cool to hit 2nd gear in a park that's UNDER 15 MPH. Don't expect much, it's a dump. Some old man will tell you he's park manager, lol. No on-site management. Damned if you do, damned if you don't. I'm moving in less than 6 months of moving in. STAY AWAY. Unless you're like these idiots, you'll fit right in.
