Americana Park East functions as more than just a place to park a home; it is a full-service residential neighborhood. As both a mobile home park and a licensed mobile home dealer, the facility simplifies the transition into manufactured housing by offering a one-stop experience. From helping families find a model that fits their specific needs to assisting with the logistics of moving a home onto one of their spacious lots, the management team focuses on making the process as pressure-free as possible. This commitment to service has made it a sought-after location for many locals looking to settle in a quiet, peaceful area of the Southside.

When exploring your options at Americana Park East, it is well worth choosing one of their renovated "Master Suite" models. These homes often feature modern kitchen upgrades and beautiful new flooring that rival traditional apartment finishes at a much lower monthly cost. Choosing a home that comes with an included storage shed is another smart move, as it allows you to maximize your interior living space by keeping seasonal items and tools tucked away. Furthermore, it is worth choosing to participate in the community's seasonal activities, particularly making use of the swimming pool and clubhouse during the summer. For new residents, choosing the "one-stop" experience through the on-site dealer can save thousands of dollars and hours of time by bundling the financing and insurance process into a single, manageable step. I wouldn’t come here until they fix the illegal towing being done, plus they have been cars broken into or damaged by thieves/ criminals. The lease agreement is very vague and made to screw over the people of the community. From what I have seen and witness myself the owner does not care of who they hire or form contracts with. It’s all about business. Now for the management aspect they do as much as they can to help and inform the people of the community. In my humble opinion you should find other places.

I love living here. I've only been here since April 2021 but I fell in love with my place. Plus the people are very nice and helpful, the maintenance people come out quick and take care of your problem and a man that lives in the park takes care of my lawn so I don't have to worry about that. There's a nice little pool here. This area is convenient to many places you need nearby. I don't see myself moving.

Highly wouldn't recommend moving here, management is absolutely terrible. Managers only care about their pockets. Left the trashcan out an extra day? Well you better be expecting a $125 cleanup fee on your next month's rent. If they can find a way to charge you best be assured they most definitely will.

I like living here. It's nice. I'm from this area and I grew up in Tabb. I moved away after my kids finally grew up after we had settled back here after military life and I left for a while. I moved home after 20 years and I find this place to be nice and clean, charming. Sure it has its issues but not like a lot of places. There were a few things when I moved in but they were settled. The trailer are really nice and I'm very peculiar about where and what I live in and I find I'm very happy and feel at home.Although the assistant manager was amazing Brittany..she knew everything and everyone and helped with a smile and got it done for you but she was so good at her job she made the manager look bad..and she fired her. The manager has attitude and isn't very friendly, she's hard to work with and will promise you the moon and stars but will not make it happen. I did her job for many years with a large corporation out of Ashburn Virginia and I just feel she isn't capable of doing the job properly and isn't people friendly

Avoid this mobile park like the plague. They raise the lot rent every year (it is currently 453 dollars a month). They also have extremely picky, inspections every year that can cost you extra money. They are now forcing tenants to remove all no trespassing signs, so you have no way to prevent trespassers from trespassing on your lot. I have had my home vandalized a number times over the years and the park management does nothing about it. I have lived here 18 years and it has got increasingly worse over the years. This is definitely the worst place I have ever live, and I will be moving soon.
