Grantville Commons Manufactured Home Community Introduce
Grantville Commons Manufactured Home Community is an established residential neighborhood located in the scenic area of Grantville, Pennsylvania. Catering to individuals and families looking for affordable housing solutions, this community offers a range of manufactured and modular homes that emphasize value and convenience. As a versatile real estate hub, it serves multiple roles, acting as a mobile home park, a dealer for new and used homes, and a rental agency for those not yet ready for homeownership. For residents of Central Pennsylvania, it represents a path toward property ownership in a region known for its rolling landscapes and proximity to state capital resources.
The community is designed to provide a suburban lifestyle with a focus on family-friendly living. Being a "land-leased" community, residents often own their homes while leasing the lot, which helps keep monthly costs manageable compared to traditional real estate. The park is home to a diverse demographic, ranging from long-term residents who have lived there for over a decade to young families just starting out. While it offers a quiet, residential feel, it is also a place where community challenges—such as infrastructure maintenance and utility consistency—are frequent topics of discussion among neighbors, highlighting the importance of staying informed and active within the local neighborhood network.
Location and accessibility are among the primary draws for Grantville Commons. Situated at 580 Bow Creek Road, the park is strategically positioned just 16 miles from Harrisburg, making it a viable option for commuters. It sits within East Hanover Township in Dauphin County, providing easy access to major thoroughfares like Interstate 81 and Route 22. This connectivity allows residents to quickly reach local favorites such as the Hollywood Casino at Penn National Race Course, Manada Golf Course, and the world-famous Hershey’s Chocolate World. For families, the community is served by the Lower Dauphin School District, which is frequently cited as a significant benefit for local parents.
Accessibility is a key feature of the community's layout. The park includes a wheelchair-accessible entrance and a wheelchair-accessible parking lot at the main office area, ensuring that prospective residents and current community members with mobility needs can interact with management and visit the facilities with ease. The neighborhood itself consists of paved residential streets that are easy to navigate, providing a straightforward environment for walking or driving within the park boundaries.
As a comprehensive manufactured home community, Grantville Commons offers a variety of services aimed at supporting its residents. These services cover everything from the initial purchase of a home to the day-to-day management of the grounds. The services offered include:
- Mobile home sales, featuring brand new Champion models and well-maintained pre-owned homes.
- Rental agency services for those looking for temporary or flexible housing options within the park.
- Modular home dealing, providing sturdier, pre-fabricated housing alternatives.
- Professional on-site management to oversee lease agreements and community standards.
- Weekly garbage collection services for residents (subject to specific park restrictions and guidelines).
- Infrastructure maintenance, including the management of community septic systems and public water connections.
- Special "Move-In" incentives and referral rewards to help make homeownership more accessible for new residents.
The community features several amenities and highlights designed to enhance the quality of life for its members. While the park is known for its peaceful, country-like setting, it also provides functional spaces for recreation and socialization. Notable features and highlights include:
- A dedicated community playground, making it a "good for kids" environment where children can play safely.
- Outdoor recreational courts, including a basketball court and a volleyball court for active residents.
- A pet-friendly policy that welcomes furry family members, a must-have for many Pennsylvania households.
- Beautifully landscaped grounds that provide a sense of privacy and aesthetic appeal for the individual lots.
- Proximity to local shopping and dining, including Walmart, Meadows Marketplace, and local favorites like Fabio’s Restaurant.
- Access to public transportation options, such as regional bus routes, facilitating easy travel to Harrisburg and surrounding areas.
- Planned community events and "camp-out" style activities that encourage neighbors to connect.

When considering a move to Grantville Commons, it is worth choosing for those who prioritize location and affordability. Its position near the heart of Pennsylvania’s most popular attractions—from the excitement of the casino to the charm of Hershey—makes it an ideal home base for active families and individuals. The park is particularly attractive to those looking for a "starter home" or a way to downsize without sacrificing the privacy of a detached residence. While some residents have noted challenges regarding utility consistency, such as water main breaks or garbage collection limits, many find that the lower cost of living and the quality of the surrounding school district provide a compelling trade-off.
Ultimately, Grantville Commons is worth choosing because it offers a realistic path to homeownership in a desirable part of Dauphin County. Prospective buyers are encouraged to speak with current neighbors to get a full picture of the living experience and to visit the site during different times of the week. Welcome to the community with the most water problems.I think that would be the perfect name for this place. For those considering living here, this situation is more common than you might think, or than the version you might hear at the office when you come for information or to purchase a property.I urge you to ask around the neighborhood about potential problems or solutions before making your decision. And I've lived in this place for over 15 years.
They are arguing about the garbage container, here we all pay for garbage collection, which is weekly and with restrictions, so everyone has the right to throw away what is no longer useful and the truck does not want to collect. The company "resolves" to bring this container knowing the number of residents of the park. They should provide much better service when it comes to picking up debris or large items. This will be the next excuse to have an increase and the service remains mediocre. I remember when I moved here there were 2 trash cans per residence. Besides, they don't care if people accumulate things or not, the business/owner should bring one more often or install a container of these in the park. In the end we will all end up paying for that “Good Gesture” whether we accumulate garbage or not 🧠 We don't have to go out and leave our garbage in other containers, when it is supposed to be your landlord who should provide a solution.
Pretty shitty of this place to turn the water off everyday and make people go hours without water. Id give it a negative review if I could.
I’ve experienced nothing but courteous and professionalism from Tyler, throughout the entire process of buying my home. He went above and beyond for me.
We currently live here. They raise the rent periodically for the month by a few dollars and cents for storm water run off and things of the like and then when you either forget or miss the message and pay your regular rent; instead of informing you when you drop it off or calling you later—-they simply hold the entire amount of your check until the day after it’s due and then send you a late fee for the total amount because “they don’t take partial payments.”**This should absolutely be illegal, if it isn’t already.**When you complain about anything going on in the park, they no exaggeration look you in the face and invite you to go find somewhere else to live if you don’t like it. Helpful, right?Crime runs rampant here. The teenagers in the park do whatever they want wherever they want, to include your yard. Someone has been breaking into and siphoning gas out of cars for the past 6 months or so, as recently as last night. The park has installed cameras that have stopped absolutely nothing. We already have a ring doorbell and are also purchasing a flood light for the front now to point at the driveway. The only real police presence here is for domestic calls and the constant sobriety checks near the entrance for “public outreach” lol.Been here a few years now—since you have to own your place here, you can’t just pick up and move in a year. Now that we’ve finally got the money saved to move, we’re going to do as they invited us to and get the heck out of this crime ridden neighborhood with slummy management. Onward and upward.Do yourself a favor and find a better place around here with less crime and better management. They’ll kill you with kindness until they hold that paperwork you signed in their hands. Take it from someone who made the mistake—don’t be like me. Go be like the other reviewer who found their dream home somewhere else, because you’re not going to find it here.
