Island Shadows Mobile Home Park Introduce
Island Shadows Mobile Home Park is a hidden gem nestled along the banks of the St. Lawrence River in Cape Vincent, New York. Founded as a family-run labor of love by Gary and Elizabeth Beaton and their seven children, this 15-acre estate was meticulously carved out of the riverfront to provide a high-quality summer sanctuary for outdoor enthusiasts. Since construction began in 1979, the community has evolved into a premier destination for those seeking a mix of tranquility and activity. For New York residents looking for a seasonal escape, Island Shadows represents the quintessential "River Life," where the rhythmic hum of international freighters passing through the St. Lawrence Seaway becomes the soundtrack to a perfect summer afternoon.
The park is defined by its commitment to a "pristine" environment. Unlike many high-traffic transient parks, Island Shadows is designed with a focus on long-term pride of ownership and a close-knit community atmosphere. The grounds are impeccably kept, with lush lawns and carefully manicured common areas that lead directly to 900 feet of beautiful water frontage. From the moment you arrive, the friendly spirit of the residents and the professional demeanor of the management make it clear why many families have spent decades calling this park their summer home. It is a place where "lake meets river," offering the relaxing atmosphere needed to decompress from the fast-paced life of the city.
Location and Accessibility are among the park's strongest assets. Situated at 33379 NY-12E, Cape Vincent, NY 13618, Island Shadows is perfectly positioned at the "Gateway to the Thousand Islands." It is just a short drive from the historic village of Cape Vincent, known for its French heritage and the Tibbetts Point Lighthouse. For travelers coming from across New York, the park is easily accessible via scenic Route 12E. The park offers on-site parking for residents and a designated visitors' parking area for guests. Recognizing the importance of inclusivity, the community layout is designed to be navigable, allowing everyone to enjoy the waterfront common areas and the spectacular sunsets that have made this region world-famous.

Customer Reviews
Such a beautiful and well kept place. Its right on the St. Lawrence River with all homes having a great view. The only reason I'm giving it 4 stars is because there are far too many rules there. It just seems a little excessive. But don't get me wrong, it is a nice place.
Were Lake Meets River! So Relaxing!
I've never been into the park proper, but the shrine across the street is beautiful. I appreciate how well maintained and thoughtful it is as a part of the community landscape along the Seaway Trail
