Little Flower Estates Introduce
Little Flower Estates is an established manufactured home community located in the heart of Vineland, New Jersey. This neighborhood is designed for residents who value a quiet, suburban lifestyle while maintaining the financial benefits of manufactured housing. Spread across a sprawling acreage shaded by mature trees, the community offers a mix of classic single-wide units and spacious double-wide homes. As one of the more prominent mobile home parks in Cumberland County, it provides a vital housing option for both young families looking for their first home and retirees seeking to downsize in a community that is easy to navigate and manage. The park is characterized by its wide, paved streets and residential lots that offer enough space for gardening and outdoor relaxation.
In recent years, Little Flower Estates has undergone transitions in management aimed at maintaining the community’s standards and ensuring the long-term viability of the park's infrastructure. While it is a residential-focused neighborhood, the community has historically included recreational features such as basketball courts and common green spaces. The park is currently seeing an influx of newer manufactured homes, which bring modern amenities like open-concept floor plans, energy-efficient appliances, and contemporary finishes to the local real estate market. This blend of established neighbors and new residents creates a diverse and welcoming atmosphere for anyone looking to plant roots in South Jersey.

What is worth choosing
When moving into Little Flower Estates, choosing the right lot can significantly enhance your living experience. Many residents find that selecting a home on one of the perimeter lots is highly worth choosing, as these sites often back up to the woods, providing a peaceful, green buffer and extra privacy. For those who value modern conveniences, opting for one of the newer 2023 or 2024 manufactured home models is an excellent choice. These homes are designed with contemporary living in mind, featuring upgraded insulation, high-speed internet readiness, and stylish kitchens with granite countertops or central islands.
Additionally, choosing to live in this community is a smart move for those who want a "managed" lifestyle where the big-ticket maintenance items, such as septic systems and community landscaping, are the responsibility of the park. While management interactions can be a focus of resident feedback, the value proposition of owning a home in a premier Vineland location for a fraction of the cost of traditional real estate is hard to beat. For families, the proximity to both the town’s amenities and outdoor recreational areas makes Little Flower Estates a practical and attractive choice for long-term residency in Southern New Jersey.

Customer Reviews
There's no gazebo anymore probably not going to replace it. The basketball court net and backboard broke they took it away it was replace by the kids that live here not the park. We got a new manager she's doing a good job with the park. Still no gazebo and the kids destroyed the hoops they put up so why replace the.
I moved in August of last year, 2023. For months, there was no management nor anyone ever in the office to talk to. My house is a brand new one and immediately upon moving in, we had a foul smell and here to find out, the septic was backing up! They had someone come out to supposedly fix it. Then a few weeks later, the same thing happened again! They had someone come out again and here to find out, they needed to dig up our lawn because the plumbing and septic weren't correct!!Then since moving in, we have had 2 and now a new office manager who thinks she can talk to all of us tenants any which way she pleases. It always rude, cold and very ignorant!! Her name is Melissa Monahon. She is an absolute LIAR! I received a letter in the summer stating my lease renewal was going to be to me within 2 weeks. Should have been in August 2024 to start in September as my renewal. I've asked her numerous times for my lease and she stated that it was emailed and I REFUSED TO SIGN IT!! Then she proceeded to tell me that she was working on it and another time she had to wait until her attorney ok'd it, due to the fact that she's trying to evict eeveryone out of here. In the year of living here, roads were told they were going to be repaired for the potholes, NOT DONE! Rent increased while nothing was fixed around here! I have a problem with my doorbell, flooring, as well as the dishwasher. Melissa refuses to fix the doorbell as it's not a neccessity. The dishwasher she is claiming a month later she needs to replace it and measure it, but it was already measured by maintanence as well as given her a copy of the warranty and manual. Also the hole in the floor was told to her 3 months ago and still isn't fixed!! I have had quarterly inspections done and have always had everything as is from my move in day and always was passed! Melissa comes aboard and has so many complaints about a mini yard fence up and I took down immediately, lights being on the roof bc I keep them up and on and was told it's not a holiday and need to come down as well as now she wants the grass repaired by me for not even having grass there upon move in!!! THIS WOMAN IS THE ABSOLUTE WORST OFFICE MANAGER IN THE WORLD AND NEEDS TO BE FIRED!!!!!
I have a relative that lives there? The back part of the property is better. The front part looks like a ghetto. The rent is ridiculously because it increases by $50 a year on average? For people on limited income, the rent increase is expensive?
My mom has lived in this park for over 20 years. She loves it and is very happy here. Streets could use some TLC and have noticed that there are 3 or 4 mobile homes that have not been placed on a lot yet. Little bit of an eye sore but other than that great place to live. Mom has no problem with her neighbors or management.
My parents lived there for 18 (?) Years. When they moved in, it was like a gated community. Security at the front and the back gate closed at night. The roads were maintained and you could find someone in the office when needed. Forward to today. The security guard shack has been removed, the back gate never closes. The roads are full of potholes and good luck getting a hold of Cedrick if you need anything. The lot rent has gotten out of control and a good portion of the park looks like the ghettos. I have never been happier to sell my parents house and never have to return. I miss the house and my parents, but that park has gone down the tube. I am sorry to the new owner and good people living there. Hopefully a new manager could make Little Flower great again.
