Vineland Hills Manufactured Home Community Introduce

Vineland Hills Manufactured Home Community is a established residential neighborhood located in the heart of Cumberland County, New Jersey. Designed as an all-age community, it provides a practical solution for those seeking the benefits of homeownership without the high price tag typically associated with traditional stick-built real estate in the Garden State. The community is managed by professional staff who oversee the daily operations, ensuring that the common areas and infrastructure support a stable living environment for residents of all life stages, from young families to retirees.

As a manufactured home community, Vineland Hills offers a unique living arrangement where residents typically own their individual homes while leasing the land, or "lot," upon which the home sits. This model allows for a significantly lower entry cost into the housing market. The community features a variety of home styles, including modern multi-section homes that rival traditional houses in both aesthetic and functionality. For many New Jersey locals, this community serves as a vital resource for affordable housing in a region where cost-of-living remains a primary concern.

Located at 1301 NE Blvd, Vineland, NJ 08360, the community enjoys a central position within the city of Vineland. Its location is highly strategic for local commuters, situated just two miles from Downtown Vineland and within easy reach of major South Jersey thoroughfares such as Route 55 and Route 47 (Delsea Drive). This makes for a convenient commute to nearby employment hubs in Millville, Bridgeton, and even further north toward Glassboro or Philadelphia. The community is integrated into a well-regarded school district, making it a viable option for families with school-aged children.

Accessibility is a key component of the community's layout. The park features wide, paved drives and a wheelchair-accessible parking lot at the main office and community center. For those who rely on local transit, the city’s bus services provide a connection to the broader Vineland area and nearby shopping centers. Residents are only a short drive away from essential retail destinations like Walmart and Harbor Freight, as well as local favorites like the Maplewood III restaurant and various parks, ensuring that everything needed for daily life is within a few miles' radius.

  • On-site professional management team available during standard business hours to assist with resident inquiries and community maintenance.
  • Mobile home dealer services providing access to brand-new, energy-efficient manufactured homes from top builders.
  • Mobile home rental agency services for those who prefer the flexibility of renting a single-family home rather than purchasing.
  • Comprehensive site leasing that typically includes trash removal, recycling, and common area maintenance.
  • Facilitation of utility connections for water, sewer, and natural gas heating to individual units.
  • Snow removal services on main community roads to ensure safe travel during New Jersey winters.
  • A pet-friendly policy that allows residents to live with their "furry family members" in a supportive environment.
  • Regular community communication and notices regarding park rules, safety updates, and seasonal maintenance requirements.
  • A dedicated soccer field and basketball court for active recreation and community sports.
  • A park-like setting featuring landscaped grounds and open green spaces for residents to enjoy.
  • A community playground area specifically designed for children to play safely within the neighborhood.
  • Picnic areas and a pavilion equipped with grills for family gatherings and outdoor dining.
  • Proximity to major local attractions like Parvin State Park, Landis Park, and the Museum of American Glass.
  • A secure, gated-feel environment with street lighting and professional oversight.
  • The availability of modern, 3-bedroom, 2-bathroom floor plans with high ceilings and stainless steel appliances.
  • On-site parking for residents and designated areas for guest parking.
  • A community calendar that occasionally features events designed to foster neighborly interaction.

What makes Vineland Hills Manufactured Home Community worth choosing is primarily its role as a gateway to homeownership. In a state where property taxes and home prices can be prohibitive, this community provides a pathway for individuals to build equity in their own home at a fraction of the cost. The recent introduction of high-quality, modern manufactured homes—featuring "RHP Signature" designs with energy-efficient appliances and contemporary finishes—means that choosing this community no longer requires compromising on style or comfort. These homes are built to rigorous federal standards, offering a durable and attractive living space.

For current New Jersey residents, the choice is often driven by the combination of convenience and community. Being only two miles from the heart of Vineland means you have the perks of city life—such as proximity to diverse dining and healthcare facilities—while living in a managed neighborhood that feels separate from the commercial noise. While like any community, it has had its share of feedback regarding management and environmental factors like drainage during heavy storms, many find that the affordability and the ability to have a yard and a private home outweigh the challenges of apartment living. For those who do their "homework," as suggested by some long-term residents, and understand the specific rules and expectations of land-lease living, Vineland Hills offers a reliable and budget-friendly place to call home.
