Lyons Creek MHC Introduce
For many residents in the state of Maryland, finding a balance between affordable living and a high quality of life is a top priority. Lyons Creek MHC, also known as Lyons Creek Mobile Estates, serves as a significant residential option for those looking to settle in the southern portion of Anne Arundel County. This manufactured home community is nestled in the quiet, rural landscape of Lothian, offering a peaceful alternative to the dense suburban sprawl found in other parts of the Maryland region. As a land-lease community, it provides an accessible entry point into homeownership, allowing residents to own their dwellings while leasing the underlying lot, which often results in lower monthly overhead compared to traditional real estate.
The community has seen a period of transition and revitalization in recent years. Long-term residents have noted a visible shift in the park’s management and physical appearance. Under current oversight, there has been a focused effort to enhance the "curb appeal" of the neighborhood, cleaning up common areas and ensuring that individual lots are well-maintained. This commitment to community standards helps foster a professional and orderly environment that many Marylanders appreciate. The atmosphere at Lyons Creek MHC is one of a established neighborhood where many families have resided for decades, creating a deep-rooted sense of stability and mutual respect among neighbors.
Location and accessibility are two of the most practical reasons why local users consider Lyons Creek MHC. Located at 1007 Lower Pindell Rd, Lothian, MD 20711, the community is strategically positioned for those who work in or frequently travel to the surrounding hubs. Lothian serves as a scenic gateway between the busier corridors of Prince George’s County and the coastal reaches of the Chesapeake Bay. Residents enjoy a central location that is approximately 30 minutes from Washington D.C. and only 15 to 20 minutes from Joint Base Andrews, making it an ideal spot for commuters and military personnel seeking a quieter lifestyle without an exhausting daily drive.
The park is also close to various local Maryland attractions and essential services. Nature enthusiasts are just a short drive from the Jug Bay Wetlands Sanctuary, which offers miles of hiking and nature trails. Daily errands are simplified by the proximity to local grocery stores and retail options along Southern Maryland Blvd (MD-4). In terms of on-site accessibility, the park features a wheelchair-accessible parking lot, ensuring that residents and visitors with mobility needs can navigate the central administrative area with ease. This attention to accessibility reflects a broader commitment to serving all members of the Maryland community.

My husband has lived here for 35 years and never has had problems here. Our neighbors are very nice, we all get along well. Since this new company has taken over they have cleaned up this park and even getting curb appeal looking much better. They have spent the money to put New well and a generator so when electric goes out we can still have water. I have been here since 2005 with my husband and this place is look a whole lot better. I wasn’t satisfied with this place at first but it has been so much better since this company has been cleaning out this neighborhood. The only people that aren’t happy here are the ones that you just can’t satisfy no matter what they do to help make this place better. Our office manager has a great attitude with people and has to do her job so that this place stays nice. So those that complain about how she may have to talk to some of the tentents when they are getting notices that they don’t like them they always blame the office. If you do what you are suppose to to your lot then you won’t have problems. I thank her for doing her job as she is suppose to. Great job and thanks for helping to clean up this place. Very happy here now and and the new people that have been moving in are very nice and say they are happy here.
No basketball rims, very unfair for kids in the neighborhood since everyone else can play soccer or football while the other kids can’t play the sport they want
They shouldnt get any stars at all. Worst place to live! We can't wait to move. We have continually talk to management about the drug issue's in the neighborhood, and we tell the police, but nothing is done. Drug deals in broud daylight. Management plays favoritism with tenants, they let half the people do whatever they want, and others are continually getting the backlash from it. I pay my rent on time every month, me and my family stay to ourselves due to the drug problems. Parents don't watch their children. Management will write you up for the littlest thing, like a broken blinde, or toys in back yard. They up the rent but don't put money back into the park. Parking area's fill with water and cause mosquitoes to breed and the water turns green and they expect tenants to park there any ways. They tried to make tenants fix the parking area in front of their house, but tenants fought against it and the management had to fix it but they didn't do it right and water still sits there. We have had thing's stolen and the people who stole it still live in the park. The ones that pay their rent and do all the right things are leaving due to management and the drug issues. They really need help!
People that have robbed other tennants in the park are still allowed to live there. The same people have physically harmed others, had police at their house numerous times , and sell drug (proof) why are these people not kicked out yet? Not safe
The owners keep up public areas. The park looks good. The manger seems to try to represent the renters and owners as best possible. I don't think some of the photos are of this area.
