This park used to be a nice, affordable place to live. Now the corporate owners seem more interested in squeezing every dime they can than keeping a community. The rent hikes are outrageous — jumping so high that people who have lived here for years, even decades, are being forced to walk away from their homes. Some can’t even sell because no one wants to buy into a park with these prices.If this keeps up, the only thing left here will be empty lots and “For Sale” signs, which means less money in the long run for management. You can’t build a stable community by driving out the people who made it one.Update: The park owners claim that “everything always goes up” and that their rent hikes are normal. But there is nothing normal about repeated double-digit increases in a short time—especially in a park with no amenities whatsoever. These aren’t small, cost-of-living adjustments; they’re corporate profit grabs that push long-time residents out of their own homes.

Figured i should leave a review after living here almost 3 years. Today my furnace acted up and I panicked . Called park manger and she immediately hooked me up with some people to call. ( all who weren't available) and she gave me the number for the park handy guy! He came right over cause he was available and in 2 hours, done! I am so happy it was an easy fix.I really enjoy it here. So far no worries. Very quiet atmosphere. And happy to see those pine trees gone. Seems more cozy. Appreciate the help from management when I do have to call which is rare.I pretty much keep to myself yet when I see a neighbor they take a minute to talk or wave. I love the safe feel I get here. Doesn't seem to be a "drama park " like I've heard of when it comes to trailer park living. Glad to be here.

This is a mobile home park, not a campsite or campground.There are no playgrounds, no picnic areas and no public swimming pools.

**Update** the office called after i posted this and asked what happebed. They offered no recourse for this and then after asked me to take this review down. Awful ownership terrible managment. Sub par repair man. They did inform me there was a grace period for renting to own which was never disclosed when buying. Then the grace period is only good while your on the managers good side. The second shes mad at you your grace period ends. Currently Renting to own. The property manager seams nice but the show ends a few months after living here. The price goes up almost constantly. The house was bandaged back together before I bought it. I asked the property manager to have the park maintenance man come look at my furnace and was ignored for 6 days then after I went to the owner i got a message from the property manager stating that I was rto and repairs were on me. Which is fine except he's fixed my house 3 times at least since I've moved in. She's two faced and the owners of the place couldn't care less about this place. Wish I could leave 0 stars

I wish I didn't have to rate this at all because I would have never given even 1 star. First of all, I wish the people giving good reviews on here actually lived in or around the park instead of in Florida. I would never recommend this park to anyone. I used to take pride in my home and wanted it to look nice until Andrew Keel and Co came in and raised our lot rent from $180 to one year later it's $252 plus water, sewage and garbage. Which mind you it used to be $180 with water, sewage and garbage INCLUDED in that $180 before Andrew Keel and Co. My total bill in almost $375, that's $175 increase a month in lot rent alone. I can no longer pressure wash my home because i can't afford any higher of a water bill. I used to put gravel in my driveway, that's not happening anymore. I planted flowers and again took great pride in my home, as a HOME OWNER. I feel like now I am a prisioner STUCK in Mahoning Manor Mobile Home Park. I can't afford to live here and I can't afford to move. I wish Andrew Keel and Co could feel that sense of disappointment for just one hour. It is a lousy feeling. The park owners direct the park manager to climb under OUR homes without our permission. We are being watched by video once a month which I'm not sure if that is violating our rights? I never gave permission for anyone to film me. The only "improvements" done at this park is now 3 Mahoning Manor signs and a few trees cut down. WOW. There was a water break that caused the owners of the park to endure 3 days of filthy dirty disgusting water. One mobile home owner, WAIT DID YOU READ THAT, ONE MOBILE HOME OWNER received a 400 gallon credit on her bill which NO ONE else in the park received. How is that fair? I couldn't use that water and had to bring in other water...which I might add, we aren't notified as to when the water is getting shut off either to prepare!! That is the responsibility of the park owners. Since Andrew Keel and Co took over the park in April 2018, our lot rent increased to $205 PLUS water, sewage and garbage. Then we were assessed a $5 administrative fee that no one knows what that is for then in March, 2019 lot rent was increased again another $52. Do the math, in less than 1 YEAR WE HAVE HAD 2 RENT INCREASES plus an admin charge. I suggest anyone wanting to see what a nice mobile home park this is, come visit and numerous ones of us that own our mobile homes would love to sit down and talk to you about how we feel living here now and how money hungry the Andrew Keel and Co are. They don't care at all about the well being of anyone living here, all they care about is making another buck. This is PUNXSUTAWNEY for gosh sakes NOT FLORIDA. However, the mobile home parks in Florida are treated better than here for less money...go figure!!! Andrew Keel and Co don't realize it but we the home owners here at the park are the ones that is making this park what it is. Because of their money hungry ways, they are now deciding if we make the outside look nice or put food on the table or buy much needed medicines. I would never recommend this park to anyone. I did when Steve Drake owned it...that's when it was a wonderful place to live. Not now!!
