Malvern Courts Introduce
Situated in the bustling heart of Chester County, Malvern Courts offers a unique residential opportunity for those seeking an affordable lifestyle in one of Pennsylvania’s most vibrant regions. Located in the unincorporated community of Frazer, within East Whiteland Township, this manufactured home park serves as a bridge for residents who want to enjoy the prestige of a Malvern-area address without the high costs of traditional real estate. As an all-ages community, it provides a diverse and friendly atmosphere where individuals and families can establish a home base near some of the state’s most significant commercial and historical hubs.
The community is designed for convenience and practicality, appealing to the local workforce and those looking to downsize. For residents of Pennsylvania, the name "Malvern" often carries connotations of the affluent Main Line, and Malvern Courts provides a gateway to this lifestyle. The neighborhood features a mix of established homes and newer models, all set against a backdrop of mature trees and quiet suburban streets. Under its current management, BoaVida Communities, the park continues to serve as a vital housing resource for the local population, emphasizing a sense of belonging and accessibility for all who reside within its boundaries.
Location and accessibility are the standout features of Malvern Courts. Nestled at 63 Dillan Drive, the community is strategically positioned near the intersection of several major Pennsylvania thoroughfares, including Route 30 (Lincoln Highway), Route 202, and the Pennsylvania Turnpike. This makes it an ideal location for commuters heading to Philadelphia, King of Prussia, or the Great Valley Corporate Center. Beyond its highway connections, the park is just a short drive from the Exton and Malvern SEPTA Regional Rail stations, providing easy transit for those who prefer the train. For daily necessities, residents are minutes away from premier shopping at the Exton Square Mall and the Main Line’s eclectic boutiques and restaurants.
Services offered at Malvern Courts are geared toward providing a low-maintenance and organized living experience. The management team focuses on maintaining the essential infrastructure that supports a modern manufactured home community. By handling many of the core residential services, the park allows homeowners to focus on their own properties and enjoy the local amenities. The integration of these services into the community structure helps maintain a consistent and predictable cost of living, which is a significant draw for many Chester County residents.

Customer Reviews
This neighborhood has seriously gone downhill since new ownership took over. Tons of dog roaming free & no one is cleaning up after them when they use your yard as a bathroom. Dog are barking all day and night sometimes til 3am . young kids have no supervision they will hangout in your yard. People are double/triple parking. Sometimes it’s almost impossible to leave the neighborhood in the morning.
Great place to live
