Manor Area - Cunningham Falls State Park Introduce
For Marylanders seeking a peaceful escape into the heart of the Catoctin Mountains, the Manor Area of Cunningham Falls State Park offers a distinct and serene camping experience. While many visitors flock to the busier William Houck Area for its lake and the namesake 78-foot waterfall, the Manor Area provides a quieter alternative that emphasizes history, wildlife education, and woodland tranquility. Located just south of the town of Thurmont, this section of the park is favored by local outdoor enthusiasts who appreciate well-maintained sites and a more intimate atmosphere. It serves as an ideal basecamp for exploring the rugged beauty of Frederick County while remaining close enough to modern conveniences for a stress-free getaway.
The Manor Area is not just a place to pitch a tent or park an RV; it is a gateway to Maryland’s rich industrial heritage and unique conservation efforts. This section of the park is home to the historic Catoctin Iron Furnace, which produced iron for the American Revolution, and the popular Scales and Tales Aviary, where visitors can see non-releasable birds of prey and reptiles up close. For residents of the Baltimore-Washington corridor, the Manor Area represents a manageable drive to a world of towering hardwoods and crisp mountain air. The campground itself is noted for its cleanliness and the exceptional care provided by on-site camp hosts, ensuring that every guest feels welcome in this natural mountain sanctuary.
The Manor Area is located at 6179 Cunningham Falls Park Rd, Thurmont, MD 21788, USA. It is situated roughly three miles south of Thurmont, directly off Route 15 (Catoctin Mountain Highway). This location is exceptionally convenient for Maryland residents traveling north from Frederick or south from the Pennsylvania border. Unlike the Houck Area, which requires navigating winding mountain roads, the Manor Area is easily accessible for larger RVs and trailers directly from the main highway. However, campers should be aware of the "Manor Area" designation to ensure they arrive at the correct entrance, as the park’s two sections are not internally connected by vehicle roads.
Accessibility is a high priority at this state park facility. The Manor Area features a wheelchair-accessible entrance and dedicated parking lots designed to accommodate all visitors. The central bathhouse is wheelchair-accessible, and many of the paths leading to key attractions, such as the aviary and the picnic shelters, are designed for ease of use. While the terrain is naturally hilly, the park has made significant efforts to ensure that the primary services and historical exhibits are reachable for guests with mobility challenges. On-site parking is available at each campsite, and the proximity to Route 15 makes it one of the most straightforward mountain destinations to reach in any weather condition.
The Manor Area provides a comprehensive range of services designed to support both traditional tent campers and modern RV travelers. The focus here is on quality over quantity, with a smaller number of sites that are meticulously cared for by staff. Services offered include:
- 20 basic campsites perfect for tent camping, each featuring a level stone dust pad, a picnic table, and a fire ring.
- 10 electric sites (30-amp) that cater to RV enthusiasts and trailers up to 30 feet in length.
- A centrally located, modern bathhouse with flushing toilets and hot showers (available seasonally from April to October).
- On-site firewood sales (cash only) to support evening campfires and local forest health.
- Interpretive programs and wildlife demonstrations at the Scales and Tales Aviary.
- A self-registration shed at the campground entrance for easy check-in, even after hours for those with existing reservations.
- Access to the park’s waste management facilities and potable water spigots located throughout the loop.
The features and highlights of the Manor Area are what set it apart from other Maryland campgrounds. It combines recreational adventure with educational opportunities in a way few other parks can. Highlights include:
- The Scales and Tales Aviary: An educational program where visitors can see hawks, owls, and other native Maryland wildlife that have been injured and can no longer survive in the wild.
- The Catoctin Iron Furnace: A historic iron forge on the National Historic Register, accessible via a short trail from the campground.
- Hiking Trail Access: Direct access to the Bob’s Hill Trail (strenuous) and the easier Catoctin Furnace Trail, providing options for all fitness levels.
- Pet-Friendly Policy: Dogs are permitted throughout the entire Manor Area campground, making it a great choice for those traveling with four-legged companions.
- Picnic Facilities: A large stone picnic shelter, built by the Civilian Conservation Corps, is available by reservation and is perfect for family reunions or group gatherings.
- A dedicated playground and open grassy areas that are ideal for children to play safely within view of the campsites.
- Year-Round Availability: While the bathhouse closes in the winter, the Manor Area campground remains open for year-round camping for self-contained units.
For more information or to speak with a park ranger about current conditions and trail closures, you can reach the park office directly. Reservations are highly recommended, especially during the peak fall foliage season and summer weekends.

The Manor Area at Cunningham Falls is worth choosing for Marylanders who value a sense of community and meticulous upkeep. One of the most common praises from real customers is the level of care shown by the camp hosts, who have been known to rake the sites between visitors to ensure a clean, level surface for every new arrival. For those who find the crowds at the main falls and lake area to be overwhelming, the Manor Area offers a more secluded "woodland" vibe that is perfect for reading a book, birdwatching, or simply enjoying a quiet fire. The sites are well-spaced and surrounded by thick foliage, providing a level of privacy that is often hard to find in popular state parks.
Furthermore, it is worth choosing for its historical and educational value. It is one of the few places where you can spend your morning learning about the birth of the American iron industry and your afternoon seeing a Peregrine Falcon up close at the aviary. While you should always keep a watchful eye for local wildlife—including the occasional timber rattlesnake that calls these mountains home—the Manor Area feels safe and managed. For families, the playground and the kid-friendly interpretive trails make it a top-tier choice for a weekend of learning and playing in the great outdoors. If you are looking for a campground where the facilities are sparkling clean and the atmosphere is genuinely peaceful, the Manor Area "takes the cake."

Customer Reviews
I've been to a lot of campgrounds in the state, and I have to say this one takes the cake. The sites were VERY well maintained, even raked. The camp hosts were extremely friendly fun and helpful, the best I have ever experienced. The facilities were very clean and organized. The people that maintain it care, and it really shows. Highly recommend camping here.
I love this place, it’s sad to see how little space the raptors are given though. Also, watch your step, rattlesnakes in the area. They mind their own business but if you step on it, another story. I was walking with my dog from the water to the parking lot and luckily I saw the rattlesnake before she sniffed it. But it was calm and just slithered away. Very beautiful but deadly. Leave them alone and they leave you alone.
Campsites are nice although you'll hear the nearby highway. Great trails through the forest and along the river. Isabella's Rock is pretty cool
Walked the Catoctin Trail to Bob's Hill Overlooks. Moderate hike, uphill all the way to the overlook. Nice little visitors center and aviary. Plenty of parking, restrooms, and, a playground. And, a short hike to Catoctin Furnace.
This is a cute little campground - but be aware it is just off the Highway. You will hear traffic noise like you are sleeping next to the rd because you are basically sleeping next to the road. Other than that the sites were clean and relatively private. We have a 26 ft trailer and it was a bit tight getting in the site between the trees - so if you have a longer trailer you may want to take that into consider that. We will stay here again. There is lots of hiking at Cunningham Falls state park and being right in town the campground is very convenient to restaurants etc. One star off only for the road noise
