Orchard Grove Village Mobile Home Community Introduce
For residents of the New York region seeking the balance of a rural atmosphere and suburban convenience, Orchard Grove Village Mobile Home Community in Ontario offers a unique residential option. Situated in the scenic landscapes of Wayne County, this community provides an affordable path to homeownership for individuals and families alike. In the context of New York’s diverse real estate market, Orchard Grove Village represents a traditional land-lease community where residents own their manufactured homes while leasing the underlying lot. This model is particularly attractive to those who value having their own yard and standalone living space without the high property taxes often associated with traditional site-built homes in the area.
Life in Ontario, New York, is defined by its proximity to the southern shores of Lake Ontario and its historical roots as a fruit-growing hub. Orchard Grove Village leans into this heritage, offering a wooded and natural setting that provides a buffer from the busy pace of nearby metropolitan centers. The community caters to a variety of residents, from long-term locals who have spent decades in the park to newcomers looking for a quiet home base near the Finger Lakes. While the community has faced challenges typical of older infrastructure-heavy properties, it remains a significant part of the local housing stock, offering a "no-frills" lifestyle for those who prefer the independence of a mobile home park over high-density apartment living.
Location and accessibility are the primary strengths of Orchard Grove Village. Situated at 2340 NY 104, Ontario, NY 14519, the park sits directly along New York State Route 104, the major east-west artery connecting Rochester to Oswego. For commuters, this location is highly advantageous, placing residents approximately 20 miles east of downtown Rochester and within easy reach of major employers like Xerox and regional healthcare facilities. The park is nestled just past local shopping hubs, including Tops Friendly Markets, ensuring that daily necessities are only a few minutes away. Additionally, the park features a wheelchair-accessible parking lot at its entrance to facilitate visitors and residents with mobility needs. The layout of the park itself is designed with off-street parking for most individual homes, helping to keep the internal roads clear and accessible.
The services offered at Orchard Grove Village Mobile Home Community are centered on the basic requirements of a residential park. As a land-lease community, the management is responsible for the oversight of shared infrastructure and the enforcement of park rules to maintain a cohesive living environment. Services typically provided through the lot rent include essential waste management and the maintenance of common areas. The park operates on a system of community-wide utilities, where the management coordinates the delivery of water and trash services to individual lots. For prospective residents, the park provides an approval process designed to ensure that new neighbors meet the community's residency standards, which helps maintain a predictable social environment for everyone.
- On-site property management and administrative support for residents.
- Curbside trash collection services included as part of the community agreement.

The features and highlights of Orchard Grove Village revolve around its natural setting and the individual freedom it affords. Unlike many modern developments that are cleared of all vegetation, this community is "nestled in the woods," offering a canopy of trees that provides shade in the summer and a sense of privacy year-round. Many lots are approximately 1/4 acre in size, providing enough space for gardening, outdoor seating, and personal sheds. A notable highlight for many residents is the abundance of local wildlife, including deer and various bird species that frequent the wooded borders of the property. The park also allows pets, making it a viable option for dog owners who appreciate the space of a private yard compared to the limitations of an apartment complex.
- Spacious lots often backing up to wooded areas and natural trails.

- Proximity to the Wayne Central School District, known for its strong local reputation.
- Easy access to Lake Ontario state parks and boat launches within a 15-minute drive.

For those interested in exploring residency or viewing available pre-owned homes within the community, contacting the management office is the best way to receive current information on lot availability and rental rates. As with any long-standing community, potential residents are encouraged to ask about current infrastructure projects and water service status to ensure their needs align with the park’s current operations. The staff can guide you through the application process and provide details on the specific rules and regulations that govern life in the village.

Constant water boiling advisories/water shutoffs every other month atleast, lot rent keeps raising without anything getting fixed up. They also claim they are not responsible for repair of sewage pipes under your lot.
I lived there for 12 years as a child. It was a nightmare. The paper refers to Orchard Grove as the slum of Onatrio. Fitting. It is built on a swamp. Frequent water outages. The roads are an inverted crown and a mess all the time. Service and Maintenance forget about it. There was frequent fights, burnouts, and general mayhem there. I hear it is better (largely as many people moved out). I would never live there even if you paid me. It is the only property you can guarantee will depreciate over time. My mother bought a trailer for 10k and put roughly 2k into it to sell it for $500.00. Ya that's it. Terrible place to raise a child.
I have lived here for 14 years it is an ok place . My issue the lot rent goes and no one to stop loud noise , radios in cars ,music from others homes if you work off shift you might find it hard to sleep
Iv enjoyed my time here, everyone seems to be nice and welcoming. Iv seen positive changes throughout my time here. It’s been enjoyable living here.
Owners are selfish people. They dont seem to care about their tenants and families. They do not uphold their end of their lease agreement.
