Reisingers Introduce

Reisingers, often recognized by residents and locals as a staple of the Dover housing landscape, is a manufactured home community located in the heart of York County, Pennsylvania. This mobile home park offers an alternative to traditional high-density apartment living by providing residents with their own detached homes and yard space. For those living in Pennsylvania, particularly in the South-Central region, the community serves as a vital source of attainable housing. It caters to a diverse demographic, ranging from young families starting their journey to retirees seeking a manageable and quiet lifestyle. The park is characterized by its established presence and its integration into the surrounding residential fabric of Dover Township.

The community at Reisingers is built on a foundation of long-term residency and local familiarity. Many who choose to live here do so because of the balance it strikes between privacy and community connection. While the park has seen various management phases over the years, it remains a consistent choice for those who want to own a home at a fraction of the cost of traditional real estate. The park's atmosphere is frequently described as peaceful, particularly in the evenings, which is a significant draw for Pennsylvanians who appreciate the slower pace of suburban life in York County. Living here allows residents to invest in their own structures while leasing the land, a common and effective model for many in the region.

Location and accessibility are primary benefits for the residents of Reisingers. Situated at 3720 Davidsburg Road in Dover, PA, the park is strategically placed for both local convenience and regional commuting. It is positioned just a short drive from major thoroughfares like Route 74 and Route 30, making it accessible for those working in York, Harrisburg, or Lancaster. The park's layout is designed to be car-friendly, with most units featuring private driveways or off-street parking spots. Furthermore, the park is directly adjacent to the Dover Township Park and Community Center, providing residents with immediate access to public recreational facilities that are often just a short walk from their front door.

Services offered at Reisingers focus on maintaining the infrastructure and community standards necessary for a functional living environment. These services include:

  • Professional park management to oversee day-to-day operations and tenant approvals.
  • Regular maintenance of communal roads and shared entryways to ensure safe vehicle access.
  • Public utility connections, including public water and sewer systems, which are managed through the park's administrative office.
  • Coordinated trash and recycling collection services to keep the neighborhood clean.
  • Landscaping for common areas and perimeter maintenance.
  • Clear application and screening processes for new residents to maintain community standards.
  • On-site snow removal during the winter months to keep Davidsburg Road access points clear.

The features and highlights of Reisingers make it an attractive option for those who value proximity to nature and town amenities. One of the standout features is its location backing right up to a sprawling township park. This proximity extends the "backyard" of every resident, offering thousands of square feet of recreational space without the maintenance responsibilities. Highlights of the community and the immediate area include:

  • Direct access to the Dover Township Fit Trail, a paved walking path perfect for exercise and dog walking.
  • Proximity to the local public library and community center, which hosts various regional events.
  • Close distance (within one mile) to essential shopping, including grocery stores like Weis Markets and pharmacies like CVS.
  • Quiet residential streets that are known for minimal through-traffic and a safe evening environment.
  • A dog-friendly environment, allowing residents to keep pets within the park's specific guidelines.
  • Well-maintained outdoor storage sheds at many of the home sites to maximize living space.
  • Proximity to local schools, including Leib Elementary and Dover Area Middle and High Schools.
  • Mature trees and green spaces that provide shade and a natural feel to the community.

For those interested in learning more about residency or available units, Reisingers is located at 3720 Davidsburg Rd, Dover, PA 17315, USA. Prospective residents often find information about available homes through local real estate listings or by visiting the park directly to view the bulletin area. For administrative inquiries or to discuss lot lease terms, it is standard practice to contact the park manager. While individual home sales are often handled by private owners or real estate agents, the park management remains the central point of contact for the land lease and community rules that govern the property.

What is worth choosing about Reisingers is the lifestyle flexibility it affords its residents. In a market where housing costs continue to rise, this mobile home park provides a path to homeownership that is both accessible and sustainable. The value of being located so close to a major township park cannot be overstated; it provides an "active lifestyle" component that is often missing from other affordable housing communities. Residents can enjoy the benefits of a quiet, peaceful neighborhood while being only minutes away from the West Manchester Mall and other regional shopping hubs. This blend of tranquility and convenience is a hallmark of the Pennsylvania residential experience.

Furthermore, the sense of community within Reisingers is a significant factor for many long-term residents. There is a culture of respect for property and a general friendliness among neighbors who have lived in the park for years. For families, the nearby sports fields and playgrounds offer a safe place for children to play, while retirees appreciate the low-maintenance aspects of the manufactured homes. Choosing Reisingers means choosing a community that understands the value of a well-located home base, providing a solid foundation for those looking to build their lives in Dover, Pennsylvania.

This place is awful to live in. Dealing with the owner and park manager is hell. We lived there 6 years and always on time rent through COVID and everything. They decided they didn't want to renew our lease fine cool or we had to buy so vacate or buy. They say they wanted all renters to go. So we were forced to go basically and we went come to see they re rented! Moving a family of 5 isn't easy in dover. It was a lot of harassing calls and arguments for no reason and I am so glad to be gone. There were soooo many things wrong the trailers fall apart ..

The only negative aspect/feeling I have for this area is that the homes are not wheelchair accessible. Parking, though in and of itself, is wheelchair accessible, there are no designated signed posts for such. Though I should add that this is privately own, I believe, so that may be an exemption? In other aspects, the area is very well taken care of and management does a very well job and are also very understanding and friendly.
