It is situated adjacent to the main campus of the University of Connecticut (UConn), giving residents easy access to the university's diverse cultural events, sporting games, and educational facilities. Accessibility is a priority throughout the park, which features wheelchair accessible entrances and dedicated wheelchair accessible parking lots at the community hubs. The park’s layout, with its miles of winding roads, is also ideal for walkers and cyclists, offering a safe and scenic environment for daily exercise right within the gates.
For those traveling from further away in the state or the region, the community is conveniently located near Route 44 and Route 195, providing a straightforward commute to Hartford and other major hubs. Despite this connectivity, the park’s design ensures that through-traffic is non-existent, preserving the "rolling hills" serenity that gives the community its name. Residents also benefit from the proximity to the Mansfield Town Center, which offers a variety of shopping, dining, and essential medical services, ensuring that everything needed for a comfortable lifestyle is within a short five-minute drive.

Rolling Hills is worth choosing for Connecticut seniors because it strikes the perfect balance between affordability and a high-end lifestyle. The manufactured homes in this community often rival traditional site-built homes in terms of layout and quality, featuring cathedral ceilings, modern appliances, and spacious porches, but at a price point that makes retirement more financially accessible. While there are monthly park charges, these fees cover a comprehensive suite of amenities and services—including the pool, clubhouse, road maintenance, and snow removal—that would otherwise be significant individual expenses for a homeowner.
Furthermore, the "human element" at Rolling Hills sets it apart from other retirement communities in the region. Real-world feedback from visitors and residents highlights a professional staff that goes above and beyond to make new buyers feel comfortable and "at home" before they even move in. For those who want to remain physically and socially active, the combination of on-site amenities and the proximity to the University of Connecticut creates a dynamic environment that few other 55+ communities can match. It is a place where you can enjoy the peace of a wooded retreat in the morning and attend a world-class lecture or performance in the afternoon, all while being part of a friendly, supportive neighborhood of peers.

Customer Reviews
Looking for mobile homes for my parents and one of the current listing states Current Park charges $853 a month, this is not an HOA charge... FOR WHAT. no one can afford that!!!
Brought a client to Rolling Hills. We worked worked with Ellen in the sales office on the purchase of a new unit. Ellen was very professional to work with and treated my buyer with outstanding service. This was a big move for my client and Ellen made her feel at home before she even moved in!
This isn't your grandma's trailer park. New owners are replacing the old single wides with new modular units. Well made but not cheap. $200k for new ones and $480 a month for your lot. The site is well maintained are always making improvements
I would give 0 stars if I could. My mom was relocating to Ct and there were several used homes for sale of great interest to us. We not only called a dozen times, but also emailed them 6 or 7 times saying we would pay cash but needed to see the inside. When that failed, I drove to the office on a weekday. Office closed. I called Sun Communities and emailed them with this issue and was told "someone will call you shortly." Never got a call. Its a shame. Cash sale...not good enough. Hearing more and more negative things about this place so it is a Blessing in disguise
Sun is only motivated by money. Many people are missing Jensen's, it was more family & people oriented. Buyer beware!
