Rolling Hills Mhc Introduce
Rolling Hills MHC is a long-standing mobile home community located in the town of Elbridge, New York. Situated in the heart of Onondaga County, this manufactured housing community has been providing residential options to the local region since its establishment in 1968. Spanning approximately 11 acres, the park is designed as a single-story community with 80 individual units, offering a straightforward living environment for individuals and families looking for the independence of a detached home. The community is known for its open layout and residential feel, characterized by paved roads and individual driveways that connect the various homesites within the property.
As a professional content writer focusing on the New York region, it is essential to view this community through the lens of local convenience and regional utility. Rolling Hills MHC serves as a functional part of the Elbridge housing landscape, catering to those who prefer the quiet, semi-rural atmosphere of the Finger Lakes gateway while maintaining close proximity to the metropolitan hubs of Syracuse and Auburn. The park’s history and its integration into the local school district make it a familiar landmark on Route 5, representing a more traditional era of community planning where accessibility to main transit corridors was a primary design feature.
Location and accessibility are the primary benefits for residents of Rolling Hills MHC. The park is located at 1173 NY-5, Elbridge, NY 13060, positioning it directly on one of the most important east-west thoroughfares in Central New York. This location provides a direct link between the City of Auburn, located about 16 minutes to the west, and the City of Syracuse, roughly 23 minutes to the east. For commuters, the proximity to the Syracuse Regional Transportation Center and Syracuse Hancock International Airport (approximately 30 minutes away) ensures that residents are well-connected to broader regional and national travel options.
Locally, the community is highly accessible to everyday needs. Elbridge Plaza is just a short 14-minute walk or a two-minute drive away, providing residents with immediate access to grocery shopping and local retail services. The community is also served by the Jordan-Elbridge Central School District, with Elbridge Elementary, Jordan-Elbridge Middle School, and Jordan-Elbridge High School all located within a few miles of the park entrance. For those pursuing higher education or working in healthcare, Onondaga Community College and Upstate Medical University are within a 25-minute drive, making the park a viable home base for students and professionals alike.
The services offered at Rolling Hills MHC are geared toward maintaining a functional and residential environment. As a professional community, the focus is on providing the infrastructure required for year-round living in the Central New York climate. Key services include:

What is worth choosing about Rolling Hills MHC is primarily its balance of affordability and location. In the current New York real estate market, finding a residential option that offers a detached home feel while remaining under 25 minutes from major city centers is increasingly rare. Choosing this park is a practical decision for those who value being near essential services like Auburn Community Hospital and major universities while residing in a quieter, less congested village setting. The community’s established presence in Elbridge since the late 1960s provides a sense of permanence and integration into the local fabric that newer developments often lack.
Additionally, for residents who enjoy the outdoors, the park’s location serves as an excellent gateway. Being situated so close to the Erie Canal park system and the nature preserves of Central New York allows for a lifestyle that balances work and recreation effectively. While some recent tenant feedback has mentioned the challenges often associated with the management transitions of older parks, the fundamental utility of the location and the straightforward nature of the housing remains a strong draw. By choosing to reside here, you are opting for a community that puts you in the center of the region’s best features—from the shopping in Syracuse to the natural beauty of the Finger Lakes—while maintaining a manageable cost of living in the 13060 area.

Customer Reviews
Owner was very nasty I would give zero stars if I could I called to get information and had no promises on buying a home the attitude and unprofessionalism was absolutely unnecessary and to add to this if my credit with great honey I would not be buying a mobile home in your park I would be buying a home that goes up in value
Seeing the reviews, we are still having the same issues with undrinkable water and septic leaks. As a father of two and a family of four it's super stressful to be in this situation. And besides the 6 managers in 6 years and people speeding and everything else lol I kinda like it here... if here's just not like living in Mexico....
I really enjoy living here. The owner is very helpful, and easy to talk to. My neighbors are decent, and it's pet friendly and The roads and drive ways are paved, The place is clean ,and the water I've haven't had any problems with.
Nice place to live nice I've been here for 3 years love it and nice yard my landlord kim berry is a vary vary nice lady greate to get along with and there when u need her
The worst park in the area! Owners live in a different state, never around and almost impossible to reach. Well water. One of the last parks with well water in the area. Snow plowing is late, and half way. Water pipe issues, never fully addressed. Just horrible management
