Rolling Ridge Introduce

For residents of the New York region seeking a residential option that combines the serenity of rural life with the convenience of modern suburban living, Rolling Ridge in Broadalbin stands as a prominent choice. This manufactured home community, professionally managed by Hoffman Homes, is situated in a picturesque area often referred to as the gateway to the Adirondacks. It caters to individuals and families who are looking for a manageable lifestyle without the high overhead of traditional stick-built housing. The community has evolved over the years, transitioning from an age-restricted environment to an all-age community, reflecting the growing demand for quality affordable housing in the Fulton County area.

Rolling Ridge is designed to offer a neighborhood feel where the pride of homeownership is at the forefront. The park features a mix of established residences and brand-new manufactured homes that emphasize modern aesthetics and energy efficiency. For local New Yorkers, the appeal lies in the balance of a quiet, secluded setting on Old State Road and the accessibility to major regional hubs. While the community has faced the typical growing pains associated with new home installations and management transitions, it remains a central fixture for those looking to settle in the Broadalbin-Perth school district. The park's layout emphasizes space and natural surroundings, providing a tranquil backdrop for its residents.

Location and accessibility are among the most significant draws for Rolling Ridge. Located at 185 Old State Rd, Broadalbin, NY 12025, the community is strategically placed to offer the best of upstate New York. It is less than a 30-minute drive to Saratoga Springs, providing easy access to the Saratoga Thoroughbred Race Track, the Performing Arts Center (SPAC), and a diverse array of fine dining and boutique shopping. For daily needs, residents are within quick reach of Amsterdam and the Wilton Mall area, which features major retailers like Target, Home Depot, and various grocery chains. This makes the park an ideal home base for professionals working in the Capital District who prefer a quieter evening retreat.

Accessibility within the park itself is maintained through a network of private roads, and the community is integrated into the local infrastructure of Broadalbin. For outdoor enthusiasts, the proximity to the Great Sacandaga Lake is a major benefit, offering world-class boating, fishing, and snowmobiling just minutes from the front door. The park is served by the Broadalbin-Perth Central School District, which is highly regarded in the region, making it a viable option for families with school-aged children. Furthermore, the park is approximately one hour from Albany International Airport, ensuring that travel and transport remain convenient for residents and their visiting guests.

What is worth choosing at Rolling Ridge is the specific combination of location and modern housing technology. For many New Yorkers, this community represents an affordable entry point into a high-demand region. Unlike older mobile home parks, the focus here is on "modular-style" manufactured homes that meet rigorous state safety and energy standards. Choosing a home here means benefiting from a quiet environment where the management is actively working to modernize the park and integrate new, high-value homes. It is particularly worth choosing for those who want the freedom of a detached home and a private yard without the staggering property taxes and maintenance costs of traditional real estate in Saratoga or Albany counties.

Furthermore, the park is worth choosing for its stability. As part of the Hoffman Homes network, Rolling Ridge benefits from a professional management structure that understands New York State tenant laws and community regulations. While all communities experience challenges during periods of growth, the long-term potential of Rolling Ridge—given its proximity to the lake and major cities—makes it a sound choice for those looking for a permanent residence or a seasonal retreat. For the younger generation of buyers or those looking to downsize, the modern amenities and the "spa-inspired" retreats found in the newer home models provide a level of comfort that matches contemporary lifestyle expectations.

Poor First home buyers experience BEWARE. Closed on the house August 28, 2024. First off house was damage in transportation and no one and I mean not a single soul that knew about it thought it was a good idea to tell the home buyer. The damage was hidden under the house by the skirting, this also defected one of the master bedroom heat run boots & flex duct + the ends of 3 bays (insulation) all this damage was present the 4 months the house was at the community and no one fixed it prior to sale (house arrived in May 2024). Not only that but multiple and I mean multiple defects, ranging from the master bedroom shower leaking and destroying the under belly side of my brand new home insulation and all ( clearly failed pressure test at the factory and was continued on anyways) they found the goose neck cross threaded into the fitting in the wall (this was fixed after weeks of waiting on scheduling & “materials”). Merge line in the house is messed up at almost every point on the dry wall being cracked or showing damage of pulling, missing small trim pieces all over the house. My washer drain was never checked again after the house was set and was disconnected so my first drain on my brand new washer leaked from inside the wall (also fixed by Hoffman service member at some point) but was completely avoidable if the house was correctly checked when house was set. Siding on the front of the house is crooked and walks upwards not lining up horizontally. They also marked up pretty bad my white porch railings & columns with black scratches. The driveway was improperly placed and now be moved again due to paving time soon so still no real answer or work starting? Which I can forsee that I will not have a driveway by the paving time this October due to their circus performance. No grass seed put down when house was sold (still no grass as of 10/15) and missing front lamp post. Also had a no call no show for fixing things around the house on 10/11. They seem to be more keen on continuing to install new houses and not take care of the customers they have already caused issues for. Very very poor performance & customer service for a brand new manufactured home buy and install. I am in my young 20’s and this has ruined home buying experiences for me.

Changed from 50 plus park to any age. We didn't buy into that. Raised lot rents to cover paving driveways of new tenants and those of us already there, pay for it but don't get ours paved. Money hungry owners who, above raising rents to the max every year, add on school and property taxes. Yet don't follow their own rules. Feces are to be white vynl. Yet, there are cheap metal fences turning the park into trailer trash. The new homes are being squeezed in tighter the tight. These owners are money hungry. Don't buy in, many re looking to leave, but can't sell because they have to approve the buyer. They never do because they want to sell their own and won't make the profit from a home sold by an owner who is not them. RUN

I was there only once and it's a nice quiet lower income place to live that is clean and well kept up I believe it is run by the Hoffman's. They have a few old cars there as decorative pieces
