Sunny Acres Introduce

Sunny Acres, also known as the Sunny Acres-Melville community, stands as a premier destination for residents seeking an affordable and tranquil lifestyle in Portsmouth, Rhode Island. Nestled on the northern end of Aquidneck Island, this established manufactured home park offers a unique blend of coastal charm and residential stability. For many Rhode Islanders, Sunny Acres represents one of the few remaining pathways to homeownership in a region known for its high property values. The park is home to a diverse population, including retirees, veterans, working families, and individuals on fixed incomes, all of whom contribute to the community's quiet and respectful atmosphere.

The park is managed by The Springfield Group, a team with deep roots in the local real estate market. Their management philosophy emphasizes maintaining "good will and harmony" throughout the community, ensuring that the grounds remain well-manicured and that residents can enjoy their homes in peace. As a family-oriented community, Sunny Acres follows strict state and local regulations to provide a safe and secure environment for all ages. The park is comprised of owner-occupied manufactured homes, which are built to stringent HUD specifications, ensuring durability and energy efficiency in the varied New England climate.

Location and accessibility are among the most significant draws for those choosing to live at Sunny Acres. Situated at 175 Bristol Ferry Road in Portsmouth, the community is strategically located just minutes away from the historic downtown areas of Bristol and Newport. Residents enjoy easy access to scenic waterfront activities, marinas, and local beaches, as well as essential services such as public and private schools, golf courses, and diverse dining options. The park is conveniently positioned near major highway access points, making it a viable option for commuters who work in larger hubs but prefer the serenity of a lakeside or coastal-adjacent neighborhood.

Navigating the community is straightforward, and the management has prioritized accessibility to ensure that all residents can move about the park comfortably. The park's layout is designed to maximize the natural beauty of the area, with many units situated near expansive open fields and wooded perimeters. This proximity to nature often brings local wildlife sightings, adding to the serene, rural feel of the location. While a car is generally recommended for daily errands, the park is located near public transportation routes and commuter bus stops, further enhancing its connectivity to the rest of the state.

  • Professional on-site management and maintenance team responsible for the upkeep of roadways, common area landscaping, and septic systems.
  • Weekly trash removal services included in the monthly park fee to maintain community cleanliness.
  • Comprehensive snow removal for park roadways, ensuring residents can travel safely during the Rhode Island winter months.
  • Utility infrastructure support, with water supplied by the Portsmouth Water Department and electricity through National Grid.
  • Assistance with the home purchasing process, including guidance on manufacturers who specialize in handicap-accessible home designs.
  • Consultancy on real estate transactions and financing assistance for prospective residents with qualifying credit scores.

The features and highlights of Sunny Acres emphasize a high quality of life at a manageable price point. One of the most beloved aspects of the community is its pet-friendly policy, which welcomes "good pet owners" and their animal companions. The park’s commitment to providing a family-friendly environment is evident in its open spaces where children can play safely under supervision. Additionally, many of the homes feature private decks and outdoor storage sheds, allowing residents to fully embrace the outdoor lifestyle of the Finger Lakes region.

  • A quiet, peaceful residential environment that prioritizes respect among neighbors and a low-noise atmosphere.
  • Proximity to major recreational facilities, including the Melville Pond and nearby marinas for boating enthusiasts.
  • Well-maintained, beautifully manicured grounds that reflect the pride of ownership shared by the residents.
  • Manufactured homes designed to withstand high-wind safety standards (Wind Zone II and III), providing peace of mind during coastal storms.
  • Close proximity to the historic attractions and vibrant nightlife of Newport, without the associated high density or noise.
  • A strong sense of community spirit, often highlighted by holiday decorations and neighborly interactions.

I have found the management team, especially Patty, to be more than willing to go the extra mile to get you what you need. I’ve also dealt with Eddie, who very graciously came over and mowed my grass when I needed it. I think they do a wonderful job.

The management is bad. Park infested with rats. Rent keeps going up and maintenance does nothing to justify price. The rules for animals is not being enforced. Everything we were told during purchase was just so we would buy. My street also has a scrap metal business which is a real eyesore. Had to notify the state to protect consumers and myself.

Utterly SAD excuse of a management team. Not only do they harass tenets but they do not care about our rights. They’re comfortable with breaking their own HOA rules and coming onto properties without 24 hour notice among other violations.I have caught Mike from management spitting on cars in the park on a few occasions aswell as coming onto our property without notice. They love to harass anyone that isn’t easily pushed over and they will not stop. It’s been two years of continued harassment, we get threatening mail of eviction when we own our home.I would never advise anyone with a brain to buy from the Springfield group, just a bunch of crooks that are money hungry.Ask a tenet before thinking of purchasing please, save your money and your time!
