"Dan" supposedly the park manager, tried to sell me a mobile home for 20,000 cash. No title. And no phone nber to get old of sunshine mobile home park. Je says it's "normal" there.Beware!!!
Pros: We were newer to PA and did not know the laws. After the neighbor burned down our house the owner offered us a rent to own. I loved living here. There were a few great long term neighbors. The manager was nice and helpful. I only met one owner and he was nice. I miss it so bad and wish I could go back, but we had a dispute with the owners of the park about the city telling us we could not pay taxes for the owners land. It became a whole thing and my ex and I moved because of it. I'd be willing to talk to the owner again. If we had a proper contract and lease this would not have been a thing.Cons: There was a dispute over what taxes renters owed throughout the park. We had the city refusing to let us pay it and the owner telling us we had to. If you sell your mobile home the owner (since they own the land) has the right and been known to take patios and sidewalks you leave behind. So the new people are always wondering where the things that attracted them to it the most went. In this park I saw several electrical fires, because people who bought couldn't afford to update the electric. I never got the lease or contract for the mobile home. If he sees this I would love to talk to him again.Really this stuff is minor and with proper contracts and leases can be avoided. I still like to drive by the park and would love to talk it out with the owner and possibly buy another home there this time knowing all the rules of PA, lol
