Thomas Estates Introduce

Thomas Estates, a long-standing manufactured home community in Canandaigua, New York, offers a practical and affordable residential option for those seeking the beauty of the Finger Lakes region without the high costs of traditional lakefront real estate. Known locally and historically as Thomas Estates, the community has recently transitioned under new ownership and is now frequently referred to as Heron Landing. This transition marks a new chapter for the park, with a focus on modernization and providing high-quality manufactured and modular housing solutions to the residents of Ontario County. The park serves as a stable residential environment for families, professionals, and retirees alike who appreciate the quiet charm of the New York countryside.

As a multi-faceted business, the establishment operates not only as a mobile home park but also as a mobile and modular home dealer. This dual role allows the community to provide comprehensive real estate services, from consulting on the best home models for a specific lifestyle to developing the infrastructure necessary for a comfortable living environment. The park is characterized by its spacious lots and its proximity to the natural and cultural amenities that make Canandaigua one of the most desirable locations in Upstate New York. While the community is currently undergoing improvements, its core mission remains providing accessible housing in a region known for its scenic vistas and vibrant local economy.

Location and accessibility are the primary advantages for residents of Thomas Estates. Situated at 3985 NY-5, the community is positioned directly on a major thoroughfare, providing immediate access to the surrounding region. For commuters and local travelers, this location ensures that the city of Canandaigua is just a few minutes away, offering a wide array of shopping centers, medical facilities, and professional services. The park’s position along the New York State Route 5 and US Route 20 corridor makes it an ideal home base for those who work in neighboring towns or even those who make the drive to larger metropolitan areas like Rochester, which is less than an hour away.

The accessibility of the site is further enhanced by its thoughtful layout, which includes features designed to accommodate all residents. The facility provides wheelchair-accessible parking lots, ensuring that those with mobility challenges can navigate the entry points of the community with ease. Furthermore, being located near the northern tip of Canandaigua Lake, residents are never far from the recreational opportunities that define the Finger Lakes lifestyle, including boating, fishing, and public parks. The ease of getting in and out of the park, even during the snowy New York winter months, is a benefit of being situated on a well-maintained state highway.

  • Professional real estate consultancy to help prospective residents find the right manufactured or modular home for their budget and needs.
  • Sales of modern single-wide and double-wide manufactured homes from reputable builders, featuring contemporary floor plans and energy-efficient designs.
  • On-site property management dedicated to the maintenance of common areas and the implementation of community guidelines.
  • Utility infrastructure including water, sewer, and electricity hookups designed specifically for manufactured home residences.
  • Waste management services, including regular trash removal to ensure the community remains clean and sanitary for all residents.
  • Modular home dealership services for those looking for permanent, factory-built housing solutions that can be customized to specific tastes.

The features and highlights of Thomas Estates (Heron Landing) center on its community-oriented atmosphere and its prime geographic setting. One of the most significant highlights is the park's transition toward updated amenities. Under the new management of Windward Communities, there are ongoing plans and efforts to introduce modern communal features such as a playground for children and a dedicated dog park for pet owners. These additions are designed to transform the park from a simple residential area into a true neighborhood where residents can socialize and enjoy outdoor activities within the safety of their own community.

  • Strategic location in the Canandaigua School District, providing families with access to some of the most highly-rated public schools in the region.
  • Pet-friendly policies that recognize the importance of animal companions in the lives of residents, supported by planned future outdoor spaces.
  • Spacious lot sizes that offer more privacy and outdoor breathing room than typical high-density apartment complexes.
  • Proximity to the CMAC Performing Arts Center and the Canandaigua Wine Trail, offering world-class entertainment and dining just minutes from home.
  • A quiet, country-style setting that provides a peaceful retreat from the noise of the city while remaining close to modern conveniences like Wegmans and local boutiques.
  • Improved infrastructure projects, including road repairs and landscaping updates aimed at increasing the overall aesthetic and property value of the community.

For individuals looking to inquire about lot availability, home sales, or community regulations, the management can be reached through several channels. Given the park's ongoing transition and new branding, it is recommended to call ahead to verify current office hours and to schedule a tour of available home models. The staff can provide detailed information on financing options for new manufactured homes and the application process for residency within the park.

What makes Thomas Estates (now Heron Landing) worth choosing is the unique combination of affordability and location. In a real estate market where lakeside living is often out of reach for the average family, this community provides a viable path to homeownership in a beautiful part of New York. The ability to purchase a brand-new, modern manufactured home at a fraction of the cost of a traditional stick-built house allows residents to invest in their future while enjoying the immediate benefits of the Finger Lakes region.

Additionally, the commitment of the new ownership to revitalize the park is a strong selling point for those looking for a long-term residence. While every community has its growing pains during a transition, the focus on adding amenities like playgrounds and dog parks demonstrates a forward-thinking approach to property management. For those who value a friendly, neighborhood feel where neighbors know each other and children have space to play, this park represents a community on the rise. Choosing to live here means becoming part of a revitalized neighborhood that is strategically placed to enjoy the very best that Canandaigua has to offer, from summer days on the lake to crisp autumn evenings in the surrounding hills.

The former Thomas Estates is a mobile home trailer park.. no camp sites or Rv hookups. We don't even have a community playground for the children who live in the mobile home park. The new owners say.. they will put a playground and a dog park.. but nothing is to promising with them. Once they bought the mobile home park, the new owners changed its name to the Heron Landing. Our park roads have more potholes then the highway roads. My family and I lived here for 7 years.. we been told and seen nothing done about the new improvements. Plus rent goes up .3 % every year!

None of the lot rent. Goes back into the parks upkeep. Sure it pays for garbage pickup & for the roads to be snow plowed. But, not for new asphalt on the roads, etc. As it costs one [1] tires, shocks, struts & suspension to drive on 'em! Plus, they have no qualified help employed there. To adequately fix, anything ; - ( At least the woman in the office there is tops! She can't do anything really though. Due to everything being decided in a different part of the State. A bigger trailer park.
