Tuckerton Mobile Home Park Introduce
Tuckerton Mobile Home Park offers a unique residential opportunity in the historic heart of Tuckerton, New Jersey. Known for its proximity to the natural beauty of the Jersey Shore and the serene waters of the Barnegat Bay region, this community provides an affordable alternative to traditional stick-built housing in Ocean County. The park is established as a small, quiet community that caters to individuals and families looking for a low-maintenance lifestyle. Its setting is characterized by its closeness to Tuckerton Creek and several local marinas, making it an attractive home base for those who appreciate maritime culture and the outdoors.
The community is designed around the principles of manufactured home living, where residents own or rent individual units while benefiting from the shared infrastructure of the park. In a region where real estate prices can be quite high due to coastal demand, Tuckerton Mobile Home Park serves as a vital resource for year-round residency. The park’s atmosphere is one of simplicity and tranquility, providing a stark contrast to the bustling boardwalks of nearby Atlantic City, yet remaining close enough for residents to enjoy everything the South Jersey coast has to offer.
Location and accessibility are among the park's most significant features. Situated at 469 South Green Street, Tuckerton, NJ 08087, the community is nestled in a residential area that offers both quietude and convenience. Residents are just minutes away from the historic Tuckerton Seaport and Baymen's Museum, where local festivals and maritime history come to life. The park is also ideally positioned for easy travel throughout New Jersey, with the Garden State Parkway located nearby, providing a direct route to both the northern parts of the state and the southern coastal destinations.
For daily needs, the park is highly accessible to local shopping centers, dining options, and professional services. Several marinas are within walking distance or a short drive, providing ample opportunities for boating and fishing enthusiasts. The location is also favorable for those who enjoy nature, with the Edwin B. Forsythe National Wildlife Refuge only a brief trip away. This strategic positioning allows residents to enjoy a coastal lifestyle without the premium price tag often found in neighboring barrier island communities like Long Beach Island.
Tuckerton Mobile Home Park provides essential services designed to support a functional and organized residential environment. The management oversees the core infrastructure required for manufactured home living, ensuring that residents have access to necessary utilities and community support. While the park maintains a quiet, self-sufficient feel, the following services are typically available to residents:
- Lot management and leasing services for manufactured home sites.
- Coordinated utility hookups including public water and public sewer connections.
- Waste management services, with trash collection typically included in the monthly lot rent.
- Snow removal for community thoroughfares to ensure accessibility during the winter months.
- On-site professional management to handle administrative inquiries and resident applications.
- Regular maintenance of community common areas to ensure the park remains clean and orderly.
The highlights of living at Tuckerton Mobile Home Park revolve around its community atmosphere and its specific geographic advantages. Residents often point to the "small park" feel as a major benefit, as it allows for a more personal connection with neighbors compared to larger, more corporate-run manufactured home communities. The park's layout and its proximity to the water create a distinct lifestyle that is hard to replicate elsewhere in the state.
- Wheelchair accessible parking lots and community entry points to ensure inclusivity for all residents.
- Affordable lot rents that often include water, sewer, and trash services, helping residents manage their monthly budgets.
- A prime location directly across from Tuckerton Creek, offering scenic views and a refreshing coastal breeze.
- Proximity to major recreational hubs including local beaches, golf courses, and fishing piers.
- A variety of home styles, including both single-wide and double-wide manufactured homes with private driveways.
- Pet-friendly environment (subject to specific park policies and owner approval) allowing for a complete family living experience.
- Well-maintained streets and lighting that contribute to a safe and navigable community during evening hours.
For those interested in exploring residency options or purchasing a home within the community, it is recommended to contact the management office directly. The park requires a credit and background check for all prospective residents to maintain the standards of the community. Inquiries regarding lot availability or homes for sale can be directed to the following contact points:
- Physical Address: 469 S Green St, Tuckerton, NJ 08087, USA
- Management Phone: (609) 296-9163 (Note: Prospective residents should confirm the current contact numbers for park owner Frank Schilling for the most direct service).
What is worth choosing about Tuckerton Mobile Home Park is the opportunity for a peaceful, budget-conscious lifestyle in one of New Jersey’s most historic coastal towns. For many, the ability to live within a few miles of the bay and the ocean while maintaining a manageable cost of living is the primary draw. The park's location on South Green Street places residents in a prime spot to enjoy the "down the shore" experience year-round, from summer boat trips to quiet winter walks along the local creeks.
Additionally, choosing this community is often motivated by a desire for a smaller, more intimate neighborhood setting. Because the park is not an oversized development, residents often find it easier to get to know their neighbors and feel a sense of belonging. While it is always important for prospective buyers to conduct thorough due diligence and ensure all administrative processes—such as security deposits and lease agreements—are documented clearly, the inherent value of the location makes it a noteworthy option in the Ocean County housing market. If you are looking for a simple, quiet life near the water, Tuckerton Mobile Home Park remains a steadfast choice for New Jersey locals.

Customer Reviews
Stay away from this place. Frank Schilling the landlord, doesn't return calls, I am severely disabled and had to move he told me that its fine. Now he won't even return my security deposit, and that was, after I contacted his attorney. His whole attitude changed. And that's where the lies started to come in. Thank God, I have proof. I couldn't clean the toilet. Due to my disability, It's been since August 2025 that's when he should have returned my security deposit. Also, my security deposit was supposed to be put in an escrow account in a bank, And that never happened. When I called, the secretary they didn't even know where my money was. And didn't even know that I was living there. If anyone would like his lawyers information please contact me.It's not fair what is going on in that trailer park. DO NOT TRUST THIS BUSINESS or Frank. I have so much proof. If you ever move into a place, make sure you take video before you move in, and take video when you leave, it will help you tremendously, it will uncover the lies that landlords make. Feel free to contact me if you need help. One other thing to point out I always paid my rent early. The 1st month I moved in, He didn't cash the check until the 28th of that month. Checks are never cashed until after the 14th or 15th of each month. Something I can't understand. But I have proof of everything. And you should do the same if you're ever in that position. Always have somebody with you as proof or video or recording.
My son was trying to buy a mobile home from the owner. I spoke to Frank (the land owner) he said he would get him an application this was on 4-28-24. I spoke to Frank on 4-30-24 I said my son is a truck driver and he would be in the area could he stop by for the application. Frank said why does he have to stop by? I will email him an application. I sent him the email address. On 5-1-24 spoke to Frank again he said he forgot and will get it out. On 5-6-24 my son went to see the mobile home and wanted to buy it but you can't by it without the credit check done by Frank. I asked almost every day from 4-28-24 until 5-8-24. Even the owner tried to get the application and he couldn't get one either. I spoke to Frank several times his next excuse he has no secretary. I said you don't have a copy of the application he said no. I said you told me you would email it. He said I don't know how to do that. Then my son had his realtor call he got really nasty with her and she told my son she can not work with this guy. He is impossible to work with and/or deal with. My son did buy his mobile home in another park without any problems closed on 5-31-24. Stay away from this guy because if you buy from him there is no problem but if you try to sell he will not let it happen. STAY AWAY FROM THIS LIAR!!!!!!!
DO NOT WASTE YOUR TIME HERE! The owner Frank is extremely unprofessional and very sketchy, he doesn’t give you straight answers and will lead you on for days, he also doesn’t show up for confirmed appointments, he will make you wait over an hour to meet with you. He’s very creepy, very unprofessional and the whole thing felt like a scam. The good reviews seem to be years old prior to his ownership and/or possible friends of his because every single bad review I read is exactly what I experienced. I’m a hard working person and took a day off to convenience his time and he doesn’t show up for over an hour. I even called to confirm again on my way to the viewing. Even if this wasn’t a scam (would be surprised if wasn’t) imagine what it would be like to rent from from someone this unprofessional. Absolutely disgusting what he does to people.
If I could give 0 stars I would. First, he lied about the date and time when we should come sign the lease, then he told me I essentially lied about my income, then he ignored all other texts. Would not recommend coming here if you don’t feel like getting screwed over last minute.
Tuckerton Mobile Home Park/Bayshore Homes advertised a 2 br mobile home for rent on FB Marketplace. I msg’ed to see it, spoke to and dealt with “Frank”. Set up a time. He was late. He took me to see a smaller 1 br mobile home for more money, then lost his temper and acted like Nellie Oleson when I said it was too small. 🙄😳🤣 He said HE was done with ME! 😂 Do yourself a favor. Don’t waste your afternoon like I just did! Do NOT deal with this nut! SMH! 😏
