Went and looked at a trailer someone was selling. Loved it and wanted to buy. I tried numerous times to get ahold of the park about an application being approved or denied, and never even got a call back. Very unprofessional.
People in this trailer park are not very friendly. I stopped and asked directions. The man told me if I didn't live there I shouldn't be there. I had actually been visiting some one there and forgot to ask witch was the best way to route 12.
Currently the park is listing a 2 bed home available on Craigslist at 5k which reportedly needs windows, carpeting, and "TLC" It's a '72 meaning it's pre hud approved and banks won't lend. Of course most posters require cash payments and ask price gouging prices are unless as in this case it's a property owner posing as home owner. The home was reportedly purchased from the owner 21 yrs yet no bill of sale is available to verify ownership thus the only person who can easily provide one is the original owner ( property owner). The narrative is allegedly Ray (seller) moved in with girlfriend one year prior although all personal belongings remain covering potential problems on floors/ walls etc. Sounds more like someone passed, was evicted and/or abandoned the property with the latter more likely 6 months after the moratorium was lifted permitting evictions several ads on Craigslist indicate evictions are high for mobile homes due to unpaid lot rent, of course property owners reap the profits, not online recovering lot rent but repossession of the home at no cost usually selling at a more reasonable price than home owners who often aren't aware prospective buyers for pre 1976 homes can only pay cash and/ or banks won't lend 25 k for an old home knowing that will be lost once housing prices recover from the boom. One obvious indication the seller is the property owner rather than home owner, land Lords have a tendency to deflect from problems ie if neighbors are " obnoxious" or the home/ apartment is located above/next to noise (bar etc) a landlord will claim it's "not noisy" stating "looking for someone who is out all day" avoiding the noise. Of course whom ever purchases the home will learn the seller is the park owner/ employee verified by the bill of sale, do not buy unless you're able to see who the original owner is and that it was properly transferred, at least pre 1995 homes don't need a title transfer.
