What was once a 5-star, beautiful facility with accommodations for independent living, assisted living, and memory care has deteriorated into a 1-star, unsafe, unsanitary, and poorly managed, pest-infested community where seniors are treated with disregard and disrespect by management.Management – The Executive Director is unfit and unqualified to work in a senior living environment. She consistently communicates with residents in a rude, dismissive, and condescending manner, seldom engages with residents, avoids addressing legitimate concerns, and demonstrates a clear lack of compassion or professionalism. Her leadership has contributed significantly to the overall decline in morale and quality of life for residents.• Theft from resident apartments – Multiple residents have reported missing items from their apartments. Concerns brought to management have been ignored or dismissed, leaving residents feeling unsafe and unprotected in their own homes.• Bed bugs, roaches, and ants – This became a recurring problem throughout the building after management allowed the garbage chute to remain backed up from the fourth floor to the ground floor for two weeks. Despite multiple complaints, management failed to act, claiming a part needed corporate approval. Corporate approval delays prevented timely repair. It was repaired only to break again a few weeks later.Infestations have continued despite repeated extermination treatments in my apartment and in apartments on every floor. This has created unsanitary and unsafe living conditions for residents. Many residents have had to discard mattresses, sofas, and other furniture due to this problem. Others have been forced to temporarily move out until it was safe to return. Several residents have suffered bed bug bites as a result of these ongoing infestations. This neglect from management has made it extremely difficult for residents to feel comfortable and secure in the building and in their apartments.• Outdoor walking path – The path used daily by residents for exercise remains obstructed and unsafe. Despite numerous requests, management has failed to remove debris or address low-hanging branches that make the walkway difficult to navigate.

I have lived in Waterford Estates for some time now and have to say I enjoy living here, it's a beautiful community. They have a walking path by the pond and recently brought in new sports courts for the children to play. As a senior, I have seen many parks and have to say this is one of the best in the area!

Extremely unprofessional and difficult employees and business. They have made it very hard for us to sell our home here and do whatever it takes to turn your buyer away when they have to submit an application. They will burn thru your money with there EXPENSIVE (1006$) monthly lease where they don’t do anything. Good luck buying and selling here with this horrible community.

I been leaving at Waterford for over two years and i love this place. Very pleasant and quiet. Everyone mind their own business 😊 plus management it’s always there to support when needed. Very flexible when facing rent issues. Thank you Waterford for your great work by keeping this property clean and safe for families and older people.

Worse place to live at!!! Ever since they got new managers this place has gotten worse!!! I've lived here for 24+ years and It's gotten worse!! They don't clean the sidewalks, mailboxes, and the parking lots when it snows!!! I would not recommend this place!! If they don't fix the problems they created this place will not be the same!!! They took a lot of the kid parks away, they raise the rent too much, and they don't listen to what their residents have to say!! They need to fix all the problems now!!! Now everyone is just smoking wherever they want and it is hurting the minors who find the cigarettes.
