We love it here. It's quiet and everything we need. The problem is the HOA fees are REDICULOUS!! $460 per month. Recently the neighborhood was sold to Home Town America. Hopefully they manage the site a little better. Especially snow removal. The roads in the park here were never plowed. There's no trash pick up. You have to drop it off yourself. Mail boxes are next to the trash/recycling drop off. No street lights. Roads are very dark at night. There really are no other amenities here. No gym or walking trails, or how about a dog park!? We all have dogs here!! Sure would be a better facility if they actually had some amenities for all that money. We're looking for other options locally
We purchased a brand new built home in sept of 2023 I have asked many of times to have my floors looked at and fixed as the house has settled and the floor is sinking this was one of my concerns before the year warranty was up we had a small list of things that we asked to be fixed and narrow it down to just 2 things as I did all the other repairs myself and we still have a uneven floor today why can’t this problem be fixed just can’t understand it
I lived in Westwood for 7 years and I enjoyed living in the park; however over the past couple of years, from the time that Hometown America purchased the park, it really went down hill fast. I enjoyed my home, location and neighbors but that is about it. Let me first start off to say that I am never one to usually write reviews or complain but I want to let other new potential home buyers aware of my experience with Westwood Estates.The park manager from day one, over seven years ago, was always unpleasant. I always dreaded having to reach out to her with a question when I needed things done, I would always have to copy her boss to get a response. Her attitude and customer service towards residents in the park are terrible. It would always be days sometimes weeks that would go by before I would get a response from her. Over the years I caught her in so many lies. I understand that she is "managing the park with over 500 homes" which is the line that I heard from her over and over again. I get that but I was more than patient with her and she pushed my limit many times!! I never knew the best time to reach her because many of times the office would be closed early or she would be out on her 5th smoke break of the morning/ afternoon. I swear she made her own hours. I wonder if she would be doing the same if her boss was in this state?When I was getting my home ready to sell she made the entire experience very unpleasant and difficult and WAS NOT at all easy to work with. I could go on and on but I would this review would be pages long which is very sad for the amount of money that residents pay to live in the community. The park manager, lot rent increases and fees were a couple of the reasons that I decided to move and sell.The many issues that continue to arise within the community are the following: the mail room is always dirty and needs to be deep cleaned and repaired, the trash/ recycling room is always full and overflowing with garbage, and many of the roads are in need of repair. Hometown America really needs to investigate and look into park management and listen to residents valid concerns on many safety repairs etc.Thank You
Application process is awful. I was in the process of buying the home, and got stuck. They kept demanding documents, then change the rules. HOA fee is $576/mo.The last requirement was that I had $152,000 readily available! I got put through hell only to have the requirements changed at every step.Amazingly, this chaos was orchestrated by an "office assistant "!One of the parts of the process required that I waive a one-year lease.So much for a peaceful, secure retirement.Also looks like a trap. I haven't been able to get my $10,000 deposit returned, yet!
Beware if you want to rent clubhouse for party etc.!!!They will say you left lights on, left it dirty or anything else they can say to keep your deposit check!! Which is now over $200!It has been done to me and many others in this park!!I advise taking many pics/video before and after you use it if you choose to!!!Not to mention the complete disrespect from the women in the office!! Absolutely disgraceful!!! You have been warned!
