Living in a mobile home park in Connecticut provides a distinct alternative to traditional suburban neighborhoods. At Woodland Mobile Homes Park, the focus is on providing a stable environment where residents can enjoy the benefits of their own space without the high costs often associated with single-family stick-built homes in the Waterford area. This community has been a fixture of the local landscape for years, acting as a vital housing resource for the region. Whether you are a first-time homebuyer looking for an entry point into the market or someone looking to downsize during retirement, understanding the nuances of this specific park is essential for making an informed decision about your next move.
Location and accessibility are two of the strongest selling points for Woodland Mobile Homes Park. Situated at 85 Boston Post Rd, Waterford, CT 06385, the park is positioned on one of the most vital thoroughfares in the region. Boston Post Road, also known as Route 1, provides residents with direct access to a wide variety of local amenities, shopping centers, and essential services. The park’s location ensures that residents are never more than a few minutes away from the conveniences of modern life, while still maintaining a sense of being tucked away in a residential pocket of town.
The accessibility of the park is further enhanced by its proximity to major transportation routes. Being in Waterford means residents are close to the I-95 corridor, making travel to nearby cities like New London, Groton, and even further destinations like New Haven or Providence relatively straightforward. For those who rely on local transit or frequent trips to the grocery store, pharmacy, or medical facilities, the central location on the Post Road is a significant advantage. The surrounding area of Waterford is known for its beautiful coastline and parks, offering residents plenty of opportunities for outdoor recreation just a short drive from their front door.

Choosing a place to live is a significant decision, and Woodland Mobile Homes Park offers several reasons why it might be the right fit for your lifestyle. One of the primary factors worth choosing this park is the sheer convenience of its location. In a state where housing costs can be quite high, finding a well-located community on the Boston Post Road provides an affordable way to remain in a desirable town like Waterford. The proximity to local shopping at the Crystal Mall area and the various plazas along Route 1 cannot be overstated.
Furthermore, the park is a notable choice for those who value a permanent residence over a temporary rental. Because many of the homes here are occupied by long-term residents, including many elderly individuals, the community tends to be quieter and more predictable than an apartment complex. This sense of permanence allows residents to truly feel at home and invest in their individual living spaces. For many, the ability to own their own home while leasing the land provides the perfect balance of independence and community support.
However, prospective residents should be aware of certain local feedback regarding the infrastructure of the park. Some residents and visitors have noted that the internal roads within the park require significant attention. There have been reports of large potholes and "craters" that can be difficult for smaller vehicles to navigate. While the town and management occasionally fill these with dirt and rock, local sentiment suggests that weather conditions can wash these materials away, leading to ongoing road maintenance challenges. For many residents, the trade-off for the excellent location and affordable housing is the need to be cautious while driving through the park's private roads.
Ultimately, Woodland Mobile Homes Park represents a classic Connecticut mobile home community. It serves as a practical solution for those looking for a localized, accessible, and friendly place to call home in Waterford. By choosing this park, you are placing yourself at the center of the New London County region, with easy access to the shoreline, shopping, and major highways, all while enjoying the specific benefits of a manufactured home lifestyle. If you are looking for a community where you can settle down and be part of a long-standing local neighborhood, Woodland is a location that deserves a closer look.
Before making a final move, it is always a good idea to drive through the community at different times of the day to get a feel for the traffic and the atmosphere. Engaging with current neighbors can also provide valuable insight into the day-to-day experience of living at 85 Boston Post Road. With its blend of dealer services and residential leasing, Woodland Mobile Homes Park remains a cornerstone of the Waterford housing market.

Horrible horrible road! Pot holes just keep getting bigger every year. They get filled with dirt and rock that get washed away and eat at the hole making it worse that before. The town needs to take better care of these roads or they may have a lawsuit on their hands one day soon. These are permanent mobile homes where people reside, mostly elderly people.
Omg , what does he do with the money he collects from all his tenents? The road is awful, thought my car was going to be swallowed by the Craters, no longer potholes, your forced to drive thru.
The roads are absolutely awful. I feel so bad for the residents. I can't imagine the nightmare come time winter.
Edit:I liked it when I first moved in, but it's gotten noisy.I don't hate it, better than living in an apartment.
Nice mobile park but no dogs not sure about cats.
