Worsham Mobile Home Park Introduce
For those seeking an alternative to high-density apartment living in the heart of Virginia, Worsham Mobile Home Park offers a unique residential solution. Established in the early 1950s, this community has a rich history tied to the post-war housing boom in the Richmond area. Founded by local builder William Leslie Worsham, the park was envisioned as a beautiful and affordable community for families. Today, it remains a family-owned and operated establishment, maintaining a presence on the south side of Richmond and providing a stable environment for residents who own their own manufactured homes.
The philosophy behind Worsham Mobile Home Park centers on providing a permanent and stable neighborhood rather than a transient stop. Unlike RV parks or campgrounds, this facility is dedicated to long-term residency. The park’s management emphasizes a quiet and orderly atmosphere, which is achieved through a comprehensive application process and strict adherence to community standards. For many local Virginians, the draw of a manufactured home community like Worsham is the ability to enjoy the benefits of homeownership—such as personal outdoor space and lower property taxes—while remaining close to the economic and cultural hubs of the city.
Location and accessibility are among the most practical advantages of Worsham Mobile Home Park. Situated at 5315 Hull Street Rd N, Richmond, VA 23224, the park is located in a bustling corridor that has transformed significantly since the park's inception. Once considered a rural outpost, this area of Hull Street is now a major artery that connects residents directly to downtown Richmond. The park features a wheelchair-accessible entrance and a wheelchair-accessible parking lot, ensuring that the community is inclusive and easy to navigate for all residents and their guests.
For those who rely on public transportation, the park is conveniently located on the city bus line, making it easy to commute to various parts of the Greater Richmond area without the need for a personal vehicle. Additionally, the location is highly convenient for those seeking proximity to essential services. Grocery stores are within walking distance, and major medical facilities—including the McGuire Veterans Hospital and CJW Medical Center—are located within a five-mile radius. This level of accessibility makes it a strategic choice for seniors on fixed incomes or working professionals who want to minimize their daily commute.
- Lot leasing services for personally owned manufactured and mobile homes.
- Dedicated on-site management available three days a week (Monday, Wednesday, and Friday) to assist with resident needs.
- Comprehensive trash pick-up services included in the monthly lot rental fee.
- Maintenance of common areas, including professional mowing and landscaping of park grounds.
- Supply of locked mailboxes in a covered and well-lit location for resident security.
- A community neighborhood watch program supported and encouraged by the office staff.
- Bilingual support with a Spanish-speaking interpreter available to foster clear communication among all residents.
- Strict enforcement of community rules and regulations to ensure a safe and predictable environment.
The features and highlights of Worsham Mobile Home Park reflect its identity as a established residential enclave. One of the standout features is the legacy of the park’s design; originally laid out with underground electrical lines to ensure unobstructed views, the park retains a more open feel than many modern developments. Residents take pride in their individual lots, many of which are adorned with mature trees and shrubs planted decades ago to enhance the natural beauty of the space. Because the park does not allow rentals or RVs, the community remains stable and focused on long-term homeownership.
- A family-owned legacy spanning over 50 years, providing a sense of historical continuity and stability.
- Gated community elements designed to prioritize the security and privacy of the neighborhood.
- Permission for residents to add storage sheds to their lots, allowing for extra utility and space.
- A pet-friendly policy that permits small pets, recognizing the importance of animal companions in family life.
- Individual concrete slab "patios" and clothesline provisions at many lots, a nod to the park's traditional roots.
- Professional screening of all applicants, including criminal and credit background checks, to maintain high community standards.
- Proximity to major Richmond landmarks and military bases, including Fort Gregg-Adams.

What is worth choosing when looking for a home in Richmond? Worsham Mobile Home Park is worth choosing for those who prioritize the stability of a strictly homeowner-occupied community. In a rental market that can often feel volatile, the Manufactured Home Lot Rental Act and the Virginia Residential Landlord and Tenant Act govern the leases here, providing residents with clear rights and protections. Choosing this park means joining a neighborhood where people are invested in their property and where rules are enforced to protect the long-term value and peace of the community.
Furthermore, the cost-benefit analysis of living in a manufactured home community is significant. By leasing the land rather than purchasing it, residents can significantly reduce their initial investment and monthly property taxes. This makes Worsham an excellent choice for those starting their homeownership journey or those looking to downsize into a more manageable lifestyle. While some visitors have noted a desire for increased lighting in recent years, the management continues to work with the neighborhood watch and residents to ensure that the standards of safety and cleanliness established by the Worsham family over half a century ago are upheld. For a local user seeking affordability without sacrificing city convenience, Worsham Mobile Home Park remains a steadfast option in the Richmond landscape.
