Big O Introduce

Big O Mobile Home Park, nestled in the scenic hills of Macungie, Pennsylvania, offers a unique blend of rural tranquility and suburban convenience. Named after its founders, the Opperman family, this community has remained a family-owned and operated establishment since its inception. This personal touch is evident in the park's well-maintained grounds and the quiet, respectful atmosphere that defines the neighborhood. For those looking for an affordable housing alternative in the highly desirable Lehigh Valley region, Big O provides a stable and clean environment that prioritizes the peace and privacy of its residents.

The community is particularly favored by long-time residents and seniors who appreciate the "out of the way" feel that the location provides. Unlike larger, corporate-owned parks, Big O Mobile Home Park maintains a focused, traditional approach to land-lease living. The property is characterized by its generous yard spaces and homes that are often situated parallel to the street, giving the entire neighborhood an open and airy aesthetic. For Pennsylvania residents seeking a place where the air is fresh and the noise of the city is a distant memory, this Macungie enclave represents a premier choice for manufactured home living.

Location and accessibility are major highlights for Big O Mobile Home Park. Situated at 7479 Mountain Road, the park enjoys a "best of both worlds" position. It is tucked away in a peaceful country setting, yet it is only a five-minute drive from the hearts of downtown Macungie and Alburtis. This proximity ensures that residents are never far from essential services, including local grocery stores, pharmacies, and cozy community diners. The park is also ideally located for professionals working in the region’s industrial hubs; the massive logistics and manufacturing centers in Breinigsville and Fogelsville, including the Mack Trucks facility, are all reachable within a ten-to-fifteen-minute commute.

The accessibility for families is further enhanced by the park's location within the prestigious East Penn School District. This allows students residing in the community to attend some of the top-rated schools in the Lehigh Valley, including Emmaus High School. For outdoor enthusiasts, the park is just a short drive from Bear Creek Mountain Resort and several municipal parks, providing year-round opportunities for skiing, hiking, and recreation. The physical layout of the park on Mountain Road is easy to navigate, with clear signage and paved roads that accommodate both personal vehicles and the delivery of new manufactured home units.

Big O Mobile Home Park provides a suite of essential services that simplify the responsibilities of its residents. The management takes pride in maintaining a clean and functional environment, ensuring that the infrastructure supports a high quality of life. By bundling many utility costs into the monthly lot rent, the community offers a predictable and budget-friendly living experience. The services provided to the residents include:

  • Regular maintenance of community roadways, including prompt snow plowing during the winter months to ensure resident safety.
  • Reliable trash collection and recycling services to keep the neighborhood tidy.
  • Provision of public water and sewer services, which are managed and maintained by the park administration.
  • Professional on-site oversight by the Opperman family management team to address community needs and rule enforcement.
  • Landscaping of common areas and perimeter green spaces to preserve the park's scenic beauty.
  • Emergency contact availability for critical infrastructure issues within the park grounds.

The features and highlights of Big O reflect its commitment to a quiet, traditional lifestyle. The park has strictly enforced community rules that are designed to maintain a high standard of living and ensure that the neighborhood remains a sanctuary for its inhabitants. While the management style is firm regarding deadlines and site maintenance, the result is a neighborhood that consistently looks its best. Key features of the community include:

  • Large, well-defined residential lots that offer more outdoor space than many competing parks in the area.
  • Paved driveways for the majority of home sites, providing secure and convenient off-street parking.
  • A "cats-only" pet policy (inside cats permitted), which contributes to a significantly quieter environment free from barking.
  • Parallel-to-street home placement on many lots, enhancing the curb appeal and openness of the community.
  • A very quiet and calm atmosphere with minimal noise pollution from local traffic or industrial activity.
  • Beautiful views of the surrounding mountains and rolling Pennsylvania countryside.
  • Proximity to local landmarks such as the Macungie Memorial Park and its famous car shows and festivals.

What is worth choosing at Big O Mobile Home Park? The primary reason to choose this community is the peace of mind that comes with living in a quiet, strictly managed environment. For many seniors and individuals who value tranquility, the "no dogs" and "no motorcycles" rules are actually viewed as significant benefits, as they ensure a level of silence that is rare in modern residential parks. Choosing Big O means choosing a location that is "very out of the way" yet incredibly close to the economic engines of the Lehigh Valley. It is worth choosing for the stability of its family-owned management and the beauty of its mountain-side setting.

Furthermore, the park’s inclusion in the East Penn School District makes it a valuable choice for families who want to invest in their children's education without the high cost of traditional real estate. While the management sets high expectations for home maintenance and lot cleanliness, this ultimately protects the investment of every homeowner in the park. Writing this on 11/28/22. Was interested in a home and went to apply to the park. Not only do they not allow dogs but no motorcycles and more importantly NO FIREARMS. They will deny you or try to evict you since those are the many rules of the park that you sign saying you agree to. How do you deny someone their 2nd ammendment right??? To protect themselves and or family. What if it was a law enforcement officer? Are they not allowed to protect themselves in their own home? I get it you lease the land to people but come on we are in the year 2022. Things are not what they were 20 years ago. Carrying a gun for self defense is a necessity these days. Get with the times.

The place is nice don't get me wrong very quite very out the way. But you have to meet their deadlines their way or the highway. Someone who was just getting on their feet they expected you to shovel out all this money to fix problems that the last person left. I got hit bad by covid and for awhile was struggling finally just getting back on my feet they hit me with fixing this fixing that within their deadlines instead of calling and saying hey you plan on working on this anytime or working with you. The son who manages the lands seems high on himself. If your just starting out in this world don't come here. Save yourself a huge headache. Oh they don't allow dogs for whatever reason.
