Cedarville Woods Manufactured Home Community Introduce
Cedarville Woods Manufactured Home Community, formerly known as Cedarville Park or Cedarville Crossing, is an established residential neighborhood located in the scenic Brandywine area of Prince George's County, Maryland. Managed by RHP Properties, one of the nation’s largest operators of manufactured home communities, this neighborhood offers a unique blend of semi-rural tranquility and urban accessibility. The community is situated on over 125 acres of lush, wooded landscape, providing residents with a peaceful retreat from the busier metropolitan centers while maintaining proximity to essential services and major employment hubs in the Washington, D.C. and Annapolis regions.
The community has undergone significant transitions in recent years, including a change in management and a shift in its resident profile. Traditionally known as a senior-active community for those aged 55 and older, recent updates from the management office indicate that Cedarville Woods is now an "all-ages" community, making it an accessible option for families, young professionals, and retirees alike. This shift has opened the door for a wider demographic of Marylanders to enjoy the benefits of manufactured home ownership, which often provides more space and privacy than traditional apartment living at a more competitive price point.
Location and accessibility are among the primary reasons residents choose Cedarville Woods. Situated at 10505 Cedarville Rd, Brandywine, MD 20613, the community sits in a strategic pocket of Southern Maryland. Residents enjoy a "best of both worlds" scenario: the immediate surroundings are characterized by quiet streets and proximity to the 3,500-acre Cedarville State Forest, yet the community is only about 20 miles from the heart of Washington, D.C. For those who commute or travel frequently, the location offers straightforward access to Route 301 and Route 5, connecting residents to the Capital Beltway, National Harbor, and the Old Town Alexandria waterfront.
Local amenities are plentiful within a short drive of the community entrance. The Brandywine area has seen significant commercial growth, providing residents with easy access to major retailers like Costco, Walmart, and The Home Depot. Dining options are also diverse, ranging from well-known chains to local favorites like Carolina Kitchen. For families, the community is served by the Prince George's County Public Schools district, including Brandywine Elementary and Gwynn Park Middle and High Schools, further cementing its status as a practical choice for those with school-aged children.

The features and highlights of Cedarville Woods focus on fostering a comfortable and active lifestyle for its residents. The community is designed with a layout that prioritizes quiet residential blocks and minimizes through-traffic. At the heart of the community is the clubhouse, which serves as a gathering spot for neighbors and a venue for planned community events. For families moving into the neighborhood, the "tot lot" and playground area provide a safe space for outdoor recreation. The homes themselves often feature modern amenities such as vaulted ceilings, open-concept floor plans, and private decks or porches that allow residents to enjoy the wooded scenery.
- Spacious community clubhouse available for resident gatherings and social activities.

What is worth choosing about Cedarville Woods is the opportunity for homeownership in a region where housing costs are notoriously high. For many Marylanders, choosing a manufactured home community like Cedarville Woods means being able to afford a detached home with a private yard and no shared walls, often for significantly less than the cost of a local townhouse or apartment. The recent shift to an all-ages community makes it a particularly strong candidate for first-time buyers who want to build equity while remaining close to the city. Additionally, the quiet, semi-rural setting near the state forest provides a quality of life that is increasingly hard to find so close to the D.C. metro area.
Furthermore, the oversight of a national management company like RHP Properties brings a level of professional structure to the community. While the park is currently seeing ongoing updates and expansions, the commitment to maintaining an "active living" environment remains clear. Whether you are looking for a starter home, a place to raise a family, or a manageable space for your retirement years, Cedarville Woods offers a practical and scenic solution that captures the spirit of Southern Maryland living.

But the only thing they have done is change the name of the place to cedarville crossing.and still waiting to see the upgrades they said in a letter. Nothing has been done at all. The park is under new management called rhp properties. Check them out first. Now they are going to make the residents pay for their trees to be cut down and I heard from neighbors that they are going to make the community for family's not a senior citizen community anymore like it has been. They have changed the name again to CEDARVILLE WOODS WITH THE SIGN THAT SAYS IT'S A SEINOR ACTIVE COMMUNITY. THE TREE IS STILL HERE. THEY HAVE NOT DONE ANYTHING TO IT in March of 2024. THEY KNOW THAT THE TREE IS ROTTING AND MY CAR IS GETTING DAMAGE FROM FALLING BRANCHES NOW. The tree service Frazier tree was on our street cutting down trees for the new homes that are too long for the lot. But they did raise the lot rent again. Went to the office today, But I did hear them on the phone, and the community is open to all ages now. So much for a senior community. They offer nothing, and they do nothing for the residents. They changed the sign again. The new one on the right.
Seems like a fairly new community. I stopped by the sales office to inquire and am seriously considering buying. There is a 6 month waiting list. It is a very nice off the main path community.
The scenery and the closeness of nature make this neighborhood a decent place to live. But, expect to be treated indifferently by the neighborhood association for seemingly no reason. I submitted plans to install a simple overhang for my front door, and after 4 years and multiple times of asking whether my plans had been approved or not, they still had no answer from the owner. My experiences are very similar to many of my neighbors, so it's not just myself that has had issues with the neighborhood association.
Moved here in February 2017, got a good deal on a trailer that a older couple was selling. Couldn’t pass it up. Little did we know the hell we’d deal with over time. The “maintenance guys” who care for the community pretty much do nothing at all but cut grass and take care of their own people. They try and charge $25 per vehicle at your residence to even be allowed in. Which is absurd. Most of the vehicles don’t even have that sticker but get away with it depending on if they are buddies with the office/owners. They have certain people who live here who spy on others and run and tell them anything they see happening. There’s a rule on pets that one single animal can’t weigh over 25 or if you own multiple they can’t combine weigh over 35. They gave us hell when we tried Fall 2018 to adopt our dog. Complaining about how big they thought the dog would be or other random bs yet there’s select people in here that get away with owning 50-70 pound retrievers and other dogs. Again all depends on if you are buddy buddy with the owners. if you value privacy, being treated like you’re a human being or value being treated with respect and getting good service from your “landlords” or whatever you wanna call them, DO NOT EVER MOVE HERE. They care about themselves only or the friends they have that live in here. If you’re not in that little circle, expect to have your rights as a homeowner here violated regularly, have old nosey people tattle on you, and to feel like an outsider.
Great community, friendly resident's, quiet and serene.
