Southeast Mobile Estates Introduce

Southeast Mobile Estates is an established manufactured home community located in the heart of Temple Hills, Maryland. Spread across 33 lush acres of rolling Maryland landscape, this neighborhood offers a unique blend of suburban tranquility and metropolitan convenience. As an all-age community, it serves as a residential hub for a diverse range of inhabitants, from young professionals and growing families to active retirees seeking a manageable lifestyle. The property is known for its mature tree-lined streets and spacious layouts, providing a sense of openness that is often hard to find in the densely populated Washington-Baltimore corridor.

For many Marylanders, the appeal of Southeast Mobile Estates lies in its commitment to affordable living without sacrificing the benefits of a traditional neighborhood. The community consists of approximately 123 home sites, accommodating both single-wide and double-wide manufactured homes. This structure allows residents to enjoy the privacy of a stand-alone dwelling—complete with its own yard and driveway—at a price point that is significantly more accessible than traditional stick-built homes in Prince George's County. Living here offers a retreat-style atmosphere where mature groves of trees provide a natural canopy, creating a quiet environment for those who work in the nearby bustling cities.

Location and Accessibility

Conveniently situated at 8601 Temple Hill Road in Temple Hills, Maryland (ZIP 20748), Southeast Mobile Estates boasts a prime location for commuters and local explorers alike. The community is positioned just across the Potomac River from Washington D.C., making it a strategic home base for those employed in the nation’s capital. Additionally, it is roughly 40 miles south of Baltimore, allowing for easy weekend trips to the Inner Harbor or Northern Maryland attractions.

Accessibility is a core feature of the estate's geography. The property sits near the intersection of State Route 495 (the Capital Beltway), providing rapid access to the entire metropolitan infrastructure. For local transit, the community is close to several major thoroughfares, including Route 5, which simplifies travel to National Harbor and Andrews Air Force Base. Within the park itself, the management has ensured that the facilities are inclusive, offering wheelchair-accessible parking lots to accommodate residents and visitors with mobility needs. Paved driveways and sidewalks throughout the neighborhood further enhance the ease of movement for all residents.

Services Offered

Southeast Mobile Estates provides a range of essential services designed to support a stable and comfortable living environment. As a professional land-lease community, the management handles the primary infrastructure and common area maintenance, allowing residents to focus on their own homes and personal lives. The services are structured to provide the core necessities of suburban living while maintaining the affordability that the park is known for.

  • Land Leasing Services: Residents lease the land on which their manufactured homes sit, often including basic trash and sewer services within the monthly fee.
  • Professional Property Management: On-site management oversight to ensure community rules and regulations are followed and common areas are maintained.
  • Utility Connections: Each site is equipped with hookups for public water and public sewer systems, as well as access to standard electrical and heating utilities.
  • Maintenance of Common Areas: Regular upkeep of the community’s 33 acres, including the maintenance of mature trees, shared landscaping, and street lighting.
  • Application and Sales Support: An on-site office assists potential residents with the application process and provides information on available home sales within the complex.
  • Off-Street Parking Management: Provision and maintenance of private paved driveways for each home site to ensure orderly parking.

Features and Highlights

The highlights of Southeast Mobile Estates are centered around its natural beauty and its community-oriented design. Unlike many urban housing options, this park prioritizes green space and a "neighborly" vibe. The established nature of the community means that many residents are long-term owners who take significant pride in the appearance of their individual homes and the park as a whole.

  • Lush 33-Acre Setting: The community is set against a backdrop of flourishing Maryland landscapes, offering more greenery than typical residential complexes.
  • Mature Tree Canopy: Rows of older, large trees provide natural shade and aesthetic beauty throughout the neighborhood.
  • Spacious Home Sites: Designed to accommodate double-wide units of over 1,500 square feet, providing ample interior and exterior living space.
  • Pet-Friendly Environment: The park allows pets (with certain breed and size restrictions), making it a suitable choice for animal lovers.

What is Worth Choosing

Choosing Southeast Mobile Estates is a practical decision for those who value independence and financial flexibility. In a region where housing costs can be a significant burden, this community offers a path to homeownership that is often more attainable than traditional real estate. It is worth choosing for the "single-family" feel it provides; having your own walls, a private driveway, and a yard offers a level of autonomy that apartment living simply cannot match. For families, the proximity to Prince George's County Public Schools and local playgrounds adds a layer of convenience that simplifies daily life.

Furthermore, the location is a major selling point. For individuals working at Andrews Air Force Base or the various government agencies in D.C., the commute from Temple Hills is highly efficient. The community’s transition into a "Legacy Community" in recent years suggests a commitment to maintaining the property’s standards for the long term. While the rules and management have evolved over the decades, the core appeal of the park—its quiet streets, mature trees, and neighborly atmosphere—remains a constant. If you are looking for a wholesome, affordable place to call home within reach of Maryland's most prominent cities, Southeast Mobile Estates represents a solid, factual choice in the local housing market.

I recently applied at Southeast Mobile Estates due to seeing Homes For Sale flag at the main entrance. I was told I had been approved, but I haven't heard from anyone since then. I took a drive through the complex, I noticed there aren't any homes for sale. I believe Southeast Mobile Estates is taking people's $40.00 application fee. Please ignore the Home For Sale flag.

I grew up in this neighborhood. It was once a peaceful place to live. There were kids playing outside all day long until the street lights came on. The American Flag USED to have a working light at night when it was flying 24/7. Now, the light hasn't been FIXED in several years. The rules and regulations have definitely changed for the worst! I miss the trailer I grew up in, but I don't miss living in the trailer park. The new owners are the pits and don't know how to run the place properly. Mr. and Mrs. Ledford should have kept the business in the family. At least they knew how to run it better. They would NEVER tell you to get rid of your pets or be evicted! The price of living there is utterly ridiculous! Pretty soon, no one would want to live there anymore and I wouldn't blame them!

I was going to ride through to community to see if any of the mobile homes were for sale but when I saw the very first mobile home at the entrance that has been neglected and is such an eyesore, I changed my mind. This mobile home community use to be the cleanest I ever seen, and now I am so surprise to see the neglected mobile at the very entrance. What's going on?
