Cherry Hill Mobile Home Park Introduce

For residents of Southern New Jersey seeking a balance between the convenience of a bustling metropolitan suburb and the affordability of a managed community, Cherry Hill Mobile Home Park stands as a long-standing fixture in the local landscape. Situated in the Golden Triangle section of Cherry Hill Township, this land-lease community offers a unique residential model where individuals own their manufactured homes while leasing the land beneath them. This approach allows local New Jerseyans to achieve the dream of homeownership at a significantly lower price point than traditional real estate in the area, all while remaining within minutes of some of the region's best shopping, dining, and transit options.

As an all-ages community, Cherry Hill Mobile Home Park attracts a diverse demographic, ranging from young professionals and families to active retirees. The park is characterized by its owner-occupied policy, which fosters a greater sense of pride in the neighborhood as residents are directly invested in the upkeep and value of their properties. In a township known for its high property values and prestige, this community provides a vital alternative for those who wish to stay in the heart of Camden County without the financial strain of high property taxes and traditional mortgage costs. The atmosphere is one of a quiet residential enclave, where mature trees and individual garden plots give the streets a classic suburban feel.

The community is located at 1405 Farrell Ave, Cherry Hill Township, NJ 08002, placing it in one of the most strategically advantageous locations in South Jersey. Residents have nearly immediate access to Route 70 and Route 38, providing seamless connections to the Ben Franklin and Walt Whitman bridges into Philadelphia. For those who prefer public transit, the park is located near several major bus routes and is just a short drive from the Cherry Hill NJ Transit station, making it a prime choice for commuters. The surrounding Golden Triangle area is a shopper's paradise, home to destinations like Wegmans, Home Depot, and the Cherry Hill Mall, all of which are accessible within minutes.

Accessibility is a cornerstone of the park’s design. The community features a flat, navigable terrain with well-maintained private roads that allow for easy movement throughout the site. The park is adjacent to the scenic Cooper River Park and Greenwald Park, offering residents direct access to miles of paved walking and biking trails. Within the community itself, parking is handled through a combination of private driveways for individual units and a central parking lot maintained by the park management. While the community is located in a high-traffic region, its position off Farrell Avenue provides a buffer from the main thoroughfares, maintaining a more tranquil environment for its residents.

  • Land-lease services where monthly fees cover essential costs including water, sewer, and property taxes for the land.
  • Dedicated weekly trash and recycling collection services provided through the Cherry Hill Township municipal system.
  • Maintenance of all private roads within the park, including regular paving and pothole repair.
  • Seasonal snow removal and plowing services for the community’s streets and common parking areas to ensure winter safety.
  • On-site management and administrative support for potential buyers and current homeowners.
  • Maintenance of night lighting and common area illumination to help residents navigate the neighborhood after dark.
  • CCMUA (Camden County Municipal Utilities Authority) fees included in the monthly rent package for streamlined billing.

One of the standout features of Cherry Hill Mobile Home Park is the quality of the individual lots and the homes they accommodate. The park is home to a mix of classic manufactured homes and brand-new, energy-efficient units. Many of the newer models feature modern upgrades such as open floor plans, walk-in showers, and stainless steel appliances. Because the park is a land-lease community, residents benefit from a controlled rent environment that helps maintain long-term financial stability. The proximity to nature is also a significant highlight, as the park’s boundaries are just a short walk from the Cooper River waterfront.

  • Owner-occupied only policy, ensuring that the community is comprised of residents who are committed to the neighborhood.
  • Access to premium shopping and dining at the nearby Garden State Discovery Museum and the Cherry Hill Mall complex.
  • Proximity to Cooper River Park, offering recreational opportunities such as rowing, fishing, and community festivals.
  • Availability of custom home ordering, allowing new residents to install personalized units on available open lots.
  • Dog-friendly environment where leashed pets are welcome, benefiting from the nearby trails and green spaces.
  • Well-kept common areas and sidewalks that encourage walking and social interaction among neighbors.
  • A secure, residential feel with street-level lighting and a dedicated neighborhood atmosphere.

Prospective residents must undergo an application and approval process through the park management before purchasing a home in the community. This process typically includes a review of credit scores, income verification, and background checks to ensure the continued stability of the park. For information regarding current home listings or to discuss lot availability, the management office can be reached during standard business hours.

What makes Cherry Hill Mobile Home Park worth choosing is its unparalleled combination of location and value. In the competitive New Jersey housing market, finding a clean, safe, and well-managed community that offers such proximity to Philadelphia and major retail hubs is rare. The park provides a "lock-and-leave" lifestyle for those who want to spend their time enjoying the local parks and culture rather than worrying about extensive property maintenance. For the local resident, it represents a way to live in one of the state's most desirable townships at a fraction of the cost of a traditional single-family home.

The sense of community is another deciding factor. Because the park is owner-occupied and serves all ages, it creates a stable environment where neighbors look out for one another. The management’s commitment to providing essential services like taxes, water, and sewer in a single monthly fee simplifies life for many residents, particularly seniors on a fixed income or young couples starting their journey in homeownership. Choosing this park means choosing a lifestyle of convenience, community, and fiscal responsibility in the heart of South Jersey. Whether you are looking to downsize or simply want to be closer to the action, Cherry Hill Mobile Home Park provides a practical and pleasant place to call home.

Although I think it's ok the lot fee is good for today. They lack proper lighting on the many streets I have a few people I know that live there and say security is a issue. Hopefully it's addressed soon as many older people live their that would like it done asap . Management is nice to talk with but should implement safer ways to cut the RIF RAF that walk around at times!!

It's in a convenient park related area, walking to Cooper River...nice rustic walking on one side off Grove Street. The neighborhood is mostly peaceful and good helpful neighbors. It's like a family or village type mentality😊. The owners are very nice but adhere to all rules and this is good. Very pleasant to converse with. Shopping and all types of stores are conveniently located.e.g. Wegmans Shopping center with slew of stores! A wonderful Italian restaurant Lambert's is also within easy walking distance.you will not be disappointed ✌️🌈😁
