When choosing a place to live, many residents find that Fox Meadow MHP offers a unique opportunity to own a home at a fraction of the cost of traditional site-built houses. The park's location in Fulton makes it a viable option for those who want to remain in the heart of Oswego County. For many, the choice to live here is driven by the desire for a simplified lifestyle where the responsibilities of land maintenance are shared with park management, allowing residents more time to enjoy the local surroundings.
However, prospective residents should be aware of the experiences shared by current members of the community to make a fully informed decision. Some residents have noted challenges regarding the park's infrastructure, specifically concerning the water system. Reports from long-term tenants have highlighted issues such as unscheduled water shut-offs and concerns over water clarity and lead content as indicated in periodic safety reports. These factors are important to consider, especially for those who prioritize consistent utility performance and water quality.
Additionally, feedback from the community suggests that the park has seen annual increases in lot rent. While management attributes these increases to ongoing improvements, some residents have expressed a desire for more visible upgrades to common areas and utility systems, such as the waste disposal dumpsters which can become crowded due to the increasing number of homes. For someone looking to move into Fox Meadow MHP, it is worth weighing the benefits of the affordable entry price and the pleasant location against these reported operational hurdles.
Ultimately, choosing Fox Meadow MHP means joining a community that is very much in a state of transition, with new homes being added to an established landscape. By conducting a thorough walk-through and speaking with neighbors, potential residents can get a true sense of whether this park aligns with their personal needs and expectations for a home in Upstate New York.
As with any real estate decision in the New York region, staying informed about the local environment and the specific management practices of a community is the best way to ensure long-term satisfaction. Fox Meadow MHP remains a prominent fixture in the local housing market, providing a necessary service for many in the community who are looking for a place to call their own.

Been here the better part of 10 years. They constantly turn off the water at any given time sometimes for hours with zero warning. Also they put out water reports every so often, well another one came out today (6-10-25) and just like in the past there is lead in the water. They refuse to do anything about it. They are selling new mobile homes in here for for 60k with brown, lead filled water which by the way the water is so brown at times, if you wash your clothes unknowingly while the brown water is in the lines it literally stains your clothes to the point they have to be thrown out. I have thrown out hundreds of dollars in clothes. Lot rent also goes up every year with zero improvements to the water system .Do not move here. I will be contacting the state to see what if anything can be done.Ps do they even proof read these reports ?
They tell people when they move in the water is safe to drink, yet apparently they found lead in the water and have not told residents. (They used to give out water reports and haven't in quite some time - coincidence ? I think not). They turn the water off randomly with no warnings, sometimes for the whole day. They pick and choose who has to follow the rules and will tell you to mind your own business if you bring it up to them. They continuously add more trailers and people in here but have no yet once in 5+ years gotten bigger or more dumpsters, which are ALWAYS overflowing with signs not to leave garbage when they are full. So what should people do with it then?? Every year lot rent is raised on the claim they are making improvements to the park... What improvements?? I have yet to see a single one
My mother in law just moved here, and it seems like a very nice park. Her brand new trailer was fairly priced and is beautiful. She is happy, so I am happy 😁
Just visiting
